Concrete stair repair and iron railing repainting contractors

I saw a post on this same topic from 2014, but was looking for more up to date information. I am looking for a contractor to do concrete repair on the front steps of my house. Specifically, I have a crack and separation along the base of the first riser at the walkway (see photo). Other than this there is no major problems with the concrete. Ultimately, what I would like to have done is crack repair, new parge coat, and iron railings prep and paint. Looking for suggestions on contractors used for similar projects in my area. Thanks in advance.

  • Ken Most interesting man in the world

anything they use to fill the separation will fall out eventually. short of replacing sidewalk fill with a good flexible material.

  • Thanks Ken. That’s why I’m looking for a contractor to give me some guidance as to whether it should be patched or if the walkway should be mud-jacked or some other magic that would give me a lasting repair. I appreciate your response. Thanks again.

Crazy Number Of Homes For Sale!

Walking through my own Chicago neighborhood and Elmwood Park, I'm noticing an unusual amount of homes up for sale! I've been here for over twenty years and have never seen it like this. This is scary!

  • Spring is when people who may have been trying to sell last year put their house up again for sale. You also get those who are 'testing the waters' so to speak. They might be interested in what sale price they can attract but aren't fully committed to sell quite yet. Pretty normal to see a big increase in signs as the weather warms up.

They also are doing many complete renovations, get crime out and watch area change.

Pulling Permits?

Has anyone ever had a city inspector actually come out to examine any work being done on a home after applying for the necessary permits? Is it just a money grab?

    Yes.

There are tons of nightmare scenarios that far outweigh the cost and perceived hassle of pulling a permit. I've had acquaintances not be able to sell their homes without deals falling through, massive demands for credits, lowering the selling price, etc. because they were penny-wise pound-foolish and didn't pull permits for work. I've also known of developers/contractors/homeowners having to rip out work after getting caught so the inspector could inspect wiring or pipes and/or face fines. Even if you never plan on selling, you may have an insurance claim denied for non-permitted work.

There are plenty of reasons to pull them. It's just not worth it to skip the permits.

Making sure a contractor pulls the proper permit ensures that the work is being done according to the building codes. Some of you may view it as a money grab but the codes have been in existence for a very long time and there's a reason why a contractor has to qualify to have a license from the licensing board.Sure, it takes time, work, and the cost you may have to incur, but to me, peace of mind, along with safety and a whole host of other problems will be avoided. Of course, it all depends on the particular building department and the inspector doing his job, but always make sure permits are pulled.

Riis Park Safety?

Hey Guys,

Just finally moved into the neighborhood and noticed the park. It looks beautiful, but overall is it a safe place to go walking/are there better times of the day to go?

I moved from the Portage Park neighborhood and frequented Portage Park itself so was just wondering how it compared to that.

Thanks in advance for any responses!

  • To tell you the truth
nothing is safe today maybe someday thangs
will change for now no and
    congratulations on your new place

  • Agree with SS above - generally speaking it’s a fun place to go in the summer while the sun it out. Great little Farmers Market on Sundays - has a dog park and huge swimming pool. There are some people, like anywhere, who get loud, messy and are a bit shady.
