Plumber Recommendations

I live in a 5 story 1920s condo building with 10 units. There are a total of 4 plumbing riser stacks (galvanized) in the building. We have these risers routed out every year. Our contractor is recommending we route the risers twice a year now.

I am looking for recommendations for reputable plumbers with experience in vintage buildings. We are interested in getting professional opinions on such topics as:

1. Should we even be routing the pipes given their age and potential frailty?
2. Is power flushing a better option to routing?
3. What is remaining useful life and potential approaches to replacement?

Thanks much for any and all suggestions!

  • Power Plumbing will give you a straight, complete answer before they do anything, They are not only the best plumbers in the city, they are the best in all the trades.

  • Thank you North Center guy! We appreciate the endorsement!

Sushi Mura officially closed, TOD development coming
Southport Corridor - Chicago, Illinois. Sushi Mura officially closed, TOD development coming
    http://southportcorridorchicago.blogspot.com
  • Is it just me or does it seem these TODs are putting many mom and pop businesses out of biz!
Sushi Mura now and soon Rise sushi will close as well to make way for new construction.
These new developments don’t seem to be cost efficient for independently owned businesses that used to make Southport a quaint cool street for neighborhood businesses.
    Am I missing something here?

Hi there Ellen. I share the same concerns as you when it comes to the loss of mom and pop stores in our neighborhood. I do want to point out that the cost of rent can actually be cheaper for retailers in a TOD than a building that requires more parking.

With a TOD, the developer has more rentable space than with a building with parking which does not have as much return on sq/ft. In turn they have less pressure to charge higher rents to make up the difference. I think Southport is losing mom and pop stores since national chains can pay more.

The street is a victim of it's own success.

Know a great Property Management Company?

I live in a 10 unit vintage (circa 1924) condo building. We are very unhappy with our property manager for too many reasons to list. Can anyone recommend a Property Manager who is responsive, proactive, and helpful in keeping an older building well maintained? Thanks!

  • I'm looking for a couple of guys willing to get under a crawl space and clean it out, level it out and put down plastic for vapor barrier. There's some cinder blocks thrown under there, uneven dirt.

  • Meg, great reply. Nice to see you not blow a gasket over getting responses that veer from your direct request or that don’t quite get you to the next step. Most people over here lose it when that happens and it turns into a free for all.

    Let us know...

Let us know what you end up doing. Hysterical in regards to people not wanting to do anything. In my 7 unit, it’s me as a treasurer, the oldest guy in the building as President, and the next oldest guys (who are selling) doing it all. Beyond that the rest fall off the face of the earth. Scary thought. Can totally relate to your herding cats reference.

Pullin’ for you, good luck. That 200k elevator special assessment ( insert crying emoji )

Am I the only one who thinks the overnight parking ban on Halsted is ridiculous?

I try not to drive much, but I do occasionally and sometime driving makes sense because I'm not the closest to the neighborhood. I was probably within one minute of getting towed the other night. The signs are very confusing and on top of like 6 other different signs. Literally everywhere else in the entire city, it is known that any of the METERED street parking spots are free after a certain hour. I don't think many people are checking for a separate sign since this is literally the only spot in the city where they have this. Most people just see the metered Park Chicago sign and see it's past 10pm or whatever and think alright it's fine to park here. The only thing that saved me from getting towed was I saw actual cops writing tickets and towing cars when I was walking away from my vehicle and was wondering why. Then I went back and saw the not prominent at all overnight parking ban signs right next to the metered signs. Is it really necessary to waste police resources on this? This is also the first time in this city I've seen actual cops writing parking tickets instead of meter maids. If the "Car parties" were such a big problem, all that is going to do is make people do the same thing on Broadway instead of Halsted. It's a nightlife district, people are going to be loud, there's no stopping that.

  • d3 NoHo

That's not a problem unique to Halsted though. Uber and Lyft are making this entire city congested. If only we had some sort of regulated transportation....

  • I was just in Boystown this past weekend & not only was I towed ($170 cash) but also hit with a $100 ticket under my windshield wiper once I got my car back. I agree with you & Ed H especially about making the signs more prominent. I parked right...

I parked right by Sherman Williams, paid my couple bucks to have my car covered til 10pm; didn't even see the towing sign til way later when the towing guy pointed it out down the street! A lesson learned the hard way, that's for sure.

Any other home owners out there have a problem with homeless on your property?

We have one person and he often has friends with him and they perch on the side of our building being noisy, drunk, foul language, littering, etc.

Aside from calling the police, what do you do? This is really a problem in the summer. Our house has become a gathering place for them.

He often hangs around Challenger Park, Irving and Sheridan and Montrose between Kenmore and Sheridan. He has a large cart.

Thank you.

P.S. Yes, we've tried talking to him - nothing works. He's scary, very hostile. Starts screaming and cursing.

  • Yikes. I wonder why you preface your question with "aside from calling the police"? I'd call them. Every. Single. Time.

Super Friendly Tuxedo Cat missing

hello! my extremely friendly black and white male cat Myshkin is very curious and loves people. He's very interested in everyone's apartment and may have tried to follow you in. He's a long kitty with a lot of fur and a very fluffy tail--he also usually has a little bit of painless but noticeable build up under his right eye. We live on Barry right off of Clark, so he was probably somewhere within a few blocks of that. If anyone has seen him (or if he's made himself at home in your house), please let us know as soon as possible, we've been looking everywhere and are really worried. thank you!

We adore Myshkin and have tried keeping him inside because we know the risks as well. He was so unhappy when we did that we felt it was worse for him to be inside. We take him to the vet often, try to play with him as much as possible, and have a regular meal schedule for him. I understand why you feel that way, thanks for your input.

What about getting your back porch, if you have one, glassed in so he can look outside.
Also check out Jason Galaxy's website, he is a cat behaviorist and may have some good advice on how to keep your cat calmer, and more of an indoor cat.

Looking for pet friendly one bedroom !

Hi all -

I know these posts are common, so I apologize in advance.

I’d much rather rent with private landlords more than brokers / large management companies as I haven’t had the best experience with them.

If any landlords have pet friendly one bedrooms available now - June please private message me.

Thank you!

  • I’m a real estate agent and would love to help find you a spot. As a renter there is no fee at all for my services. Let me know. Thanks!

Erika Wozniak Forms Committee to run for 46th ward Alderman

CPS teacher Erika Wozniak has formed a committee to run for Alderman. Renner Barsala of Haymarket Books is on board to work on her campaign, likely as treasurer. Wozniak is vehemently against the TIFS that Ald. Shiller created. Both of the above mentioned are new residents of Uptown. Should be a fun election season!

Wow -- is this thread negative. Is Cappleman feeling threatened?

Based on everything I've read, Ms. Wozniak is an Uptown resident and a teacher. She appears to have an interest in helping to create a thriving community with strong services for the ward -- especially public schools. I followed the sign controversy and am familiar with ONE Northside (which has several members of the clergy from various faiths on its board, so I'm not sure how one can make an argument that they have a "commie agenda").

Obviously people who have commented here want to organize against her candidacy (or possible candidacy -- I don't see anything announcing that she's formed a committee). That's your right. But the smear campaign appears to be pretty thin, if your main talking points are that the possible candidate threw a "hissy fit" and that she has "commie supporters."

As for me, I'm going to go outside to enjoy the sunshine. Seems like some of you should do that as well.

  • Ukirain2015 Uptown resident

    K,
Thank you for the tip. I’m already enjoying my day.
There is no smear campaign. Let’s wait and see, as for One Northside, you skipped over the reported abuses, or is the fact that they have clergy from various faiths mean that there was absolutely no abuse. Selective reading
    Doesn’t make anyone informed .
Enjoy your day, no need to further the discussion as we clearly disagree on many levels.

Ordinance violations

Does anyone know if there is an ordinance violation regarding the moving of a metal garbage receptacle from its city placed spot to another one a block away. A person in my building doesn’t like that there is one placed on our corner (she thinks it attracts rats ). Last nite sometime after dark she rolled it down the street and placed it a block away. TIA!

  • I think it would help to list all skillsets on this thread

certainly this great American gained more than just interpreter experience during his or her service.

    good luck to your friend.

  • Heartland Alliance has an interpreter business in the Broadway Bank building. A lot of social service agencies need language skills: World Relief, Refugee One, Iraqi Mutual Aid, Thresholds, Trilogy, etc.

  • K in North Center longtime North Side resident

This may be a bit out of left field, but I know hospitals such as Illinois Masonic use interpreters to help them communicate with patients. It also seems like Swedish Covenant has a large south Asian clientele. Perhaps the interpreter could contact their HR department.
