I’m pleased to share an update on the development of 5150 N. Northwest Highway. The City has issued a demolition permit, and the construction of the new storage facility on the northern end of the site is expected to begin this spring. The zoning and Planned Development ordinances for the storage facility passed the City Council last year. As for the proposal for housing for veterans and people with disabilities, the non-profit developer, Full Circle Communities, remains committed to pursuing this development, but in a revised form. In response to community feedback, Full Circle Communities has adjusted the proposal to include 75 units, 25 fewer than originally proposed, with a smaller overall footprint and fewer three-bedroom apartments. By reducing the number of three-bedroom units, we can further ensure the development’s minimal impact on our local schools and area traffic. Full Circle submitted a revised proposal to the Illinois Housing Development Authority for the low-income housing tax credits that will make the construction of this $26 million building possible. I continue to strongly believe this development will be a great benefit to our community. The building, which will be primarily designed for people with disabilities and veterans, will be green-rated, and each unit with feature condo-quality finishes. The elevator-served building will feature 15 units built as accessible to residents with disabilities, with the remainder of the units immediately adaptable to accessibility standards as needed.The elevator-served building will have community amenities including entertainment and fitness rooms, a library and business center, outdoor recreation space, and a dog run. The first floor will consist of approximately 5,000 square feet of commercial/retail space and 40 on-site parking spaces, more than is required for a transit-oriented development like this. The building will feature 5 studios, 16 one-bedroom units, 16 two-bedroom units, and 38 three-bedroom units. Fifteen units will be offered at market prices, while the rest will be offered on a sliding scale determined by household income. The building is expected to generate 120 union construction jobs and additional long-term professional service jobs. Additionally, it is expected to generate $75,000-$100,000 in annual property tax revenue. I look forward to continuing the conversation in our community about responsible new development, particularly centered around public transit.     This FAQ has been updated to reflect changes to the original plan that was unveiled on January 26, 2017. A rendering of the new proposal will be shared as soon as it becomes available. Mixed-income housing includes diverse types of housing, including apartments, townhomes, and single-family homes for people with a range of income levels.

Last week, Farnsworth hosted an interactive open house to gather community input on the new turf field they're slated to receive. In 2015, 45th Ward residents voted to allocate $100,000 of the discretionary budget to this project during the Participatory Budgeting process. Last year, as a part of a $36 million fund for neighborhood schools, Chicago Public Schools provided the remaining costs for this project. I hope you will join me on Thursday, February 15, between 4:00 pm and 6:00 pm at Farnsworth Elementary, 5414 N. Linder, to view draft designs and provide additional feedback.
