Are landlords required to fix cracked windows?

One of my inside storm windows just developd a huge crack in it. Not sure how, maybe the cold? I'm in an owner occupied building so RLTO does not apply in the same way. Is the landlord required to fix this?

Please help Duffy dog

On Tuesday, January 15, Duffy, woke up unable to walk and in horrible pain. We rushed him to the vet who sent him to a specialist immediately. The specialist ordered an MRI which revealed one ruptured disc and two compromised discs. Because Duffy is still young and has so much heart and love in him, putting him down is not an option. He’s a dearly beloved member of the family. He was rushed into surgery that night.

On Tuesday, January 15, Duffy, woke up unable to walk and in horrible pain. We rushed him to the vet who sent him to a specialist immediately. The specialist ordered an MRI which revealed one ruptured disc and two compromised discs. Because Duffy is still young and has so much heart and love in him, putting him down is not an option. He’s a dearly beloved member of the family. He was rushed into surgery that night.

Now we are drowning in medical bills of over $8,000. He will be re-learning to walk for the next few weeks and will require therapeutic rehab, which will add to the bills. So we are hoping there are some dog lovers out there who will contribute to our fund-raising efforts and help Duffy heal. I know so many people are trying to raise money these days and people have to make choices. But every little bit helps, so If you are able to contribute, thank you.

West Humboldt Park gentrification?

At some point recently it seemed that HP was going through a slow process of being gentrified, but now it seems to have come to a standstill. For instance, west of california and north ave appeared to be improving and changing for the better, now it seems to be on hold. Has anyone else noticed this?

I know all too well considering I’ve lived on Spaulding and lemoyne since I was a kid and still do no and I would walk to my grandparents who lived on artesian and wabansia and I use to get chased by white gangs like the Stacie’s and Gaylord’s. They would also be on the train tracks(now the 606) and throw rocks at us and threaten us. Since then PR have made the area what it is today and have brought culture to the area. Paseo boricua is visited by many people because of the culture that’s here. Gentrification will push out all the residents who have been here from the beginning of time when the PR first came. The PR people have a sense of community and bonding with all other PR in the park. Since you’ve been around you know what I’m talking about especially in the summer. I just don’t think it’s fair because not everyone is as fortunate as others to have money to stay and it’s being ruined by the hipsters coming in and you’re ruining families because of that. Yes gangs are going away, I live a block north of beach and Spaulding. Activity is slowly going down. But gangs are everywhere. People knew this before moving in.

You are forgetting what HP was like more than a decade ago, so don't pat yourself on the back for what is happening in HP now. The paseo is a no mans land and yes everyone knows how gangs are returning to the park every summer for a few years now with all the shootings and all. Looking at the direction of property values in HP, I would say most people know what HP is like before moving in and what it will be like in only a few more years. PR developers are building homes that sell for over 600K and they are so happy to get big bucks as they help gentrify HP. Change is here, you should enjoy it and stop living in the past. With that in mind, I will agree these PR developers have assisted in making HP what it is today and also the neighbors who have worked so hard to clean up HP.

"do you speak english -- thank god." same EXACT script. her mother's in northwestern, card is over-extended, blah blah blah. i guess word got around that it worked, so the scammers are working it. so adjust your need to respond (if any) accordingly. (by the way, i gave the second scammer the loose bills in my purse. it's a REALLY cold day, and she took the time to give me an education. that's always appreciated.)

    Then I web search the number and look for results with scam in the title. If I find several listings, I block the number.

    I used to rely on 800notes.com, but just found out that it is a scam too. The website owner falsely identifies innocent people as scammers, and demands $500+ to have the listing removed.

  • If you were to tell the collection agencies/lawyers that this is your number now & to remove you from their call list that usually works. I had a similar situation with a phone number.

Please try again."). I can't even verify the name I have is the accurate name of the land owner.

Has anyone run into a situation like this? Do you have suggestions for how I might touch base with the land owner? The land is NOT city owned, as verified by the Alderman's office. Thanks in advance for any help.

    In normal cases, new construction is not permitted on (and parking cars is not permitted on) land under which the subway runs.
    Costly engineering survey/analysis work might be required, before the CTA real estate Department could evaluate/ make a decision on /recommendation on any proposed lease. Good luck.

Upgrade water service on rehab

Has anybody been told they need to replace the water pipe from their home to the city service. I was just informed of this requirement and nobody can point me to the actual code reference. Also, drainlayer/contractor pricing is very hard to find. Any help/advice would be appreciated.

  • I too am looking to get a water main line installed at 1.5" in my 3 flat. I need the line from the main to the B-box and the line from the b-box to the house. Water main is on my side of the street thank god. I just called Terry for a Quote and will fill everyone in on his price. I already received a $14k quote from Mario Roque at Escamilla plumbing and a $16,900 quote from Apex Plumbing. Hopefully Terry can come under them all.

    well, big, i have lived here, in the same location, for 40+ years.

    when i came here logan blvd itself was peaceful (tho Kedzie blvd and Wrihgtwood w of the square were the badlands) - but people who walked even 1 block n or s of logan put their lives on the line because it was a shooting gallery with scumbanger corner boys peddling their poison on street corners and gang signs tagged on the fronts of buildings, and of course up and down the alleys.

    with investment, the scum were driven further away (score one for gentrification!) ... but never out. they were always there. they are always there.

    so sure, if there's no gunfire outside your front door don't worry about it, big. if armed robberies and armed assaults are not occurring on or around your block then h3ll - don't give it a second thought. and even if they are, big, you are free to ignore them, secure in the solitude of your own home.

    the people who post here (and who should also be dialling 911) do not do so to boast. what an insult to them to suggest that is their motivation.

    they post here and elsewhere as a Neighborhood Alert to let others know what is happening, where, when, and how often.

    my point is that social media postings are not enough. this increasing level of gun violence on OUR streets requires us to take an activist approach to the problem. march. protest. make our voices heard. city hall and CPD HQ respond to that when it's on the 10 o'clock news.

    and yes, it is increasing and it is spreading to parts of the community that have been peaceful for 30 years.

    1) drop a live one into a pot of boiling water. it will thrash around and make a fuss because it knows it is in jeopardy. this is the equivalent of moving to the area around 69th and Paxton or Roosevelt and Sacramento - two particularly lethal locations. from the moment you park there, you know you are in the wrong place if safety is of concern to you. i know this because i have worked those areas - in the middle of the night.

    2) but drop the lobster into a pot of cold water and turn up the heat - it gets cooked without ever knowing what happened. this is the equivalent of living in LS. this is the equivalent of thinking the situation isn't an imminent danger, whatever is going on will go away, and it's not on your doorstep so why should i worry.
    so, big, if you want to stick your head in the sand, that's your choice to make.

    but i love LS. i care dearly about my neighbors. i know, understand, and have studied crime patterns city-wide for decades. the street shootings in LS have increased over the past 12-18 months. moreso over the past 8 months - just as they have become more brazen. the most recent ones have nothing to do with us - they are warring scumbanger factions and we are just caught in the middle.

    it is a trend.

    and since even a handgun bullet can travel through open space for up to a mile - perhaps 1/4 mile in a dense city environment - no one who ever HEARS gunfire should EVER feel safe. if you can HEAR a shot then it CAN reach you.

    i want my neighbors to realize that and to start raising holy h3ll NOW before the water in this pot gets any warmer.

    and if you don't like what i have to say, just mute me, because i will not stop saying it until people wake up.

Gunshot at Cortland and Armitage

Does anyone have any info on this? I thought I heard a single gunshot around 5:30pm on 1/9 but second guessed myself and didn’t call the police and now the police have the street cordoned off at Cortland and Albany with detectives looking around. Quite a bit of police activity.

    There was a family store at the SW corner Dickens and Albany run by the Pold family. The group I ran with hung out there and Palmer Park in the 1960's. Pretty quiet back then. Haven;t been there in a long time. I wonder if it is still a store front.

9:30 pm, about 5-6 shots fired, then police activity. Anyone know what’s up?

  • I live on Mozart and heard a woman at the end of the block speaking with the cops. She said they looked outside after hearing the shots and saw 4 people running down Mozart towards Armitage. I think she was also describing a dark sedan driving by but didn't say it was speeding away or anything. Best bet, at this point, seems to be a gang-related shooting.

Peoples Gas Pricing | Survey

Hey Loganites-

I get a monthly email comparing my gas usage with similar homes to ours. Apparently, we are super inefficient compared to homes of similar size. We live in a north facing, late 19th-century brick cottage home with radiate heat. Most of the home is original, as there is no real insulation between the brick and the original plaster. Windows are fairly new and our house is around 1900 square feet. Our December bill came in around $270.

What are you gas bills? Thanks!

    you can rent a infrared thermometer with a screen that will show you all the 'cold spots' in your house. Its pretty cool! It becomes very clear where your problems are.

  • I pay to heat 3 residential units (don't ask why) and I am always surprised when I get those usage letters telling me how well (or not) I am doing compared to my neighbors. According to those, I must leave the front door open on one unit and hardly heat the others!!! Neither of which is true so I am also curious as to how they make their comparisons...by the way, I keep my house at 68 in the day and 60 at night.

Logan Square forgotten waterfall: Olson Rug Company Park (Diversey @ Pulaski)

4000 W Diversey at Crawford Road (Pulaski). A Logan Square resident saved iron bridge at top of Olson Falls from scrap yard when the park was torn down in late 1970s.

    My business was a 20 year tenant in the building immediately north of the parking lot that was once the Olson Park and Waterfall. At the time of the waterfall that building (2850 N Pulaski designed by Alfred S. Alschuler) was the ILG Electric Ventilating Company of Chicago. It closed in 1990 or 1992. At the same time as the construction of the waterfall and park Mr ILG bought land in NIles in 1934 to create a park for his employees and built the Leaning Tower at 6300 W. Touhy. The family later donated some of the land and the tower to the YMCA. The Y deeded it to the Village of Niles and the Village recently refurbished it. It would be interesting to know if there is any records of interviews with Mr. Olsen and Mr. ILG discussing their two highly unusual public spaces.

Hi neighbors! This is driving me crazy. I live in a building with 3 units and once upon a time we had 3 green garbage bins for our building in the alley. Soon two had disappeared and we only had one bin for our whole building which obviously filled up quickly. I ordered new ones through the city's website. Right after getting these beautiful, shiny, new bins, one was stolen and another was replaced with a different older bin (our address was clearly marked). Now I have noticed that recycling bins are starting to be stolen throughout our alley -- there's seriously only 2 recycling bins on our whole block now. One day while taking out the trash I witnessed a man on a bicycle stealing a recycle bin and riding off, wheeling it with his bike. He was using it to fill with things from the donation bin in a nearby parking lot...I could see all of this happening. I didn't do anything, but perhaps I should have reported this? I was in a hurry and didn't want to stare at this guy because he didn't look very friendly.

Does the city charge for replacing trash/recycling bins? Should I be ordering new bins or should I report to the landlord? Is this a common problem?! I never had this issue in previous buildings after living in the Logan/Humboldt area for 14 years and am quite steamed!

  • This has happen in my neighborhood Chicago and Ashland. It was so bad people were throwing their garbage in the alley and all the rats came. I saw one on my porch and was trying to eat through my screen. We have called for replacements and they were delivered but they have gone missing again. Our address is on the front.

  • I have heard that thieves use recycling bins to haul their loot. Don't know if that's true in this case.

    Maybe the city should install GPS trackers to find out where they're going.

Wilmot Properties currently demolishing 2942 W North Avenue

Residents of the 32nd and 1st ward should be interested in the fact that Wilmot Construction have made multiple large donations to both Alderman Waguespack and Alderman Moreno. This building was a contributing element to Humboldt Park, which is on the National Register of Historic Places the building faces it on North Avenue just east of Humboldt.
