Fall into sinkhole brings $2.27M verdict for mail carrier
By Marc Karlinsky, Chicago Daily Law Bulletin

http://www.chicagolawbulletin.com/Elements/pages/print.aspx?printpath=/Archives/2014/03/07/Sinkhole-Verdict-3-6-13&classname=tera.gn3article

A Cook County jury awarded a postal worker $2.27 million after he snagged his foot in a sinkhole on a Logan Square mail delivery route.

During the litigation, the City of Chicago admitted it knew about the sinkhole in the marked crosswalk at Altgeld Street and Kimball Avenue and did not repair it before Wantan Montgomery, a carrier for the U.S. Postal Service, fell in.

In March 2009, Montgomery was pushing a mail cart and could not see the sinkhole as he walked over it.

He twisted his knee as he fell and suffered a torn anterior cruciate ligament. He had it repaired with a bone graft and with two additional surgeries, followed by two years of physical therapy.

Montgomery filed a lawsuit against the city in 2009, alleging city officials knew about the sinkhole for at least six months and failed to repair it...[truncated]

Gentrification has little to do with race and everything to do with supply and demand. Or do you think that only white people like to live in nice neighborhoods?

Why are Chicago's streets so bad simply because the city cannot get it around their heads to be consistent with the kind of material they use when different departments, and different entities have to do work under them???
Is it any wonder there are potholes?

"Micro-Apartments" Plan for Car Wash Across from Post Office

Neighbors -

A developer is asking for an upzoning from C1-1 to C2-3 for the old car wash across from the post office so he can build 56 "micro-apartments" on the site.

Apparently there will be a public meeting on the proposal on Wednesday - try and make it - 6:30PM at Haas Park.

More here:

At $1,000 for a 320 square foot convertible you're looking at higher rental prices comparatively then the most expensive rentals located downtown or in River North (which tend to run at about ~$3 sq. ft.). I don't think this building will reach capacity under its current business model. We have zoning for a reason... I'm sure this building will get approved and will still be called "micro" apartments, but the unit count will likely come down to something like 35 units at the most.

  • Bearmosa Resident of Hermosa

Case in point: they've reduced the number of units again down to 28 studios and 28 one- and two-bedrooms. No more "micro" apartments. http://www.dnainfo.com/chicago/20140828/logan-square/logan-square-micro-apartment-plan-gains-support-but-parking-issue

Who's not cleaning up after their dog?

It would seem that lately anywhere I walk there are giant disease bringing piles of filth all over Logan. I know there is a fine for not cleaning up after your animal and as a fellow dog owner this person is giving us a bad rap. I love this neighborhood and the last thing I want is for people to step in this.

Looking to sublet an apartment

This is a total long shot, but wondering if anyone has any leads on someone looking to sublet an apartment for approximately 4 weeks (9/24-10/20, but dates are flexible).

Ideally the place would accommodate two adults, two cats, and a dog, but we have other options for the pets if not pet friendly.

Any leads would be greatly appreciated.

Thanks neighbors.

I have a lead on a spacious apartment in Ukrainian Village that should be available for those approximate dates (friends of mine heading to Europe for a bit). Let me know if you'd like more information.

Callahan pitched the first no-hit game in American Baseball League history on September 20, 1902 as the White Sox beat Detroit. Callahan played pro ball for the Philadelphia Phillies (1894), Chicago Colts (1897), Chicago Orphans (1898-1900; the Orphans become the Cubs), and the Chicago White Stockings (1901-1903) and Chicago White Sox (1904-1905; 1911-1913. Callahan shifted from right hand pitcher to infield and outfield positions during his versatile playing career. He was also White Sox manager for several years (1904- shared with Fielder Jones; and 1911-1913). Callahan also played for our Logan Squares team and then managed the Squares after his White Sox career. In 1910, the Logan Squares played Rogers Park team at old Comiskey Field in the first night game in baseball history under artificial lights.

another new hyperlocal site for our neighborhood

I just ran across this today and thought I'd share - it's called NextDoor and has some similar offerings to EveryBlock but I wouldn't really call it a "competitor" because it has some distinctly different purposes such as allowing you to choose skills / knowledge you have and then people can seek out the help of others for things like a handyman, pet sitter, etc. Kind of a neat idea.

If you're interested in joining, it's free and I don't benefit from you using my link or anything, but here's an invite link: https://nextdoor.com/invite/vjyzbcnhsrxuukvsmbrd

Over Night Blue Line Construction

Our bedroom face the Western Blue Line stop. We are used to sleeping through the standard train sounds, but last night, they began night construction and we were awake for the entire thing. Although loud, the actual machinery is tolerable. What kept us up was the intermittent sound of boards or something similar being thrown from the el into large metal dumpsters on the ground. Every time I dozed off for a second, BOOM! Anyone know how long this is supposed to last? Should they be throwing materials from the tracks? I am exhausted.

  • Can you go on the website and get more information about construction?

Sadly, city services has different 'rules' as I learned from 606. But file a complaint with the city anyway...everyone needs to sleep...

When Jim Mitchell said, 'It's a developer's first shot across the bow, clearly designed to maximize the draw for high-value, national tenants," he was right. I've done this dance with developers a few times before and they'll compromise to come closer to "community" demands. But they do have a bottom line and odds are the alderman knows what it is. If you're really concerned what happens, you've got to organize a coherent group and have a stick and a carrot. The stick is usually bad publicity for the alderman and the carrot a hearty handshake. If Colon is stepping down, though, you need to pose a threat to his obvious successors who he might owe a favor and get them to endorse your development agenda (whatever that may be) publicly. But if all you care about is having your property values go up and having a few nice stores, save yourself the work. Logan Square is already on the hipster trajectory to gentrification and bound to be the next Buck Town or Lincoln Square. The question is, who do you love? Right now I'm on my knees praying that Avondale doesn't become hip and I'm glad that Hot Doug's is closing.

“I've indicated to all potential buyers that a grocery store that can handle the narrow site is what we would push for on the site. It's hard to tell who will get the contract,” Waguespack said, echoing many resident complaints that the bustling neighborhood is lacking a conveniently located grocery store.

According to Paul Sajovek, Waguespack's chief of staff, developers at Terraco Real Estate Development & Management said they have a contract option to purchase the site and have issued preliminary concept plans to the alderman's office. Terraco manages a Trader Joe's in Evanston along with more than 100 other large lot markets.

Community meetings on the site's future will begin when the sale and a further preliminary plans are established, Sajovek said.

Dilapidated store fronts on Kedzie and Armitage?

Hi all. Does anyone know the story of the store fronts attached to the Walgreens on Kedzie and Armitage? There aren't any "for lease" signs, but it's a serious waste of space and I hate that they are just sitting there. Thanks for any info.

From what the guys at the video store said, the smoke shop is expanding AND a coffee shop is going in. My guess is that the smoke shop's inside (west) wall will extend all the way to the north wall so the coffee shop doesn't have to share an awkward entrance with it.

Anyone know what happened at the BP station on Fullerton and California

It was a bit weird, there was a Fire Marshal SUV and a Police SUV, some older people sitting down, and then what appeared to be a family gathering on the side but they didn't look distressed. It seemed like nothing bad happened but I couldn't tell.

  • The lights on the Police SUV were flashing too.

  • I heard it when it happened. Just a strange THUNK kind of sound. From what I can gather, a left turn happened when a right should have and the lady that was driving hit the BP instead of California avenue.
Her son had to pick her up.

  • I walked by right after the incident happened -- it seemed like someone had driven into the gas station.

The exhibit will feature the church’s art as well as items on loan from Vesterheim Norwegian-American Museum in Decorah, IA. These items are by artists who exhibited at the Norske Klub during the ‘30s and ‘40s. Another artifact is Roald Amundsen’s skis which he donated to the club. A Sons of Norway flag which was flown over Amundsen’s camp in Antarctica will also be on display.
The Norske Klub was founded in 1905 and the building on 2350 N. Kedzie opened on July 4, 1917. Orchestral evenings and plays were presented at the Norske Klub, and in 1920 a tradition of annual art exhibits was started.
The Logan Square area of Chicago was home to many Norwegian clubs, churches, and choruses as well as the Norwegian Lutheran Memorial church.
During the exhibit there will be displays of Norwegian cultural arts and demonstrations of Rosemaling, knitting, etc. The recently-designed, original Illinois bunad ( traditional folkdress) will be shown on August 16 with other bunads. Learn about handmade knives at the exhibit on August 30 and 31.
Information on the Viking ship from the 1893 Columbian Exhibition and 2014 tour dates will be available. EIGHT PALMER SQUARE HOMES TO BE FEATURED ON 2014 HOUSE & GARDEN WALK SEPTEMBER 13

Popular Late Summer Showcase Hosted by Logan Square Preservation to Include Gardens and Church

CHICAGO – Elegant restored or preserved residences on or surrounding Palmer Square, once home to bicycle icon Ignaz Schwinn, will be open for public view September 13 during the Logan Square Preservation 2014 House & Garden Walk. Visitors enjoy relaxed interior tours of stately turn-of-the-century homes led by trained docents who provide insight on history and architectural significance.

The event also includes access to four striking area gardens and the Old Holy Resurrection Serbian Orthodox Church, the first religious institution of its kind in Chicago.

Most homes and gardens on the walk are located on Palmer Square, a pocket neighborhood of Logan Square, one of Chicago’s most historic and vibrant communities. The seven-acre Square recently was redeveloped by the City to include a children's play space, walking trails, soft surface jogging trail, open lawn areas, lighting, seating, and landscaping.

Visitors are highly encouraged to take in the Walk at a leisurely pace and also explore the surrounding neighborhood, now home to many award-winning, ethnic and eclectic restaurants.

The House and Garden Walk runs from 10 a.m. to 5 p.m. Advance tickets are now on sale for $25; day of event tickets are $30. Those interested can purchase tickets on Sundays from noon to 2 p.m. at the Logan Square Comfort Station, 2579 N. Milwaukee Av., or by visiting this link online https://squareup.com/market/logan-square-preservation. Request further information from logansquarehousewalk@gmail.com.

This year marks the return of this popular late summer event hosted by Logan Square Preservation, a long-standing non-profit community organization with a rich history of preserving the homes and unique character of the neighborhood and its Boulevard network.

He said that it is good to know because he feels that they are 'slipping' in the work and that the Alderman (?) have allowed movement of equipment at 7 but they are not supposed to have heavy work before the allotted 8 a.m. time.
i said ..nicely..that while we are happy with the trail, he should remember that we are dealing with rats displaced and dust and noise...and also, I have experienced 'rudeness' by the workers, which is not necessary because we are all gracious to them.
He did ask if it was 'city' workers and he stated that there are both.... and I said that I knew for a fact that it was not city workers.
Anyway, I think now that we have his numbers and this continues, he is a contact for us all to at least get a good nights sleep.

Upgrade water service on rehab

Has anybody been told they need to replace the water pipe from their home to the city service. I was just informed of this requirement and nobody can point me to the actual code reference. Also, drainlayer/contractor pricing is very hard to find. Any help/advice would be appreciated.

I am also rehabbing a single family which was previously a 2 unit. I also had 3/4 service in for 2 full baths and 2 kitchens. I had to upgrade to 1 1/2 service which was an additional $11k. I really only added a 1/2 bath and W&D but subtracted a kitchen. The water pressure was not that great before, but not sure $11k was worth the upgrade in pressure. I will say this price was far and away the best price I found. I was quoted as much as $20k for the same project. $11k included permits, trench, all the new hardware they had to install (meter and some other thing I forgot the name of) and the concrete work to repair the road and sidewalk afterward.

There are a small number of plumbers who even do this work because they have to carry extra insurance and have a posted bond with the city - so basically your options are limited. Basically you have to take it, swallow the pain of the exorbitant price and look forward to your new beautiful home. Of course I am still waiting for the beautiful home almost 2 months after it was supposed to be done.

  • TR Resident Logan / Avondale

Also - if you want that plumbers name, message me. He was the cheapest, although the concrete work was not the best.

Is This Your Bike?

This bike has been secured in front of Unity Park for over a month and I've not seen it moved. It looks like someone stole the seat last the past weekend and I imagine other parts will start disappearing soon.

Provenance Food and Wine to close Sep 27 & what you can do about it

In a nutshell, new landlords didn't renew their lease and they will have to vacate by September 27.

http://chicagoist.com/2014/08/07/provenance_food_wines_logan_square.php

Apparently, Alderman Moreno wants to help, so calling all neighbors to call/write the Alderman to help Provenance stay at its current location through the holiday season. This is the only way the owners will at least be in a position to consider keeping the store in the neighborhood, given the financial burden of moving. The alderman's chief of staff's e-mail is Raymond.Valadez@cityofchicago.org.

CCkeys, you really need to relax and calm down. All people are doing are sharing their opinions on the matter.

Meanwhile, what types of disputes do aldermen mediate and which do they not? I assume disputes among condo owners is a 'no.' But can I call in the alderman if I am a renter in a six-flat owned by a landlord and the landlord does not renew my lease because he's converting to condos and satisfies all of the legal requirements for choosing not to renew the six leases? Does the situation change if two of the renters are unemployed and can't afford to move?

What about if the local well regarded handy-man has a dispute amount the fees due on termination of his contract with a commercial business owner? Does that warrant alderman mediation? Or is only retail commercial where such intervention is warranted?

Do both parties need to request the alderman's intervention, or can one party call him in? If one party solicits the alderman to intervene, is the alderman considered to be intervening on behalf of the requesting party? If not, what assurances does the non-requesting party have that there won't be any retribution from the alderman for failure to acquiesce to the alderman's recommendations?

I just want to make sure I understand the standard for when the alderman's 'objective' intervention is warranted in an otherwise legal, arms length transaction.

Andrew-I think public officials would label the answer to all of your questions under the heading, "constituent services." The questions you pose are imponderables, and have existed since the birth of government. Why did one who pled his case before Hammurabi deserve to be recognized before the thousands of other cases that could have warranted the emperor's attentions? Ask, and you may or may not receive. Provenance asked, they received. As for the standard you seek to understand, that answer can only be provided by Hammurabi, err...the Alderman's office. Everyblock's users won't provide your sought for objectivity.

Report Unsafe Logan Square Intersections

The Active Transportation Alliance is apparently collecting data on Chicago's unsafe neighborhoods. There's a form you can fill out at: http://www.activetrans.org/blog/kwhitehead/tell-us-about-most-unsafe-crossings-your-neighborhood. I just completed this form for the intersection at the south end of Logan Square itself (Kedzie and Logan Blvd.). Feel free to 2nd my nomination or submit your own!

  • RubyRed Dancer, Drummer, Cyclist

    Done. Wabansia and California sucks.

  • Jon

I really hope something can be done about Western and Logan intersection in my lifetime. I could make a huge list of bad intersections, but had to stop myself at 3.

Cyclist attacked at Western & Logan

Early this morning, around 2:30 my boyfriend was biking home from work when a car began to honk at him. At the light with the highway overpass, 3 young men got out if the car, sprayed him in the eye with pepper spray, knocked him off his bike, punched him in the face and head. He threw his bike at them and fought back and eventually other car arrived and the assailants fled.
Thank goodness we hope he will be ok but likely the offenders will never get caught.
Be careful out there.

  • Michael, do you remember what kind of car it was?

  • Sadie, I had a hard time remembering a lot of details, even immediately after the attack. I wrote down as much as I could, but it was all a blur. I think it was a 4-door car, possibly a hard-top convertible (I think I remember the top part of the...

Sadie, I had a hard time remembering a lot of details, even immediately after the attack. I wrote down as much as I could, but it was all a blur. I think it was a 4-door car, possibly a hard-top convertible (I think I remember the top part of the car being a different shade than the bottom part of the car). I couldn't even give the detective a description of the guy who was swinging at me beyond about a head taller than 5'7" (my height), muscular, White or light-skinned Hispanic, and dressed preppy like he was coming from a club.

Fresh Market Place Open Date?

Hello! Does anyone know when the Fresh Market Place on Western (about three blocks north of Armitage) is set to open?

  • Hi Paul! Are you part of the new store's team?

I gotta tell you, we are SO EXCITED for the opening!!! We're really close neighbors (we live across the street!) so we are just dying to see the new place.

Please let us know of the opening party you guys have plan and WELCOME!!!

  • Hey Cristian. Thank you very much for you interest. I am part of the store's new team. We are all extremely excited to get the store open!! We had some setbacks in construction but the store has really turned out nice. We did a complete gut and demolition of the old Danny's, so everything is brand new. I look forward to meeting everyone. I will definitely keep everyone posted on the opening party.

Hide yo' dogs: canine sexual predator alert

So, I was walking down Schubert about 20 minutes ago with my dog and a guy in a bright red conversion van said "Excuse me! Do you want to mate her?" and when I said no and kept walking, he drove off west down Schubert in a hurry.

It was like a cat call, but aimed at my dog. Still: gross.

  • 1. She's using hyperbole. Nostril breathers might find subtle humor in the title.

    2. A rush to defend an anonymous weirdo soliciting unlicensed dog breeding from a van?

    3. This person is not doing this because he just loves dogs so much. It's for money or worse.

    4. Spend a couple hours at CACC.

  • Liz

Thanks, Furious D, that was my intention, and you've summed it up nicely.

Poppyboy is correct in his sentiment. My dog is indeed fixed, and she is a rescue. Backyard breeding is irresponsible and it's sad to see all the unwanted dogs at places like the CACC.

Kathleen Boyle, yes, that's a very nice way to think about it. :-)

Matt H, now that is one hilarious comeback!

First Floor Water Leakage

We live in a newer condo that has experienced leakage on the first floor. We've been researching the issue and have been told it could be drainage along the building or the high water table in the neighborhood, which is even higher this year because of the heavy snows and recent rains. The leakage occurs where the floor meets the wall. Has anyone else experienced an increase in water this year and how did you fix the issue?

So far we have calls out to Perma Seal, U.S. Water Proofing and Atlas. This occurs in the first floor unit. There's no basement or garden unit in the building.

  • It could be a clogged condensate drain. Condensate is the water (condensation) which results from the use of air conditioners. They get clogged occasionally and need to be cleaned out.

  • ht ...

Sounds like window/foundation issue. Pricey to fix, but you are in luck. Since an exterior issue, it becomes an HOA repair, not your individual condo repair.

SFR?

Has anyone been here or does anyone go there? I once peeked inside only to find a large muscular man wearing a white tank top and a fedora doing a crazy club grind toward me. How long has this place been around?

  • I've been wondering about this place too- they opened during the winter and the place looked so cozy there on the corner, but then they were closed all winter and have since been open at such random times. I did see a big noisy crowd standing outside the place a few nights ago, but I couldn't tell if they were patrons or not.

  • Live down the street and my wife and I stopped in last winter when they opened. Met the owner who seemed a little more than clueless in the restaurant/bar industry. I give him credit for trying but he doesn't seem to have business skills and that comes across clearly. Great...

Live down the street and my wife and I stopped in last winter when they opened. Met the owner who seemed a little more than clueless in the restaurant/bar industry. I give him credit for trying but he doesn't seem to have business skills and that comes across clearly. Great location and lots of space. I've stopped by a few times to have a beer. Looks as though they gave up on the food although he put a ton of money into the kitchen. Hopefully he is able to partner with someone who can help him out. Otherwise I'm afraid it may go the way the previous neighbor "BLITZ" went.

Logan Square Int'l. Film Series

Hi Folks: I may be very late in asking, but is the Logan Square Int'l. Film Series still going on at Comfort Station on Wednesday evenings? I can't find anything on it...

  • So, did the Wednesday night movies at Comfort Station just up and disappear, or is there something more to the story?

  • Silent movies on Tuesday nights in August, with accompaniments by live musicians. "The Lost World" is scheduled for tomorrow night.

  • Actually, their main series is always on Wednesday nights (for aug/sept/oct/nov). facebook.com/squarelogan is where they post events for film screenings. They have other film events on other nights (like their once in a lifetime series). Highly recommend you check out their FB!

Rent A Carpet Cleaner

Hello All,
Does anyone know the best local place to rent a carpet cleaner from? Or is it just best to pay a company to come do it. We don't have a lot of carpet in the house, so I thought it would be raise to just do myself. Thanks in advance.

  • One more thing, you might want to check out Amazon Local, Groupon and LivingSocial to see if they have any cleaning deals. they don't come up as often as vent cleaning, but worth a web search. Also Post Office moving coupons sometimes has one, and I have seen Sears steam cleaning coupons before as well.

  • Serendipity, just got an email yesterday on a Amazon Local deal. Carpet Cleaning Services from DryGreenMachine LLC- $49 for 750 sq ft, $65 for 1000.
