Studio in Lakeview East - May 1

I have a studio for rent starting May 1, lease is for 11 months.

It is located in Lakeview East at Melrose and Sheridan and goes for $785 a month and that includes gas, heat, and water, you are only responsible for electric which is normally $20 a month tops, last month I paid under $12. Studio is pretty big and has a ceiling fan, 2 windows in the main room and 1 window in the bathroom, shared laundry in the basement, bike storage room, and a rooftop. I currently have a full size bed, full size couch, entertainment center and a side table, kitchen is spacious and bathroom is good size. Building does accept cats.

Flat Roofer Recommendation Needed

Hi all,
My 3-flat was built in 2008 and unfortunately the flat roof portion has leaked in 2013, 2014, and now 2015. (I am assuming it is from the roof, but might be coming in somewhere else.) I read that they should be guaranteed for 7 years, and clearly the person our building has used the past 2 years to fix the leak is not entirely qualified for the project. Can anyone recommend a company that will diagnose, fix, and guarantee the work? Thanks much!

    I agree with Hank. The flat part of the roof should last for a long time if properly installed. Problems arise where the membrane is attached to the parapet walls - the wall that extend upwards around the perimeter of the building. You would be surprised how much water can...

Problems arise where the membrane is attached to the parapet walls - the wall that extend upwards around the perimeter of the building. You would be surprised how much water can leak into a small gap that has formed between the membrane and parapet wall. This can be dealt with in different ways. One is to use caulk to seal any holes or gaps that have formed. Another more permanent solution is to put aluminum flashing around the perimeter to cover the point where the membrane meets the parapet wall. Kind of like putting an umbrella over the seal point. The flashing should be sealed with caulk as well. Be cautious about any roofer who tells you the entire roof has to be replaced. If it is a problem with the membrane seal against the parapet wall, then you should have someone check the seal and repair it every spring.

    if it's a cinder block parapet building I'd bet my paycheck it's coming from that. I'd check that it's 100% sealed everywhere ... everywhere. caulk. a good paint that will seal the block itself. seal the caps of the parapet itself. If it's a persistent issue you can extend the membrane to the top ridge of the parapet cap. had this exact issue in a 3 flat that was newly built.

Southport/Grace Store Closing

I was strolling on Southport (Southport and Grace) and noticed signs posted on the window of A Little Bit of This-Unique Monogram Boutique. I found out they are sadly closing within two weeks. They have some major price reductions and it appears they are trying to get rid of their inventory before they close for good.

  • I'm sad to hear this. I remember when krista opened her original store on Lincoln - probably over 10 years ago. I did a lot of business there at the time and have been happy to see her success over the years.
    She is a talented, kind and attentive person. I wish her the very best.

Wrigley Noise

Is the noise coming from Wrigley field even louder tonight? Am I going crazy? I've lived on the Southport corridor for three years (Southport and Belmont) and I've never been able to hear the games until now. I'm trying to gauge what to expect...

  • Guys...they are working on the rehab...it's going to take them some time to dial everything in. I don't think it's like they just tell a guy named Ed to turn the volume down from 10 to 6....I would imagine there's some work to be done calibrating everything to get the volume and direction of speakers just right.

Of course Tunney wants to reverse this law. He's a scumbag.

To sum it up, Tunney signed a proposal that would make it nearly impossible for tenants to guarantee the return of their security deposit, even with court action. I am disgusted by him and his actions. Does he do ANYTHING that benefits his constituents?

Our neighbors complain about our TV sound. According to them it is too loud.

Are there any rules and regulations that clearly define level of sound (noise) that is appropriate in the condo apartment ? OK, HOA rules state: no loud sound after 11pm on weekend. But they ask to turn TV down at 7-8 pm.
To me our TV is not loud at all. We can don't hear it in the kitchen. TV is in living room. The distance between TV and a kitchen is about 30 feet.

  • Sid V - You don't sound like a very good neighbor. Good neighbors are considerate of one another. If my TV was bothering someone, I would would want to know so I could turn it down. Sounds to me that you don't care who you disturb. Consideration & maturity go a long way. Try it.

    I didn't ask if it was complex, I asked to check the audio settings of everything connected. What are your cable box/tv sound output options set at? You say it's not complex, but every TV and every cable box has these options, and if they're wrong you can end up in a scenario of not hearing the center channel.

The Police should have it. It was silver with a basket and locked to the sign post by 7-11.

I saw a guy using a buzz saw in broad daylight....sparks flying and all...to cut the lock off today around 3 so I called the Police. Perp hopped on the Belmont bus with your bike. An officer stopped the bus though. Last I saw was the perp and your bike on and Southport.

    So I will call the Police any time I want. I hate thieves with all my heart. And just so we are clear, I am brown skinned and I have never had problem with the Police. And yes, I have had the cops called on me cause of my skin color. I walk dogs so sometimes I am in wealthy areas. It pissed me off on the inside but it not the fault of the Police that some one considered me suspicious. Still, never had a problem with Police. I show them respect and they show me respect.

    Thanks for the update. It's an interesting case, to be sure. If you want to do the crime, you have to do the time. lol. Seriously, I was less than impressed when she started whining about being called to account for her protest. Stand proud!

    Also, I'm sure like me most folks think that the use of lipstick meant that they just had to wash it off the window. But according to the manager the restaurant had to pay to have their logo (which she defaced) replaced.

Stolen Bicycles

Someone stole our bikes around Lakewood and Barry. They were locked in the back with a Kryptonite bike cable: http://bit.ly/KryptoniteBikeCable and 2 U-locks. Someone cut the bike cable and took off with both of our bicycles. One is a black Trek hybrid and another is a maroon steel leisure bike.

    Also, I know of a house near that corner that has had at least one bike locked up all winter. It had very skinny tires with colored rims. I wonder if they lost their bike too.

What's frustrating is that our apartment is not large enough to store both bicycles in it (I know, that's a personal choice) and building management won't allow us to store anything in the basement (not that I'm sure that' any safer to tell you the truth....)

My daughter is coming home from Michigan State May 8 and is looking fora summer job. She's a great with kids/pets, super organized and responsible. She's really open to anything, she current works on Campus at the Kellogg Hotel. (She a hospitality major/ spanish Minor) Thanks for your help!
