Plumber Recommendations

I live in a 5 story 1920s condo building with 10 units. There are a total of 4 plumbing riser stacks (galvanized) in the building. We have these risers routed out every year. Our contractor is recommending we route the risers twice a year now.

I am looking for recommendations for reputable plumbers with experience in vintage buildings. We are interested in getting professional opinions on such topics as:

1. Should we even be routing the pipes given their age and potential frailty?
2. Is power flushing a better option to routing?
3. What is remaining useful life and potential approaches to replacement?

    Lorie, Jack, and Roger -- thank you for the input. Interesting perspective on the garbage disposals; we do allow them. I will research history on clogging (I have been in the building less than a year). Apparently we have been using Madden Plumbing for all the work.

  • Is it just me or does it seem these TODs are putting many mom and pop businesses out of biz!
    Sushi Mura now and soon Rise sushi will close as well to make way for new construction.
    These new developments don’t seem to be cost efficient for independently owned businesses that used to make Southport a quaint cool street for neighborhood businesses.
    Am I missing something here?

    With a TOD, the developer has more rentable space than with a building with parking which does not have as much return on sq/ft. In turn they have less pressure to charge higher rents to make up the difference. I think Southport is losing mom and pop stores since national chains can pay more.

    The street is a victim of it's own success.

Permit Parking

If you live on W. Belle Plaine from 1950-1901 please let me know if your interested in signing a petion for permit parking.

- both sides of the blocks have permit parking. Limiting parking on this block.

- there are businesses close that draw in non-residents that do park on our street limiting parking for residents.

- commuters via train or bus.

- Rib Fest. No service is provided during the rib fest to only allow residential parking on our block.

- Cubs game nights.

- construction.

Etc...

I have a petition ready to sign. I will also be posting signs on each door as well to contact me for this.

Know a great Property Management Company?

I live in a 10 unit vintage (circa 1924) condo building. We are very unhappy with our property manager for too many reasons to list. Can anyone recommend a Property Manager who is responsive, proactive, and helpful in keeping an older building well maintained? Thanks!

  • I'm looking for a couple of guys willing to get under a crawl space and clean it out, level it out and put down plastic for vapor barrier. There's some cinder blocks thrown under there, uneven dirt.

    Let us know what you end up doing. Hysterical in regards to people not wanting to do anything. In my 7 unit, it’s me as a treasurer, the oldest guy in the building as President, and the next oldest guys (who are selling) doing it all. Beyond that the rest fall off the face of the earth. Scary thought. Can totally relate to your herding cats reference.

Any other home owners out there have a problem with homeless on your property?

We have one person and he often has friends with him and they perch on the side of our building being noisy, drunk, foul language, littering, etc.

Aside from calling the police, what do you do? This is really a problem in the summer. Our house has become a gathering place for them.

He often hangs around Challenger Park, Irving and Sheridan and Montrose between Kenmore and Sheridan. He has a large cart.

P.S. Yes, we've tried talking to him - nothing works. He's scary, very hostile. Starts screaming and cursing.

Super Friendly Tuxedo Cat missing

hello! my extremely friendly black and white male cat Myshkin is very curious and loves people. He's very interested in everyone's apartment and may have tried to follow you in. He's a long kitty with a lot of fur and a very fluffy tail--he also usually has a little bit of painless but noticeable build up under his right eye. We live on Barry right off of Clark, so he was probably somewhere within a few blocks of that. If anyone has seen him (or if he's made himself at home in your house), please let us know as soon as possible, we've been looking everywhere and are really worried. thank you!

We take him to the vet often, try to play with him as much as possible, and have a regular meal schedule for him. I understand why you feel that way, thanks for your input.

Erika Wozniak Forms Committee to run for 46th ward Alderman

CPS teacher Erika Wozniak has formed a committee to run for Alderman. Renner Barsala of Haymarket Books is on board to work on her campaign, likely as treasurer. Wozniak is vehemently against the TIFS that Ald. Shiller created. Both of the above mentioned are new residents of Uptown. Should be a fun election season!

    Based on everything I've read, Ms. Wozniak is an Uptown resident and a teacher. She appears to have an interest in helping to create a thriving community with strong services for the ward -- especially public schools. I followed the sign controversy and am familiar with ONE Northside (which has several members of the clergy from various faiths on its board, so I'm not sure how one can make an argument that they have a "commie agenda").

    Obviously people who have commented here want to organize against her candidacy (or possible candidacy -- I don't see anything announcing that she's formed a committee). That's your right. But the smear campaign appears to be pretty thin, if your main talking points are that the possible candidate threw a "hissy fit" and that she has "commie supporters."

    As for me, I'm going to go outside to enjoy the sunshine. Seems like some of you should do that as well.

Ordinance violations

Does anyone know if there is an ordinance violation regarding the moving of a metal garbage receptacle from its city placed spot to another one a block away. A person in my building doesn’t like that there is one placed on our corner (she thinks it attracts rats ). Last nite sometime after dark she rolled it down the street and placed it a block away. TIA!

  • Heartland Alliance has an interpreter business in the Broadway Bank building. A lot of social service agencies need language skills: World Relief, Refugee One, Iraqi Mutual Aid, Thresholds, Trilogy, etc.

    This may be a bit out of left field, but I know hospitals such as Illinois Masonic use interpreters to help them communicate with patients. It also seems like Swedish Covenant has a large south Asian clientele. Perhaps the interpreter could contact their HR department.

  • we recently had to replace ours and used Roto Rooter. WE were in a bind and needed it fast, and i do believe we were overcharged. (total $1400); The pump comes with a 10-year warranty, and parts & labot one year warranty.
