The Next Shiny Object?

What the media is concerned about: The soda tax, the Cubs, the Bears, the Blackhawks, Trump's next bowel movement, legalized marijuana, etc.
What they should be talking about: Alderman Proco Joe Moreno threatening a Chicago citizen, unprecedented property tax increase, woman shot in Rogers Park. I also notice the Harvey Weinstein scandal has fallen from / never been on the front pages. Maybe because the media was complicit in the cover up for years?

  • You think Joe Moreno is a problem?? You truly do not know what's going on my friend. You need to scratch below the surface.

  • Alderman Moreno! How ya doin?

Stolen Packages

In just this past week I have had some packages go missing. At first I thought, well maybe they delivered to the wrong address and waited a day to see if they would turn up. Well the next day I cam home and just happen to see out of the corner of my eye a brown box with a label that looks very familiar. Low and behold there was the remains of my package with no contents inside. Along with a neighbors shredded package and missing contents as well! WTF man!!! I mean they literally opened the box up like 10ft from my door and just left the box there empty and sad.

Potential Missing Dog on Cullom??

I saw a little white dog (little bit like a Maltese mix) without a collar at Cullom and Albany, I waited around to see if the owner was lurking somewhere but no. I tried to speak to him and approach him but he was a little timid. He walked on to Cullom & Kedzie and seemed to want to get into an apartment building where I let him in. It was 4257-59. When I walked back he wasn't in the common area, so hopefully he found his owner.

If no, I'd suggest going over to that building now.

Caveman yelling at people in Horner

He started yelling at people, including a woman pushing her baby in a stroller. I called the police, told him I called the police, he started yelling at me and walked away. I was there at least 20 more minutes. Police never showed. I don't care what this man's mental status is but scaring a woman and baby in a park is inexcusable.

The reason why this guy would be back weeks later at Horner park is because you can't "lock" away people in mental institutions anymore. I have lived this nightmare with my own brother. Decades ago families could legally "commit" a mentally ill family member to either a private or state run facility if a doctor and the family deemed the person was a danger to themselves and others. A danger to themselves was living in the streets and drinking all day in the simplest cases. Not the case anymore. We don't have a way to help these people legally and there aren't enough facilities anyway. The most frustrating part is that a person who is mentally ill doesn't believe they are mentally ill. Big pharma sold a load of bung down the river with their push of psychotropic drugs-just pop a pill and you'll be fine. Well who is going to make sure the mentally ill person takes their meds? Families. Then when the person decides that they aren't sick anymore they stop. Then they act out. Then they either get kicked out or walk out and boom, Homeless and now society's problem. Then they feel bad so-they self medicate with alcohol or streets drugs. And laws changed and the government pulled the money out. That is why the homeless problem and the addiction problem is growing in the United States.

  • Thanks for sharing what I'm sure is a night mare situation and we can only hope that the medical professions, society and us as people advance enough to truly help one another.

Aggressive energy salesman

A guy was triple ringing the doorbell last night around 7pm Monday). He asked to review my people’s gas and comed bills. I opened the door and pointed at the sign above the doorbell that clearly stated no soliciting. His response was “what does that mean?” I told him I wasn’t interested. Then he seemed to be acting as if he was offended. Then he took an incoming call and remained on the porch. I told him to leave and he did so slowly. As he exited, he left the gate open. I then instructed him to resecure the gate, and did so while giving me a hard look. Based on demeanor alone, I wouldn’t give his employer a chance.

Lost Kitten

Hi everyone - Our little grey and white kitten escaped this morning from Addison and Fremont. Kerri is about three pounds and fluffy. She is a foster kitten, so she hasn't been chipped yet. She is super friendly and loves a good cuddle, so if you see her, don't be afraid to pick her up! Please call if you find her, she's greatly missed already. Thanks so much! Randi, 916-765-5241

  • Good news, we found her! She had escaped into the stairwell and my neighbor had taken her in, then left for work. Thanks everyone for the messages. Luckily we got a happy ending!

Missing street postal boxes

This may be a rant, but it's a big concern. I walked from Waveland to Belmont (and beyond) (10 blocks) down Broadway and saw only ONE street mailbox on Patterson. No boxes all that stretch and on the side streets. To me, this is disturbing that there are no accessible street mail boxes.
Where do people mail their packages and mail? I know mail sent is down, but surely people mail bills, greeting cards, small packages. Luckily I'm near N. Marine Drive and Waveland where there's a mailbox, but I'm afraid the PO will take that one away.

I have Exciting news from Kindergarten room 109… we’re ready to update our class with a new “Smart Board” (interactive whiteboard system)! This school year (and for years to come), I want to ensure that my students have what they need to succeed, so I've created a request on a 501(c)3 charity website called DonorsChoose.org.

I'm writing to ask for any donations possible for my students - no matter the size (seriously, every little bit counts).
If you can't donate anything now, no worries... just share this information with anyone who you know is passionate about education. Your donation will have a direct impact on at least 24 students this year and you'll hear back from our class about your impact!
Here’s my classroom request:
Go to this link https://www.donorschoose.org/donors/proposal.html?id=2743674# or go to Donors Choose.org - Mrs. Daye. “Technologically Savvy in Kindergarten”
Please don’t forget to spread the word if you know anyone who may want to show their support for public schools. Please share our classroom page and contribute if you can!

Many service calls can be resolved with out the need to send out a technician. I agree that it's extremely frustrating when the operator is just reading from the script but it wouldn't be cost effective to pay a technician to sit and answer phones.

I'm also a bit surprised that the changing the connector was all that was needed. While they can fail, it's not very common. Hopefully you didn't get charged for it.

Jury Duty

I've been called for jury duty for the first time. I'm scheduled for the Daley Center.

Can anyone answer the following questions:

Is there WiFi in the jury holding room?
Can we eat or drink in the jury holding room?
Should I pack a lunch or are we released to get something to eat?
It says on my summons that cameras are not permitted. Does that mean they will hold my smart phone all day because it has a camera?

Does anyone have any other words of advice?

(I really didn't know where to post this, so I picked Lake View since I live there.)

  • One tip is that depending on your place of employment, you may need to hand over the check to your employer in order to get the day off as a paid day. Check with your HR dept. Last time I was at Daley, 2 years ago, they gave an hour lunch. But seriously, if you can afford the time, I would encourage you to perform your jury duty service and not try some weak excuse to get out of it.

Gut rehab costs

I’m finding with multiple contractors a gut rehab on 3000sq feet to be costing about 400k-500k (depending on finishes).

That seems crazy high to me, but is it?

  • Fast Freddy Grace and Leavitt

A total gut-rehab is all new guts (electric, plumbing, HVAC, etc). If you are doing the whole 2 flat, 300,000 will be your low-end after it is all said and done. I did it in 2013, with myself as the GC. It will be a 25hour/ week job to do it yourself and very stressful (but rewarding), so go in eyes wide open.

  • is it brick or frame? architect and permits? is the 3000 sq.ft exterior dimensions and including your basement? are you excavating your basement and underpinning? are you relocating interior walls? all new mechanicals? new garage?

there is a huge difference between "remodel" and "gut-rehab"

Landlord Question

My husband and I owner-occupy a two flat in Albany Park. We have a family of four living in our rental unit. Only the father/boyfriend is on the lease and he is the only person in the household with income.

The couple has been fighting recently, and she has kicked him out of the house multiple times. If he leaves, I am trying to determine what rights we have. I don't want to kick anyone out on the street, but also need the rent to be paid, and with no job or source of income, I don't see it happening if the dad moves out.

Any thoughts or past experience would be helpful! Thanks!

  • Bridget Davis Landlord in Albany Park

Thanks for everyone's comments! We are offering them back their deposit and letting them break the lease with no penalty, or stay and rent is due 10/1. We told them both we need a decision this weekend. Wish us luck, and thanks for everyone's suggestions!

    Bridget,

Whether a person is on the lease or not, if they are in possession of the apartment your options are very limited and more than likely will end with eviction proceedings.

1 - Contact an attorney who typically represents landlords.

2 - Ask the attorney what you should do to evict them.

3 - If you are considering buying the occupants out that is called "cash for keys." But you have a tricky situation because you don't know that the person you give money to is authorized to speak for everyone living there. So you could pay one person, who then moves out, only to find the other 3 didn't get your money, didn't agree to anything, and are staying put.

    4 - So ... contact an attorney.

You might try Reda Ciprian Magnone, LLC, 8501 W. Higgins Rd., Suite 440, Chicago, IL 60631. Phone: (773) 399-1122. They are landlord attorneys.

Or find a different lawyer. Just don't wait any longer to do so.

I have converted a 3flat into a Duplex + apartment, as well as a 2flat to SFH. A full conversion, will cost at a minimum, 300,000 when it is all said and done.

Keep in mind that contractors are very busy now, so quotes are pretty high. If you can wait, you should.

  • if you are talking about a FULL de-conversion, it will be difficult to operate on a budget any less than $350,000
