Congress Pizzeria - Closed

I went here a few times when I first moved to Logan Square over 25 years ago- never thought it was that good- however, they stayed in business a long time. Wonder if the landowner sold the spot for what appears to be development .

How do security deposits work in Chicago? Need to get old one back before starting new lease?

If I am leaving a place, when can I get my security deposit back? I'd like to use my security deposit from my old place (the one i'm in now) and put it towards the security deposit on the new place because I don't have a lot of spare funds sitting around. Is it possible to get the security deposit back before the move out date on the old place in order to make this happen?

    However, what Humboldt writer and Gil said about security deposits are correct - I stopped requiring security deposits and instead charge a move in fee due to the onerous CRLTO laws surrounding maintenance and return of security deposits. I've been fairly lucky so far, but have had a couple tenants do some damage (pulled up carpeting, holes in walls, broken doors) that far surpassed their move in fee. I had to absorb these costs, but it's better than running the risk of a tenant suing me for 2x damages and their attorney fees - all of which can be upwards of $10-15K. So, I can see where the CRLTO's rules around security deposits can in a roundabout way cause rents to rise.

    After getting screwed once or twice by a tenant for an honest mistake of failing to return 10 cents of annual interest earned on the security deposit cost changed perspective forever. Even when the loss is less than the 2x damages and court/attorney fees. What the Housing Advocate Non-profits (funded by your property tax dollars) do most of the time rather than litigate is to write a threatening letter that they are going to sue you, but a "settlement" for a lower amount is negotiated.

    Most landlords choose the negotiation and pay because it beats all of that time lost in court, as well as the potential attorney fees.

    The landlords who got screwed responded in different ways. One had to take on the expense of hiring an accountant to make sure that they ten cent checks were sent out every year. Keep in mind it costs 50 cents for just the postage now. That cost was passed on to tenants in the form of modest but unnaturally accelerated annual rent increases. Another one raised rent by over $100/month (and got it immediately) to make up for the $1000 he lost on that specific unit, and raised most of the other 17 units by 5%+ to go to a legal fund that his Financial Advisor recommended as a DIRECT RESPONSE to what happened with the tenant. Some of those units hadn't had their rent raised in over 5 years, but the actions of ONE TENANT affected 15-20 other people who then had to shoulder the burden of higher rents to make up for this one person who grabbed $1000 or $2000 based on a technicality.

    Raising rents isn't always because a landlord is greedy. It is like putting on a hat because a bird just crapped on them. Just another tool to fix a problem.

    But please go after sleazy slumlords with all of your might! There are some out there. Save your wrath, fury, and most litigious machinations for them who deserve it.

Recommendations - water in the basement

Greetings, neighbors-

During intensive rainy days water seeps into our building's basement. I am hoping to receive reliable/trustworthy recommendations via this channel. Please provide me recommended businesses that offer assessment/repair for this type of situation. It could be gutters/downspouts, pipes, not sure. From the looks of it doesn't seem its a pipe issue. Much appreciated.

Palmer Square drowning?

I've noticed recently that Palmer Square is partially submerged in water and seems to be that way often. Can anything be done to install drains or something to alleviate this situation? It's kind of like a swamp in some places and really unpleasant.

3450 W Diversey - huge fight, gangbangers, squatters in building

Hi, I have not heard much about this troubled building lately, but last night there was a fight of some sort resulting in blood on the sidewalk, a broken window for one of our neighbors (a 100 year old window) and an arrest. I will speak with the police tonight at 10pm when the officer is on duty. I was wondering if anyone had any details. Please share. Thank you

  • Kapel, there is nothing illegal about being in a gang, in fact it's actually a constitutional right found under the freedom of expression clause, what's illegal is taking part in criminal activities which most gang members do!!! This is why there's really no way to desolve/ abolish gangs in of themselves!

I have served as a parent representative at Darwin for two years, where my daughter attends. During my tenure I have asked critical questions about the school's operation and the principal's policies because these decision affect the education of all the children in the school - including my daughter's.

I'd like to ask for your suport for another two years. It's a lot to ask people to take 20-30 minutes out of their day and vote in an election that seems removed from their lives but what happens in your local school really matters to the neighborhood: excellent schools that parents want to attend change the neighborhood for the better.

I've been privileged to work with the following other candidates and wholeheartedly endorse voting for them as well.

    1) HAPS- If you are living on Palmer Square and own your property, there is a small group called Homeowners of Palmer Square (HAPS). Its bylaws are fairly restrictive, so it limited to owners of property within the 3000-3200 blocks of Palmer. Addresses on Kedzie and Humboldt on Palmer Square itself are also part of the group. I can connect you if this is an interest.
    2) Logan Square Preservation-- this group is the larger Logan Square group that advises on issues in the neighborhood, Palmer Square included. They do have a separate zoning committee.

    There may be other groups as well that others will suggest.

Pharmacy on Fullerton next to Farrel's gym

Any idea what the pharmacy is between Farrell's gym on Fullerton at Kedzie, and Fishman's?

It's almost totally bare, never anyone inside. Every time I walk past I wonder how they use such a high traffic space for a faux store front.

  • i wish someone would re-develop that corner, would love to see the one story office & retail buildings along the boulevard get built up to have housing above and hold the corners better. Except for maybe the Parson's building, that one does an job because it's so active and has a nice massing of mature trees assisting

Lost keys with library tag

Hi, I lost part of my keychain last weekend either near Sunnyside/California or near California/Diversey. It's just a ring with a black Honda key and a house key on it, with a Chicago Public Library card tag as well. Just thought I'd check and see if anyone picked it up - it was a week ago, but thought it was still worth it to check.

  • Did you check with the library system to see if anyone turned them in...I think if I found them, that is what I would do...

  • Do you have a valid phone number or email address on file with the library. They will usually try to contact you if keys are turned in to them, but sometimes the contact information is outdated.

First Midwest Bank Logan Square Location-Closed

I occasionally use this bank, have a debit card from them, was very disappointed to see that the Logan Square location is closed.

I went to the North Ave branch instead, was told two of the tellers from LS are relocated here, and that due to a dispute with the landlord (over rent I believe) the Logan Square location was closed, she also said they were looking for a new location.

Moving to LS - Parking Advice

Considering moving from Bucktown to Logan Square near Kedzie and Fullerton -- just wondering if anyone has insight in to the parking situation in this area.
From our apartment tour, it seemed like Kedzie had free parking but it seemed very busy/we had to park a few blocks away.
Is this typical? Do y'all have to drive around for a while to look for parking spots? Any tips? Anyone renting out a spot close by?
Also, curious about neighborhood safety - thoughts?

    I bought a condo on Kedzie near Wrightwood a couple of years ago and love the neighborhood! (It was a completely random decision, I moved from Old Town and was very unfamiliar with the west side.) It's quiet but close to restaurants and nightlife, and I've never felt unsafe. I walk and take the public transportation for the most part. A good friends live a mile south on Sawyer and i always walk to/from her place, even late at night. You just have to be smart about side streets and such at night.

    I have a car which basically just lives on the street, I only keep it because I own it. I do qualify for a zone 100 buffer permit, but about half of the side streets west of Kedzie aren't zoned...I've never had a problem and I've had a couple of temporary roommates that had cars and no permit. I think a little more South of you has a lot of street options as well, just get off the main streets and you shouldn't have a problem. Street sweeping is the biggest pain I've encountered.

Anyone want some dirt?

I have a bit of dirt to get rid of, from potted plants and a small veggie garden that died. Maybe ~16 cubic feet, by my estimate. Any suggestions for what I should do with it? I figured I would take it to a city park and put it around the trees, but I don't know if that would look suspicious or be illegal. If anyone on Everyblock wants it, please direct message me.

  • Watch the movie "The Great Escape." Put dirt in sacks hidden in the legs of your pants. When you walk around Humboldt Park, pull the strings of the sack and let the dirt pour around your shoes. Kick it around and don't let the guards see you.

  • Hi, I have a tall mirror with an antique frame, which I cracked about a year ago. I called Arlington Glass on North Milwaukee Ave. They picked up and return within a week for a reasonable price. Hope this helps.

    Target to open 10th neighborhood store in Logan Square
    Target plans to open another of its smaller stores in the Logan Square neighborhood, just a little more than a mile and a half from an existing store in Avondale. The new 27,400-square-foot store, expected to open in 2020, will be Target's 10th "small-format" store in the Chicago area, the retailer said in a news release.
