  • Clarification: the required nine affordable units provided by the developer would be built off site. The convent at Saint Cornelius was discussed as a possible location. A senior living complex was proposed there a few years ago. Under city ordinance, the developer can build the affordable units as part of the project or elsewhere in the community or do a buyout by paying money into the city’s housing fund, but Arena does not allow buyouts in the Ward.

City Water Lot @Sunnyside + Lamon: Workers going down the alley the wrong way daily

The headline about sums it up. I've contacted the Alderman's office several times, over the past 3 months, lodged complaints with 311, with no real results. Anyone else have this issue with city workers not respecting the neighborhood they work in? I happened to be walking down the alley today and made them back up and go out on Lamon. One guy got really mad and tried inching his car up on me. His description: middle aged WHITE MALE.

Explosives in Garbage Cans

Last night around 9:45 pm the four white male teenagers pictured here put an M-80 in our neighbor's garbage can and blew plastic and metal shrapnel all over both properties. (The one lighting the grenade has shoulder length hair and baseball cap on backward.) This occurred in the 5800 block alley between Nina and West Circle. Please take a look and see if you recognize them? Their parents might want to know what they were up to last night (other than smoking weed, which is also visible on the security footage). 16th District police have been notified.

Postal Carriers & Today's Extreme Heat

It's really hot for the work they do.
Our postal carrier usually comes by after we're home from work -- Will be on the lookout to offer them a cool drink.
Back when they came earlier in the day, we left a cooler with an assortment of bottled/canned beverages and a note for the Postal carrier to help themselves.

Bird mess from feeders

I have a neighbor who has hung not 1 but 2 bird feeders approx 1 foot from my property line. The mess in my yard and patio is not just bad but seriously bad (and unhealthy). I really don't care if they want to feed the birds but I asked them to move them more into their yard to prevent the mess in my yard...I told them that I am tired cleaning the mess in my yard and this mess is not only unhealthy but it has been attracting the rats and now pigeons (and they laughed at me).
Is there any sort of code that determines how close a neighbor can put anything near my property line?

They said whoever the body shop was before, they did a terrible job and left a lot of debris and unfinished work. Anyway ... Tom & Jerry's cleaned it all up and fixed my car up nicely. I've been there a few times and they do great work. It's the only place I'll take my car now (I hope to not have to take it in for any repairs though, haha).

  • I agree with the previous comments. Very good work, professional staff. Not cheap if you are paying out-of-pocket. Also, they do not patch rust, because they can't guarantee that type of work.

Concrete Stair Repair Recommendations?

The concrete stairs in front of my bungalow that lead to the front door started to crumble towards the sides on a few of the steps and i am hoping to have them repaired before the winter hits and hopefully in such a way that shoveling and salting them doesn't make them crumble again.

Does anyone have any recommendations for anyone that could help fix our stairs?

I thought that the pictures on their website with the effect of "before and after" refurbishment were some lie, but really everything looked just like on the website. I regret that I did not take a picture of the stairs before they were renovated. I could share with you the effects of the Concrete Power company.
    What's more, all employees of this company are so well trained. You can immediately see that they know what they are doing. Concrete Power really has to put in years of practice in training these people.
    We wanted to go with my husband such a staircase, similar to one of the pictures in their gallery - the ones next to it. It was enough that we showed them a photo and they already knew what to do.
    I think that the price is really good and affordable in relation to the services offered by Concrete Power. They use only the best materials to repair the stairs.
    These stairs will be indestructible for years! Good job, Concrete P!

Is there a building code that specifies how far a canopy or awning can extend out from the side of the house? This awning is considered encroachment if it extends to my property line, correct?

    Call building department and ask about set backs for awnings and find out code first.

  • If he built it without a permit that is all you need to challenge it. Also any new structure needs to be 3 feet from the property line if they are made with wood or any other flammable materials. If he replaced an existing awning it may be grandfathered in. My guess is any awning that existed before probably wasn’t done without a permit anyway.

Building Codes

I have a neighbor who built and installed an awning constructed out of wood and plexiglass over his side door leading into the basement. It extends out all the way to my fence line and my entrance doors into my residence are adjacent. Needless to say I catch all the water and snow at my doors now. There has to be a code regulating how far an awning can extend out on the side of house...along with what materials are considered safe. Am I wrong?

I would like to do the work on the up and up, but installation of a sub-floor (even something ultra-thin) would encroach on that 7' clearance. Demoing out the old slab (though thin), digging down and re-pouring is not really an option. Neither is lifting the house. Just not the budget for it. Yes, floor drains would have to be re-located, moisture infiltration prevented, insulation, electrical, . . . but all of that talk is moot unless there is precedent for a variance. If I can't get an answer here, I'll turn to an architect, but thought I'd see what the neighbors say first.

10-story building planned for Six Corners

10-story building with senior housing and commercial space is planned for Six Corners. Six Corners Master Plan calls for four or five-story development on the site. Alderman Arena will host meeting on the proposal at 6:30 pm Thursday, June 21, at the Filament Theater, 4041 N Milwaukee. The complex would include 265 units, with a mix of independent living, assisted living and memory care options.

As many as 30 of the units would be deemed affordable housing, which means rent for those units would be within reach for people making 60 percent or less of the neighborhood’s median income.

    The location would be ideal — within walking distance of CTA bus routes, the Blue Line’s Cumberland station, and a Greyhound bus stop.

    Up until recently, however, GlenStar’s proposal looked like a victim of aldermanic prerogative — an unwritten rule that gives aldermen veto power over projects within their wards.

    The complex is proposed in the predominantly white 41st Ward, where Ald. Anthony Napolitano presides. Last fall at a city Zoning Committee hearing, Napolitano said he opposed the project because of concerns about the impact on traffic and local schools. In a lawsuit seeking to get the project approved, GlenStar says Napolitano failed to back up those assertions with data.     Why do the developers and their supporters insist on wanting to make this and other projects about race or poverty when all many of us are asking is not to put in high density housing? Keep the buildings to 4 stories or less and include the 30 assisted housing units and I believe they would find a lot more support.

For over a century, Far Northwest Side communities have, by design, been residentially segregated. Even today, aldermanic prerogative, an informal practice with no grounding in law, has been manipulated in an unjust manner to exclude under-represented populations. The Far Northwest Side of Chicago needs local and citywide leadership to step up and ensure healthy, inclusive and affordable communities are designed for the future, especially in light of plans to expand O’Hare International Airport.

    The O’Hare expansion is expected to generate 60,000 construction jobs and tens of thousands of permanent jobs in upcoming years. I after submitting a post as I have been criticized by a member for not having value since I l don't comment often. in my defense, I try to only comment when I have something of substance to offer. So to gain creditability with my critics, I am offering this post.
Having watched the documentary on Mister Rodgers tonight, I was really inspired in his impact on our kids. Anyone raising kids in the 70's, exposed their kids to him. What a gift he was to our kids. Hearing his documentary highlights, what a wonderful man he was. I did my best in terms of teaching values but this guy solidify my values.

    Do you know of any other use for a garage that would be approved by Zoning?

    Have a garage that I am trying to convert into a home office, not an apartment. No kitchen and no bathroom. Zoning said that I had to change the scope of work, which to me means that the wording has to be different.

There are hundreds of homeless Veterans in Chicago. The City of Chicago is working hard to create a system where any episode of homelessness is rare and brief through the End Veterans Homelessness Initiative (EVHI). As we house these veterans, the transition from shelter or transitional housing to permanent housing, means many veterans do not have basic items to set up a home. Mayor Emanuel, the City Council, and Jewel-Osco are joining together in the month of June to help homeless Veterans in Chicago by creating move-in kits. Please help by donating new household items.

Curious re concrete slab in shared gangway

There are rules for capturing and routing stormwater from rooftops, but I'm curious and wonder if anyone knows of applicable rules/codes for new concrete installation/s?
Assume you have a sidewalk running alongside your structure and the owner of a neighboring structure installs a concrete slab on their side -- do they need a permit? and are they required to install a drainage system such as a trench and grate?
Replacing a huge patch of earth with solid concrete creates a stormwater runoff issue that could affect neighboring property if not contained/managed. Seems sensible there should be a drainage requirement. Anyone know?

    A very quick summary, you cannot dispense roof or lot drainage water to your neighbor's property or create a nuisance. Its prohibited and I've seen the City respond quickly to such claims. Chicago is a code/no-code/enforce/that'll be ok/hey whatcha got minefield, dress appropriately.

    Signs have been ‘planted’. Feel free to move them/take them down during off weeks. & let us know if you need them picked up at the end of the season, as they are multi - year ( as long as they hold up). Also they cannot be in the parkway/city property between the sidewalk & street.
