Good coffee shop near Palmer Circle?

Looking for a good coffee shop near Palmer Circle. Anyone know of a place where you can sit for an hour or two on a laptop, order a cup of coffee and not get the evil eyeball from the wait staff?

  • Gaslight on Fullerton sounds up your alley. It is about a half mile from Palmer Square. Lots of folks work/study there, as it tends to be more quiet than other places. I also like cafe mustache (completely different vibe, less fancy and stylish, more cozy). It's on Milwaukee just west of California.

  • La Strada just opened on armitage and california.

  • La strada has wifi, outdoor tables, good fresh juices, sandwiches, and the usual coffee and sweets. owner's name is george and seems super nice.

Chihuahua Running Loose in Logan

There's a skiddish chihuahua with no collar or tags running amuck around Kedzie Ave and McLean. I saw him almost run into Kedzie traffic. I, along with some neighbors tried to lure him/her toward us, with no luck. Every time we get close, she/he barks and runs away to hide. This is right near Armitage, and I'm so concerned that he's going to get hit by a car.

  • @ Veronika - Not 100% sure if we'll keep the lil dog yet. We will see how it goes over the next couple of days. Why, are you interested in taking it ?

  • @Geoff, Okay this is definitely the dog I was trying to save. I'm only a couple houses down from you, and he ran into what I think is your backyard. Hung around the front for a while, but couldn't see him, and assumed he had taken the leap across Kedzie.

Too bad he was out there for days, but so glad he's safe now!!

The house is not abandoned and it is not a story of little old grandma. I see twenty-somethings coming in and out of there all the time.

I know some neighbors have already explained the problem to them to no avail they just let it grow au naturale.

Anybody have experience getting able bodied neighbors to do the right (and lawful) thing?

  • Hayek Not FDIC Insured | May lose value

Yeah it looks like Travis cleared it just a little while ago. THANK YOU TRAVIS!!

The apron/parkway was really the "weed" issue which has now been solved. The vines aren't my concern except for where they encroach the sidewalk - giving the vines a little TLC once in awhile should take care of that.

A big thank you Everyblock - it's totally cool that we were able to connect like this.

  • Cool. Anyone on here feel free to come on by if they have any concerns or just want to chat. Honestly landscaping is just a low priority. I'm likely to be more reactive than proactive.

I'll trim back the berries when the fall harvest is over. Come and take some. They are ripe when they are pink.

Please call me if this is your dog! 630-399-4225

  • PAWS will likely transfer the pup to CACC for the stray hold, but they can take it back for adoption through them when the stray hold is up and if not reclaimed by it's owner. The hold period at CACC won't be cozy, but I highly doubt the pup will be there for any time past the stray hold.

  • Should you decide to directly place her in a home for adoption I would also be happy to mret you at a vet so you know she was getting a check up right away.

Bolt Cutters - SAVE A TREE

does anyone have bolt cutters that could take off this pad-locked chain that is strangling and killing this tree? also, who is the artist that has the lock key?

logan blvd side of new wave coffee and nail shop about 3107 west logan blvd

  • I'm in the process of moving, and I noticed that a tree outside my (soon-to-be former) building has a massive termite infestation.
Oh poppyboy, as you are apparently the tree surgeon of Logan Square, please come help!

  • If you do indeed have a termite infestation, you need to contact the city immediately!

Are you sure they are termites...and this is serious actually.

Red Lion Logan Square Now Open

I drove by this place yesterday and saw they were open for business early in the morning. Looks like we've got a new neighborhood bar.

  • Hayek Not FDIC Insured | May lose value

I actually stopped by to try out lunch the other day and they were closed. Can't blame them, I guess on a weekday.

Don't mind the look of the place though. The décor was not bad as some people have made it sound at all.

  • Jason W Lifelong Chicagoan

I've seen some pretty decent crowds in there on Fri-Sat. Considering the lack of liquor, they seem to be doing OK.

That being said, any body want a clear tempered glass 30.25 x 30x25 frameless shower enclosure for a song? (google Vigo frameless 32x32 shower enclosure - no base included; brushed nickel hardware). If you pick up I will sell it to you for peanuts. It's over 200lbs of shower so need at least a couple guys w/ a truck or large van to pick up. I will sell it for less than 1/2 msrp (LESS THAN HALF), NIB.

  • I haven't used these guys yet myself but have them noted for a future bathroom remodel. I've heard good things.

I have used Creative Glass and Mirror for an all custom tile base frameless shower stall, and they installed including readjustment by taking it back and grinding to fit the sloping floor etc.but they were not cheap (close to $2000). In a more standard installation, I have used the Dreamline frameless shower door that is available online at Faucet Direct for about $600 (door+12" wide stationary glass for an alcove, so no sides), and they have glass available at increments of one inch, with further adjustments made at the wall end with an adjustable aluminum extrusion, so it may be possible to find one that fits. Also, when one of the tempered glass pieces imploded while installing it, they said no problem and sent me a replacement, with no charge. I hope this helps.

As a longtime resident I wasn't overly thrilled a bar was replacing provenance. We need locally sourced retail in our neighborhood, as this helps grow the core of what we are all about. I have shopped and supported provenance for over 6 years and was very upset they were leaving their space. I attended a community meeting a few weeks back and was completely surprised by what I heard. Most importantly, these were 3 local residents I.e. small business owners. They planned to keep a retail component w/ their business model, adding produce also & plans to expand to a full on wine/packaged goods & retail component in the building. This wasn't just a bar as what I read on here and provenances FB page. I was very disappointed to find out though that provenance, who started this campaign to stay in the spot via reaching out to the alderman, is now playing dirty pool.

The owners of provenance have quietly spread the word they may be staying. It appears they are threatening to remain in the space unless they are compensated by the building owner in an effort to block the new owners from buying the building. Was this the advice of the alderman interactions? To play the role of poor me then threaten to squat to block a sell of the building? Did the building owner or new owner do something illegal here by giving them 60 days notice to vacate after not agreeing to extend their lease per Provenances FB page? If this is true, Shame on you Provenance for rallying support of our neighborhood, then trying to extort payment because apparently it's only your right to do business in the space.

Signed,
a very disappointed FORMER customer.

  • No, I do not know the owners, although this came from someone privy to the situation. You are correct though, you and I do not know the situation. Does anyone who was at the community meeting remember the business owners I.e. buyers to confirm this???

  • Does any of this really surprise anyone? It's how business is done in this town forever.

This is the same dog that was running the streets on McLean and Kedzie for days which other people also posted about. Other posts seem to think the dog lived somewhere along Palmer St near the Police station. This dog spent the last two nights hiding under my deck. We live on Kedzie between McLean and Armitage. Finally, last night we were able to bring it inside with some food. It spent the night and is doing well. It was very scared and skittish at first but finally let us pet it this am and is becoming more brave by the minute. I think all is going to be fine for the little dude at this point. We wont be letting it out in the streets to get run over. If all goes well, maybe we'll hang onto this little dude. However, if anyone knows the owner or has any contact info please send my way. 312-771-0895. Thanks.

Provenance Food and Wine to close Sep 27 & what you can do about it

In a nutshell, new landlords didn't renew their lease and they will have to vacate by September 27.

http://chicagoist.com/2014/08/07/provenance_food_wines_logan_square.php

Apparently, Alderman Moreno wants to help, so calling all neighbors to call/write the Alderman to help Provenance stay at its current location through the holiday season. This is the only way the owners will at least be in a position to consider keeping the store in the neighborhood, given the financial burden of moving. The alderman's chief of staff's e-mail is Raymond.Valadez@cityofchicago.org.

The questions you pose are imponderables, and have existed since the birth of government. Why did one who pled his case before Hammurabi deserve to be recognized before the thousands of other cases that could have warranted the emperor's attentions? Ask, and you may or may not receive. Provenance asked, they received. As for the standard you seek to understand, that answer can only be provided by Hammurabi, err...the Alderman's office. Kedzie construction crews ringing doorbells before 7AM

So now that the water main is done, Kedzie is getting repaved! This is awesome and I appreciate the city doing this job right.

While I realize the person who is parked there may appreciate it, most of the doorbells you ring will not be that person. Perhaps they sleep later than 6:50? Or perhaps they (like me) have a sleeping todder who will will be cranky all day when woken over an hour early?

IMO they should just tow the cars. The signs are posted and the construction is obvious.

I pretty sure they will, based on the 30 day restricted parking. It needs it!

ComEd fridge recycling program

Hi. Has anyone used the ComEd pickup/recycleing program? Did they pickup when they said they were going to? Did you have to wait around all day? They must've had quite a response because they used to pay $50 not $35.

https://www.comed.com/home-savings/rebates-incentives/Pages/refrigerator-recycling.aspx

  • It's because it is a energy savings program. They are supposed to recycle old energy inefficient frigs that are working, to get them out of use. Lots of people look for these to put in a basement or garage as a second frig not knowing that they use so much electricity that they are actually paying more to have these frigs. The pay back on a new frig can be 5 years or sometimes less. This is the only appliance in your house that is on 24/7/365.

  • Thank you John! That makes sense!

Why haven't I done this myself, you ask? Because a few rats and copious spiders are currently lodging in there, and I'm a scaredy-cat (no offense to cats) and I just can't. Any suggestions?

Oh, also taking recommendations for a tree removal service (it's a medium sized mostly-dead old apple tree). Thanks!

Each time I call, I talk to a receptionist and then I am transferred to a voice mail where I leave a message and never get a return call. The last time I called I told the receptionist that I had left several messages, so she said she would give the right person my contact information, and I still never heard back. I was calling about simple things such as: recycling for our block and what can be done about all the solicitation material that is left on our front steps and gates. I even called to try and make an appointment with the Alderman to discuss items in person since I work until 5:30 and cannot make it to his Monday community meetings by 6pm, but did not get a call back. His website says “An operator will take your contact information and record your issues and concerns. Then you will be referred to the proper staff or receive a call back.” But this is not true. Has anyone had any luck with Alderman Maldonado’s office?

  • Any additional thoughts, now that campaign season began?

  • Megan60622 Humbolt Park Resident

Hey ms.cleo, this is an open avenue for peoe to express their thoughts on the issue. And in any organization, the one in charge is the figure head and ultimately responsible for the issues, failures, and successes. Maldonado does not represent us well. Ask the families if closed Lafayette school on Augusta. Snarky retorts are not helping matters - we need to have frank discussions if our alderman will not respond to calls, emails, ratters, personal visits, etc.

Where do you browse?

Hello Neighbors,

I'm going to be renting out an apartment soon, and before you all pile on, no this is not an ad.

I'm curious where everyone searches for apartments these days. Craig's list all the way? domu? Flyers in the men's room of the Two Way?

Thanks for the input!

The Agent does that for you. Its a time versus money issue. Every once in a while you might get it done with one applicant. Which would be great. But, realistically you will have numerous people apply who can't afford the place, have bad credit, will want to view the place but aren't ready to move.

I call Landlords all the time for my customers and I can sometimes call 6-7 places before someone picks up. So, figure if I am doing that then imagine how many other people are doing that as well.

Don't misunderstand me, you will save money by doing it yourself. you have to decide what is more important the money you save or your time.

Good luck with that. Let me know if you need assistance.

But I have a lot of friends who did pay someone to help them. Good luck!

Move out and withholding security deposit question

I'm moving out of my current apartment next week and have learned the new tenant is moving in the day after I leave. According to the landlord, their new lease starts the day after I move, which I presume would void my lease and payment obligations owed for the remainder of the month. Can anyone direct me to where in Chicago's Landlord Tenant ordinance it confirms I won't owe rent once the new tenant takes possession? I can't for the life of me find it but want to be armed with the proper info should it come up during security deposit return.

Thanks!

  • People calm down, you don't even know what the landlord is going to do, why don't you talk to the landlord that you have had a "great landlord/tenant relationship" with for 4 years before you get yourself and everyone all riled up.

  • Gee Susan, if you read the thread, you would have seen I did finally talk to the landlord. My initial question was asking for someone to help me find the citation in the RLTO that states he's ending one contract while starting another, and my needing to know the legalities surrounding it.

Fall into sinkhole brings $2.27M verdict for mail carrier
By Marc Karlinsky, Chicago Daily Law Bulletin

A Cook County jury awarded a postal worker $2.27 million after he snagged his foot in a sinkhole on a Logan Square mail delivery route.

During the litigation, the City of Chicago admitted it knew about the sinkhole in the marked crosswalk at Altgeld Street and Kimball Avenue and did not repair it before Wantan Montgomery, a carrier for the U.S. Postal Service, fell in.

In March 2009, Montgomery was pushing a mail cart and could not see the sinkhole as he walked over it.

He twisted his knee as he fell and suffered a torn anterior cruciate ligament. He had it repaired with a bone graft and with two additional surgeries, followed by two years of physical therapy.

Montgomery filed a lawsuit against the city in 2009, alleging city officials knew about the sinkhole for at least six months and failed to repair it...[truncated]

Gentrification has little to do with race and everything to do with supply and demand. Or do you think that only white people like to live in nice neighborhoods?

Why are Chicago's streets so bad simply because the city cannot get it around their heads to be consistent with the kind of material they use when different departments, and different entities have to do work under them???
Is it any wonder there are potholes?

Trash/Garbage Collection

To those of you who live in a "commercial" building (more than 4 units in the building), who do you use for your garbage and recycling collection? We currently use Waste Management, but are looking to switch providers -- especially if we can get a lower fee -- as I believe our fee is borderline exorbitant.

  • We use republic/allied waste and i am pleased. We have both recycling and garbage and once a week pick up for both. We pay $165/month. I have never shopped it but I feel that is reasonable.

  • Ed

We use groot, 6 units is about $162 per month. We have a dumpster and two recycling cans.

  • NFT LS landlord and resident

I shopped around and City Waste was the best offer with the best terms, but it was bought out by Waste Management. I would advise to avoid Flood Brothers at all costs. They evaded my letter requesting the cancelation of my contract and said they never received it. I called...

They evaded my letter requesting the cancelation of my contract and said they never received it. I called the local usps and the carrier said they refuse to accept letters every day, my guess is that's based on whose contract is up. I had to pay an attorney to get them to acknowledge receipt of the letter and cancelation of service. They also removed the dumpster with no warning, leaving me with no dumpster for a week until I could secure a new one from WM.

when I called the city about rats in my alley and seen crossing the street & sidewalk, they came out and did an inspection, made some recommendations to help prevent rat hiding places. I looked around in the alley where rats seemed to go and found a hole at the bottom of a dumpster across the alley from me. I called the owner of the dumpster and he was concerned and had the dumpster replaced. That solved our major rat problem. It was like a rat diner in the dumpster, rats would go in and out of the hole, we finally saw rats coming out of the hole and that is how the hole was found. Check around your area for any possible rat 'homes/diners', keep contacting the city to come out and inspect the area. Check for overflowing garbage bins/dumpsters, contact the owners. We also did our own rat baiting with rat traps, all this helped. FYI - I feel the plastic garbage bins contribute to rat problem, wind blows lids open, they tip easily and have holes chewed in them, the metal cans were better. Good luck.

hotrock - the rats can climb up the plastic bins and open the lids far enough to get in.

on raccoons - i forget the name of the parasite, but they carry one that is very dangerous for children. i've had raccoons walk into my open LS garage while i was in there. absolutely stay away. yes, they are soooo cute and will eat out of your hand but NEVER feed them or they will move into your house. these pests caused over $20,000 damage to a home my parents once had in the burbs. and the filth ... omg, you have no idea. they had to tear out every ceiling in every room.

Stolen Brooks B17 Black Saddle and Thomson Elite Black Seatpost

I locked my bike to the bike parking U Stand across the street from Irazu at 8pm this evening and returned at 11:30pm to a bike with one less saddle and seat post. So if you come across a Brooks B17 Black Saddle (w/ a scuff on the top near the rear) mated to a Thomson Elite 250mm 27.2mm black seat post (w/ NiteRider Cherry Bomb post) please let me know where you saw it.
I understand the chances of someone coming across are slim to none, and that it's my fault for locking my bike up outside, I just wanted to put the message out there. This also feels somewhat like venting...
Thanks

I've heard of filling the Allen head with wax and then pressing a ball bearing in it to slow down wrench-yielding POS thieves. I guess glue would serve the same purpose. I came across a company in the UK, Atomic22, that manufactures security fashioners for bike components. Looks like they have a great solution, similar to a locking lug nut on a car wheel where you need a special "key" to remove the bolt. It is somewhat pricey and has a complicated ordering process.

How would I go about scanning the bike fencing facebook groups if I'm not on facebook?

  • You can't scan most of the fencing groups unless you're 1) a FB user and 2) a member of that group. I scanned a couple that I follow but didn't see anything like what you described pop up (yet).

Also, never apologize or claim fault because some piece of sh*t decided to jack up your ride. It's their fault for being the sh*theel dregs of society, not yours for simply owning something.

"Micro-Apartments" Plan for Car Wash Across from Post Office

Neighbors -

A developer is asking for an upzoning from C1-1 to C2-3 for the old car wash across from the post office so he can build 56 "micro-apartments" on the site.

Apparently there will be a public meeting on the proposal on Wednesday - try and make it - 6:30PM at Haas Park.

At $1,000 for a 320 square foot convertible you're looking at higher rental prices comparatively then the most expensive rentals located downtown or in River North (which tend to run at about ~$3 sq. ft.). I don't think this building will reach capacity under its current business model. We have zoning for a reason... I'm sure this building will get approved and will still be called "micro" apartments, but the unit count will likely come down to something like 35 units at the most.

  • Bearmosa Resident of Hermosa

Case in point: they've reduced the number of units again down to 28 studios and 28 one- and two-bedrooms. No more "micro" apartments. http://www.dnainfo.com/chicago/20140828/logan-square/logan-square-micro-apartment-plan-gains-support-but-parking-issue
