I am very happy to hear about the boys and girls club on Palmer and sawyer getting shutdown. I have been a resident of Logan square for 11 years and that boys and girls club is nothing but trouble and trafficking. The kids are very loud and very very disrespectful and after they get done hanging out at Palmer and sawyer once the boys and girls clubs has shutdown for the night . They walk up and down the alleys spray painting residents garages. Stealing packages off of people’s front porches. I have brought this up to the attention of the main guy that runs that place and all he does is protect bad kids that steal and we don’t need a place like this in our neighborhood. I can assure you that I’m not the only neighbor that feels this way and has had problems or have tried complaining to the boys and girls and nothing ever gets done. In the past there was a co worker that was caught and charged with child porn on his computer inside the Boys & Girls Club And like I said it’s time for the boys & girls clubs to be shutdown for good and I have neighbors to back up my claims.

I have a scheduled roofing job! However..

The contractor/ estimator told me no permit would be necessary. I find this hard to believe.

  • To me the question is -
are you the kind of person that wants to go up on their roof; point out poor workmanship; and coerce your roofer to do the right job?
or are you the kind of person that just wants to right a check and have it done correctly- that costs extra.

If you have something that is in dire straights and needs to be repaired right away, do you really have time to wait for a permit? We had no issues and haven't since. Good luck either way! And side note, try and be as prepared as you can for other issues that rear their head, that will ultimately cost more money.

How do security deposits work in Chicago? Need to get old one back before starting new lease?

If I am leaving a place, when can I get my security deposit back? I'd like to use my security deposit from my old place (the one i'm in now) and put it towards the security deposit on the new place because I don't have a lot of spare funds sitting around. Is it possible to get the security deposit back before the move out date on the old place in order to make this happen?

There really is a lot of confusion about CRLTO.

It is impossible for a small time landlord who doesn't live in the building to comply with the security deposit aspect of CRLTO as individuals because the law stipulates that the SD "shall not be commingled with the assets of the landlord."

So, anyone saying it has to JUST be in a separate account is ignorant of the law.

If you go to a bank and try to open an account you will be required to provide your social security #. As soon as you open that account and deposit a SD check you have officially broken the law. Yes, gulp, all of you who have done this are at risk. Even though you have a separate bank account you have just commingled funds.

No, small-time owners have to form an LLC or Corporation, pay the one-time attorney set-up fee ($500-$1000), pay the state annual report filing fee ($150-$300), pay the accountant to fill out annual Federal and state tax returns ($150-$300), etc., etc. Once you create another entity you can open a bank account using the FEIN, often paying a monthly account fee. That is the only legal way I know of to comply with the CRLTO & avoid commingling assets.

Anyone who says that rents haven't risen as a result of CRLTO hasn't encountered the facts or faced them. A small-time landlord that gets hit with a $2500 payout to a renter because they failed to refund 10 or 15 cents in annual SD interest is unfairly & adversely affected. To comply is expensive for the landlord as illustrated above. Faced with paying to incorporate to comply with CRLTO thereby commits to not insignificant & permanent increased annual costs. This often elicits difficult decisions. To make up for non-compliance losses is expensive, at first for the owners and then for the tenants.

Survey says: RAISE RENTS and charge move-in fees, RAISE RENTS & incorporate & collect SD, or RAISE RENTS in order to get ready to sell the building to a corporation who spreads these costs across a much larger array of units.

Looking for a professional rose expert or a very knowledgeable aficionado

This is my rose "tree," I guess it's called. It is all one plant. It's at least 50 years old and seems to have gotten along well without much intervention. But the canes have grown extremely long and there's a lot of dead trunk at the base. I do not know what it needs in terns of care so I'd like to find a professional horticulturist or a very knowledgeable aficionado to help me help it survive even longer.

Any suggestions?

All I know about a rose is that by any other name, it's still a rose.

Recommendations - water in the basement

Greetings, neighbors-

During intensive rainy days water seeps into our building's basement. I am hoping to receive reliable/trustworthy recommendations via this channel. Please provide me recommended businesses that offer assessment/repair for this type of situation. It could be gutters/downspouts, pipes, not sure. From the looks of it doesn't seem its a pipe issue. Much appreciated.

Thank you neighbors!

Try these guys, at least get an estimate. Anderson construction and waterproofing.

They fixed my water seepage issues with drain tile and a pump, due to my old stone foundation, cracked drain pipes, and low lying areas that were causing us all kinds of basement water issues. They found the least invasive and reasonable solution for us, and it worked.

  • Carter O'Brien Diversey to Belmont lifer

We also used Permaseal and went the drain tile and new sump pump w/battery back up route. I routinely hear it pumping water hours after the rain has stopped, it has been great for peace of mind.

He was in a horrible accident in Michigan last week, spent the week in a hospital and is now home, but jaw is wired shut and there will be months of recovery for him. I am shocked and saddened. 3450 W Diversey - huge fight, gangbangers, squatters in building

Hi, I have not heard much about this troubled building lately, but last night there was a fight of some sort resulting in blood on the sidewalk, a broken window for one of our neighbors (a 100 year old window) and an arrest. I will speak with the police tonight at 10pm when the officer is on duty. I was wondering if anyone had any details. Please share. Thank you

  • Kapel, there is nothing illegal about being in a gang, in fact it's actually a constitutional right found under the freedom of expression clause, what's illegal is taking part in criminal activities which most gang members do!!! This is why there's really no way to desolve/ abolish gangs in of themselves!

Type in your address to find the school boundary you are within or type in "Darwin" to see Darwin's enrollment boundary.

All you have to do to vote is go to your neighborhood school between 6 AM through 7 PM with an ID confirming your address within the boundary. You'll be given a ballot and allowed to vote for no more than 5 candidates among both parent and community representatives. Voting for more than 5 candidates will spoil your vote!

I have served as a parent representative at Darwin for two years, where my daughter attends. During my tenure I have asked critical questions about the school's operation and the principal's policies because these decision affect the education of all the children in the school - including my daughter's.

I'd like to ask for your suport for another two years. It's a lot to ask people to take 20-30 minutes out of their day and vote in an election that seems removed from their lives but what happens in your local school really matters to the neighborhood: excellent schools that parents want to attend change the neighborhood for the better.

I've been privileged to work with the following other candidates and wholeheartedly endorse voting for them as well.

For Parent Representative: Jeffrey Young (myself), Erin Rensink, Dawn Herrera Helphand

For Community Representative: Kate Carolan and Amanda Mcbee.

Thank you.

  • Jeff Young Logan Square resident

Contrary to the above, I've read that community members need 2 forms of ID with at least one that confirms residence in the attendance boundary. Acceptable forms of ID include:

    Driver's License
    State ID
    Voter Registration Card
    MediPlan/Medicaid Card
    IDPA Card
    Permanent Resident Card
    Matricula Consular
    Student ID
    Public Library Card
    Other Govt issued ID
    Lease
    Utility Bill
    Credit or Debit card
    Employment ID
    Court Documents

I've been at the school most of the day as a pollwatcher. I've seen so many people from the community come in and vote - thank you all for supporting Darwin.

Hi Mookie, welcome to Palmer Square! I can suggest a couple of options:
    1) HAPS- If you are living on Palmer Square and own your property, there is a small group called Homeowners of Palmer Square (HAPS). Its bylaws are fairly restrictive, so it limited to owners of property within the 3000-3200 blocks of Palmer. Addresses on Kedzie and Humboldt on Palmer Square itself are also part of the group. I can connect you if this is an interest.
    2) Logan Square Preservation-- this group is the larger Logan Square group that advises on issues in the neighborhood, Palmer Square included. They do have a separate zoning committee.

There may be other groups as well that others will suggest.

  • Thanks Cori! I am a homeowner but do not reside on the square. Maybe I can look into the second option? Thank you!

  • Logan Square Preservation meets at 7pm, the third thursday of every month at the Norwegian Lutheran Minnekirken Church at 2614 N Kedzie, on the square. The April meeting is this thursday night and guests are welcome. Zoning is always a hot topic and new development plans are popping up all over. So if you are free thursday, stop by. Pharmacy on Fullerton next to Farrel's gym

Any idea what the pharmacy is between Farrell's gym on Fullerton at Kedzie, and Fishman's?

It's almost totally bare, never anyone inside. Every time I walk past I wonder how they use such a high traffic space for a faux store front.

  • i wish someone would re-develop that corner, would love to see the one story office & retail buildings along the boulevard get built up to have housing above and hold the corners better. Except for maybe the Parson's building, that one does an job because it's so active and has a nice massing of mature trees assisting

  • they have a website alphacarerx.com for that store but all the images are stock internet photos. it looks like a mail order pharmacy so why the storefront? open 9-5?

Lost keys with library tag

Hi, I lost part of my keychain last weekend either near Sunnyside/California or near California/Diversey. It's just a ring with a black Honda key and a house key on it, with a Chicago Public Library card tag as well. Just thought I'd check and see if anyone picked it up - it was a week ago, but thought it was still worth it to check.

  • Did you check with the library system to see if anyone turned them in...I think if I found them, that is what I would do...

  • Do you have a valid phone number or email address on file with the library. They will usually try to contact you if keys are turned in to them, but sometimes the contact information is outdated.

  • A.S. a.s.

Unfortunately, I already called a few nearby libraries last week when it happened - should've mentioned that. They didn't have anything in the system about it being turned in. Bummer.

Moving to LS - Parking Advice

Considering moving from Bucktown to Logan Square near Kedzie and Fullerton -- just wondering if anyone has insight in to the parking situation in this area.
From our apartment tour, it seemed like Kedzie had free parking but it seemed very busy/we had to park a few blocks away.
Is this typical? Do y'all have to drive around for a while to look for parking spots? Any tips? Anyone renting out a spot close by?
Also, curious about neighborhood safety - thoughts?

I bought a condo on Kedzie near Wrightwood a couple of years ago and love the neighborhood! (It was a completely random decision, I moved from Old Town and was very unfamiliar with the west side.) It's quiet but close to restaurants and nightlife, and I've never felt unsafe. I walk and take the public transportation for the most part. A good friends live a mile south on Sawyer and i always walk to/from her place, even late at night. You just have to be smart about side streets and such at night.

I have a car which basically just lives on the street, I only keep it because I own it. I do qualify for a zone 100 buffer permit, but about half of the side streets west of Kedzie aren't zoned...I've never had a problem and I've had a couple of temporary roommates that had cars and no permit. I think a little more South of you has a lot of street options as well, just get off the main streets and you shouldn't have a problem. Street sweeping is the biggest pain I've encountered.

Anyone want some dirt?

I have a bit of dirt to get rid of, from potted plants and a small veggie garden that died. Maybe ~16 cubic feet, by my estimate. Any suggestions for what I should do with it? I figured I would take it to a city park and put it around the trees, but I don't know if that would look suspicious or be illegal. If anyone on Everyblock wants it, please direct message me.

  • Watch the movie "The Great Escape." Put dirt in sacks hidden in the legs of your pants. When you walk around Humboldt Park, pull the strings of the sack and let the dirt pour around your shoes. Kick it around and don't let the guards see you.

  • Hi, I have a tall mirror with an antique frame, which I cracked about a year ago. I called Arlington Glass on North Milwaukee Ave. They picked up and return within a week for a reasonable price. Hope this helps.

  • Kitty, You are one of the nicest neighbors on EB! I too am glad to learn of Armand Lee.

Target to open 10th neighborhood store in Logan Square
Target plans to open another of its smaller stores in the Logan Square neighborhood, just a little more than a mile and a half from an existing store in Avondale. The new 27,400-square-foot store, expected to open in 2020, will be Target's 10th "small-format" store in the Chicago area, the retailer said in a news release.

I proposed Skate Park under Kennedy Expressway to City & Park District in 2001. Many including Alderman said "never going to happen". Wrong. Park project in 2004 LSq Open Space Plan & advocacy that catalyzed Daley to fund 2002 Open Space Study. http://www.placemakingchicago.com/places/logan-boulevard-skate-park.asp.

  • So you’re comparing a skate park literally under the highway to one of the top tourist destinations in the state? Funny. Oh, and it didn’t happen did it? I don’t see a children’s museum up here.

Private property / public property

I spend time and money planti g and caring for my yard. Meaning the piece of property between the building and the sidewalk.
Public is area sidewalk to street.
This is where you walk your dog.
DO NOT ALLOW THEM ON MY LAWN TO URINATE ON MY PROPERTY !
USE THE TREE BANK.
IT IS DAMAGE TO PERSONAL PROPERTY !!
Does anyone have a reason this is neccisary ? Please educate me. Im open to work with you but as for now it is simply your laziness.
I have twin diaper using children.
How abour diapers on your lawn or tree bank....get it now ?? Jon

  • All dogs should be walked on a parkway, not the owners front yard. Very simple to understand one side is private property and one side is public property. Being adamant that a dog doesn't understand which is which is a total cop-out and you are being a selfish dog owner who cares nothing of your neighbors space, your dogs habits or your own entitled nature. Grow up, d3!

Is this a fair price??

Hi all. I need your collective advice. I am tearing down a 1 car garage&replacing w/a 20x20 double car. All new foundation etc. just got a quote of 16K. Is that a fair price? I paid 9K for the same thing just 4 yrs ago. Did I get a super deal then&is this a “normal”price?
Thanks!

I guess most contractors are void of customer service skills. When things are flush it’s kindof a “screw you, I don’t need you”attitude. I get things go up, I really do but 9K to 17K?! That is almost 100%(Apples-to-Apples on materials&work&company)What they MUST remember is when things aren’t so great, all those folks they blew off are gone&as the saying goes “What goes up, must come down”.

  • @Blonde in Logan square - I'd like to know who you used as well and same question, actual brick or cinderblock?

Question to everyone else too - has the city required drywalling the interiors?

I got an estimate last year that I wasn't thilled with, but I think the $17k is outrageous. Might be time to 'not' use them anymore!

    Thanks!

Township new tenant?

Noticed the for lease signs were down at Township. Anyone have any info on who/what is going in there? Such a good location, especially for a venue.

  • There is a fundraiser there tonight! Check it out, also a go fund me. https://www.facebook.com/events/348990252261014??ti=ia

  • it'd be interesting to hear how they intend to stay afloat after the fundraiser...

a one time influx of cash to help them is great, but if it's not a sustainable business model they'll just fold again later, which is unfortunate...

  • Totally! I don’t want to get super into it because I’m not one of the owners, but they do have a new business plan and possible new investors if they can secure the space. Feel free to go to the event and discuss with them or message them directly on the event page for more info!
