Home builder suggestions?

Hi all, We've thought about building in the neighborhood, but all the GC's we've spoken to seem to be price gouging. Doing a hail mary pass here, can anyone suggest a home builder that's ethical, with reasonable prices? Every builder we've spoken to seems to look at the land prices in the area, look up the most expensive new houses in the area, subtract the two and then gives us the build price, leaving no equity. Two GC's outright admitted that that's how they determined the bid price.

    Have you purchased the land yet? You can try to get each contractor independently and see if that will be a price difference. Buy land, hire architect, mason, electrician, plumber, interior designer, etc. and act as your own gc. That would mean knowing a lot about the business of home...

That would mean knowing a lot about the business of home building and managing all those different contractors. Your home will be the most expensive thing you will buy and you do want quality. I am sure you plan to live here a while if you are getting it custom built.
    I would recommend looking at some new contructions for sale and checking their work to see how well they are built. The most expense in a house is building it and you rarely make any money on resale of a custom built house. If you do decide to build and are concerned about resale, do not spend gobs of money on custom designs, designer architects or designer materials.
    We just bought our 3 story 6 ,000 square foot house 3 years ago. We looked at new construction but settled on a 7 year old 1 owner house. Even being that new and fairly well built, we still have spent at least $300,000 in waterproofing the basement, replacing the roof below the 3rd floor porch, new windows, tuckpointing, replacing outdoor faucets, hardscaping, renovating garage top deck and pergola, rooftop deck and back porch, building a privacy fence, and doing inside renovations. The prior owner purchased it new and did no upkeep. They made around $100,000 over what they paid for it from the builder. Hence, the only person that really makes money is the builder.

  • When the federal government provided 56M for the project, it became a transportation thoroughfare.

    It was not exclusively made as a bicycle trail but part of the agreement with the federal dollars meant that it must be used as a transportation route. Which includes all form of transportation, including walking, biking, skate-boarding, and no limitations on your dog companion.

    I agree with your recollection. Also, the East end of the Trail is walking distance to the Metra at Ashland and Armitage, so it was considered a leg ( pardun the pun) to downtown or out to the burbs.

    Also, The Friends of the Bloomingdale Trail was run by a bunch of bicycle enthusiasts, which is who took the point for 15 years on this project.

As bad as shootings have been in some parts of the city this year, overall they have been down substantially from the previous two years. But not last weekend, an analysis of Tribune data shows.

At least 59 people were shot in Chicago during the weekend of June 16 last year and again during the weekend of June 17 in 2016.

Weather was no doubt a factor. Temperatures climbed into the middle 90s both days, drawing more people into the street later into the night. According to police, that usually increases the odds of rivals running into each other or arguments escalating into gunfire.

Two of the city's most violent police districts bore the brunt of the weekend gunfire: 10 shot in Harrison, 9 in bordering Ogden, the data show. The next highest was the Near West Side District: 7 shot in two attacks. The Englewood District to the south also recorded 7 shot.

We have the support of the park manager and the alderman, and there generally seems to be much support from neighbors, but to pull it off we'll need to show a lot of support from dog owners and non-dog owners in the neighborhood.

As some of you may know, we submitted an application at the end of last year, and it came back a few months later, denied not for lack of support or need, but because we simply asked for more land than the parks department maximum allowed for Dog Friendly Areas. With the huge area available in HP we thought it worth trying to break the rule on the premise that it could result in a vaster play area for dogs, and perhaps serve to attract more people to the park from other neighborhoods. We have resubmitted with a smaller designated area (15000 sq. ft.), and are hopeful.

Thanks to the community-minded trailblazers in other neighborhoods, the Parks Department has a fairly comprehensive website on Dog Friendly Areas. See this link:

If you scroll down there is another link after a few paragraphs, to procedures for establishing a Dog Friendly Area. Anyone interested should familiarize themselves with the process but in summary:

STEP 1. Assemble a steering committee
STEP 2. Communicate with appropriate authorities and establish a suitable location
STEP 3. File an application
STEP 4. If approved, petition neighbors for signatures (100 needed from both dog-owners and non-dog owners)
STEP 5. Conduct surveys of proposed area to determine potential impact, 4x over 1 year.
STEP 6. Raise $ and commit to at least 3 years of ongoing management.

Shots fired at Grand and Richmond on 6/3 classified as Vandalism: Criminal Damage to Vehicle.

The police had Richmond blocked at Grand and were searching for shells with flashlights. I didn't see anything and then see this listed as vehicle damage. MAYBE a car was shot, but no mention of multiple shots fired? It occurred on the parade weekend, so we initially thought the shots were fireworks.

Again, that is how Chicago kills gun crimes. When you hear the Mayor say gun crimes are down, it is more likely, reporting them is what is down while they are getting higher every day. I have seen videos of MANY shootings lately and police who answered the call did not make a report. In one case in front of my home, a witness who had dash cam video of an entire shooting with vehicle plates was told to go to the station where he lived with a copy! I say, thank the ACLU for that one. A lot of people on EB defend criminals and their criminal activities, very few support the police that place their lives on the line to protect us. We are on our own and WE are to blame for it. Watch out everyone and be safe.

Hi neighbors-
I am looking for a bookkeeper and a background in real estate would be a bonus. This individual needs to be able to enter receipts/invoices into an exisiting spreadsheet and help organize things between a few properties. This is great news to many that police are stationed on the street. Everyone knows though that the minute stationed cars leave the criminal eliment will come right back. If the sdsc camera room at 11 would do a better job...things could get better and stay better.

Thanks Superintendent, 1st Deputy, Chief of Technology, Gen Csl and all others helping to clean up the 6-8 block area. That includes Many Commissioners: S&S, CDOT, Water/Sewer, Buildings, Law, DPH...and a host of others.

    It seems like this neighborhood is reverting back to the higher level of shootings that was occurring 8-10 years ago. Is this just the next generation of babybangers that are coming of age or what do you think is going on?

    I know the news is disseminating reports that corral your thoughts to believe that shootings and crime is going down citywide...well it may be true for some neighborhoods but we have some serious gang and drug issues in Humboldt Park, Logan Square and Avondale that have been growing especially over the past year or two.

    Happy Summer of hiding in your houses tax-payers! Children with guns and their drug-slinging bosses have kidnapped our peace of mind and our community!
