Eris brewery project wins City Council approval; neighboring church voices some concerns

Eris brewery project is moving forward after City Council approves zoning change -- but not before series of letters from alderman, attorney for group of residents and neighboring church are issued. The $5 million brewery and restaurant will be located inside former Masonic temple, 4240 W. Irving Park Road. Last year state liquor law was amended to accommodate project, but church now voices some concerns. Local community association supports project.

Update given on Gladstone Plaza; urgent care facility to open; AT&T, Supercuts also interested

About 35 people attended a March 31 community meeting hosted by Ald. Arena on a zoning change for Gladstone Plaza at NW Hwy and Foster. Plans call for the elimination of the drive-through lane for the former Popeye's Chicken there and for 10 additional parking spaces. A medical urgent care facility, Immediate MD, is set to open there this spring, and Potbelly and AT & T have expressed interest in the former Popeye's building but the phone company is "most likely" to get that space, according to a project official. Supercuts also is interested in the main building in the center. http://nadignewspapers.com/2015/03/25/gladstone-plaza-meeting-set/

Imagine standing in your back yard and you look up, and 48 windows are looking back at you

Imagine standing in your back yard and you look up, and 48 windows are looking back at you from the 48 unit apartment building at the end of you block. How will you feel laying out to get some sun, or your kids playing in the splash pool? Never going to happen on your block, maybe not, but would you wish that on anybody? John Arena loves density, and if there is an empty lot or tired old commercial building, a closed church nearby, you are extremely vulnerable. Our old alderman's "spot zoning" was bad enough, but Arena is bad up-zoning on steroids. Before you vote, ask yourself, COULD YOU BE NEXT?

Fred I have been non-union and am now union. Sometimes I get stuck going to a non-union jobs. The difference is night and day. The last big non-union job I had to work on was junk. Two weeks prior someone died due to improper safety requirements. The workmanship was the worst I have ever seen, and the jobsite was a disaster. It was very similar when I worked non-union. Build it cheap, pocket what they could at the expense of labor and quality. Everyone seems to want to blame unions without truly understanding the good that is created by having them around. A few misguided people ruin it for the rest of us.

The last big union job was downtown. Northwestern memorial hospital. Zero injuries, zero deaths. Organized jobsite, large safety team and a building that will last longer than I will be alive. We build what we are required to build. You want cheap? We can do that. Although, we suggest you don't.

Btw unions built many buildings downtown you enjoy to this day.

A Trojan Horse Comes to Jefferson Park

While 45th Ward Alderman promises his "Pedestrian Street" designation will limit curb cuts and prevent strip malls, he doesn't clearly define what the trade-off is with such a legal designation as "Pedestrian Street". The trade-off could include efficiency apartments of less than 200 square feet, and with greatly reduced parking requirements that come with the "Pedestrian Street" designation.

The proposed Special Service Area would provide enhanced services to the business community, including stepped up efforts to recruit more stores to the area. Their comments are included in the following story on a business forum held last month before the Feb. 24 election, whose results sparked the upcoming runoff election on April 7. Properties within the SSA boundaries, which have not been finalized, would be subject to the new property tax. JeffParkJohn - you are correct and I stand corrected. 7 units per lot is not typical of development in Jefferson Park, although it is something that is seen in the lakefront neighborhoods and even as far northwest as Logan Square. Given the right architectural detailing, landscape setbacks and parking requirements, I would entertain the possibility of 7 units per lot or up to 49 units on Long/Argyle. I think the level of infrastructure in place can support that level of density. Also with the right landscaping buffers and architecture, you can blend a building like that into a neighborhood at this location. Now if one of these buildings popped up two blocks east down Argyle, for example - that's another thing.

As PAC mentioned, the TOD ordinance is really designed for up to two blocks away as a typical city block is 600 feet. So density bonuses and parking ratio relief really only is applied to developments within one block of transit stations not the entire neighborhood. And really, there just isn't a market to support higher zoning in 95% of the ward. But land is always more valuable and desirable near transit, which is why I support increased density there.
