Lost Keys

Hi neighbors,
I dropped my keys this afternoon while I was out walking my dogs. While I re-walked the path several times, I cannot find them! If you notice a set of keys (should include apartment, bike lock, and a really obnoxious pink key charm from Claire's).

There is a faux fireplace, stained glass windows, ceiling fan, and the front of room is all windows, so lots of light. The apartment is on the second floor so it feels like you are in the trees. Moved into the neighborhood last August, and since then I've noticed that my next door neighbor allows his 3 dogs to defecate in his back yard (which I have no problem with.... it is his yard). The issue is that he never cleans up. About once a month his landscapers come by and rake up some of the feces, but a lot just gets pushed to the fence line.

This ends up breeding TONS of flies in the warmer months. I put out traps when I moved in last summer, but they stink terrible themselves, and only somewhat help.

It's made being in my yard or on my deck absolutely terrible in the summer months. Hundreds and hundreds of flies are buzzing around the yards and the bites are terrible!
I plan on talking to my neighbor as it gets warmer, but wanted to know if there is any ordinance or law regarding waste in a yard.
I thought about pesticides, but with a newborn in my household and his animals on his yard, I'd hate to use it on my property and risk any adverse effects...

I plan on building a bigger, non-chain link fence in a year or two; but its just not in the budget this summer... And it wont really help with the flies anyways.

Two Towers/Max Gerber Development 2nd Community Meeting

The 2nd Community Meeting for the old Max Gerber Project (The Two Towers), at 2293 N. Milwaukee Ave, will be Monday, March 30th, at the Haas Park Fieldhouse at 6:30 p.m .

The last meeting was packed and was originally proposed to add 253 rental units in the area near the California L station - that's on top of 52 now permitted at 2340 N. California and 120 planned to open in Spring 2016 at 2211 N. Milwaukee.

  • Andrew - fair enough re: comprehensiveness and apologies for my short sighted/overall rude tone of the comment.

    Regardless, I'd just argue that this makes it seem like this is all new development when some, in fact, might be rehabs and result in a reduction in overall units. Maybe add a new color for rehab vs. new construction?

I moved the Milshire and Mark Fishman's building at Milwaukee/Diversey into a new "rehab" category but left in the new development category those buildings which are being rehabbed but are changing use from commercial to residential (i.e. - the Gap Outlet building).

Missing Pitbull Puppy

A couple of people have emailed me about a post I made on EB a while ago about getting a red light camera ticket dismissed based on the fact the "MAKE" of the vehicle is listed as "OTHR" on the ticket, even though from the photo of the violation you can readily tell the "MAKE." The municipal code I cited in that old post seems to be different than where the rule is now, so I wanted to update the information.

Municipal Code 90-100-030 (b) (in part):
"The issuer of the notice shall specify on the notice his identification number, the particular parking or compliance ordinance allegedly violated, THE MAKE (my emphasis) and state registration number of the cited vehicle, and the place, date, time and nature of the alleged violation and shall certify the correctness of the specified information by signing his name as provided in Section 11-208.3 of the Illinois Vehicle Code, as amended."

Illinois Code 625 ILCS5/11208.3 (2) (in part):
"With regard to automated speed enforcement system or automated traffic law violations, VEHICLE MAKE (my emphasis) shall be specified on the automated speed enforcement system or automated traffic law violation notice if the make is available and readily discernible."

If you can discern the MAKE from the photo, you can try this defense. It worked for me, because in law, ALL of the "elements" (requirements) of an ordinance must be true to find the person guilty of the infraction.

When I went to the hearing, I printed out copies of the ordinance and state law, and made sure I had my vehicle registration with me, and that you could tell the MAKE by the photo. It worked and my ticket was dismissed. I have no idea what might happen if you mail this in. Maybe someone is willing to try it and see what happens.

BTW, I am not a lawyer, and this is not legal advice, just a neighbor passing on some info.

    stephc27 cites the codes. You can goggle these and should get to the places in the code where that is, and print it out.

    Sorry, stephc27, that it didn't work for you. I read recently in the paper that a lawyer is doing a class action suit to challenge the red light tickets, and one of the arguments seems to be not having the Make on the ticket in violation of the ordinance.

#73 bus schedule

Does anyone know the best way to advocate for an extension of the #73 Armitage bus schedule? Right now it stops before 7:30 on weekends, which no longer matches community need, especially once the trail opens. I'd appreciate any guidance. Thanks!

  • It would be nice to have a Clybourn/Elston circulator bus that might run from Diversey/Elston to North Avenue then up Clybourn back to Diversey/Elston. It seems odd that none of these shopping areas are serviced by mass transit. Maybe the businesses would even subsidize it?

Anyone see a car wreck on Belden last night?

This is a total shot in the dark, but I'm wondering if anyone who lives on the block of Belden between Kimball and Spaulding may have happened to witness a (probably) large car that was (maybe) reddish or burgundy in color smash into the front side of my parked car?

This piece of human garbage did not leave a note, but did leave an enormous dent in my car.

Unfortunately, unless you figure out who the culprit is, you'll be stuck with the deductible for your collision coverage (assuming you carry that).

Where to sell used mattresses?

My middle-aged mother is moving to a smaller apartment this weekend and no longer wants, needs, or has space for her queen sized mattress and bed frame. I don't really want to go the craigslist route because waiting for a legit buyer (as opposed to a cashiers check scammer) and then trying to coordinate pick up is more of a hassle than I'm willing to deal with this weekend. Logan Square Dog Park

Anyone have any updates on the Logan Square Dog Park? After it was approved last year the blueprint was on the Park District website with construction to begin Fall 2014. Obviously that hasn't happened. Any info would be appreciated.

In one of the incidents, the man was wearing a dark sweatshirt with pink lettering of the phrase "We Trippy Mane," blue jeans, beige boots and earrings in both ears, police said.

So this won't be have 'SRO' /single room occupancy zoning. And to me the units are not very MICRO...or cheep. (I think the article might be mixing up the 1000sqft 2 bedroom with the 1500sqft 1 bedroom).

To me this seems like a good fit for a busy corner right by the El. This should help spread the revitalization of Milwaukee Ave further northwest.

    Personally, I would NEVER pay anything close to that. I mean, my condo is half that and 1.5x the size (lol it's small) of that. But hey, it's not for everyone. Would you rather have this person rent one of these new ones and spend there cash here or take up some of the rental stock that's already dwindling as that's their only option in the area and force someone out of a cheaper apt?

    I would say that it's better to get together with 2-3 friends and rent a floor of a two flat. Economically, that is the best way to go, and how most savvy young people have been doing it here as long as I can remember. Since wages have basically remained flat since 1980, any independent (ie:not reliant on Ps) young person has limited options as they whittle away at their college debt.

This topic has been addressed here ad nauseam, I don't think the offenders are reading Every Block- you know, pick up your dog poop! This afternoon, someone actually flagged a dog poop. I am not sure what to make of it- If you want to see this- take a look, I took a picture. (for some unknown reason, Everyblock pics are not going through)

    Want to stop people from leaving dog poop behind? Take a photo of the offender, put it on fliers and post them all over the neighborhood. While it is an action, a flag doesn't connect the offender to the offending act. I love my neighborhood but I am sick and tired of having to tightrope down the sidewalk (and now, the curb!) to avoid dog feces. It was a nicer place to live before Logan Square got hot and started attracting lazy and inconsiderate dog owners.

Water Bill

I know this has been a recent topic, but my (metered) water bill arrived today. Last March, my water bill was $83.40. This March, the bill is $177.49! I sure hope my tenants understand when they get a big increase in rent this year. And no, I don't have any leaks.

  • You might want to install water saving shower heads (if you haven't done so already).

  • Our (single family) bill went up a lot last time because we used a lot more water with our whole house humidifier. Almost double the amount with the cold temps. Maybe that's just us, but we used a lot more volume this winter.

Internet service provider in Avondale

I'm moving to Avondale next week and was told RCN doesn't service the area. What alternative providers are there?

    You all have been so helpful and thanks for the insight. I'm going to miss RCN which won't service the area. I've decided to move forward with Comcast for the first 12 months at $29.95, then may switch to AT&T to keep the good deal in a year. Thanks again!

    At least three times a day my internet goes out which also means TV. It can be anywhere from five minutes to three hours. We call and once they had no idea why so sent a new router. Since then they just tell us to change some network address but we have to do that multiple times a day??

    As you can see it's been bery frustrating. Also the speeds test out about 14 down and I'm paying for like 40 or 50. They also have no resolution for that.

Question on property taxes whistle blowing on exemptions.

I was told that when a property is sold that the Cook County Recorder does not notify the Cook County Assessor or the Cook County Treasurer. I see just around where I live home owners exemptions are being taken by Developers who have owned the property over year and home owners that rent out their homes. I see just around where I live home owners exemptions are being taken by Developers who have owned the property over year and home owners that rent out their homes. If you look at the Cook County Treasurer site the properties are in the former owner's name and the developer have paid the lower tax because the home owner's exemption is still applied. Also does the assessment show the value of the old homes that have been majorly rehabbed and worth a lot more. How often does someone go out and look at these properties. Or people getting senior exemptions when it's not a single family home and has rental apartments.

Before they raise our property taxes shouldn't there be a more efficient and effective ways of determining what real estate tax is due on each property?. Instead of raising our taxes shouldn't they make sure everyone is paying what they are suppose to pay?

    I tried and tried for years to get my property taxes transferred to my name after my divorce, the mortgage company had no problem taking care of this. Now, the bill comes listed as "Taxpayer of or current owner", no name at all!

Development around Kedzie/Armitage?

Does anyone know what's happening in the building across from Scofflaw (MuveMusic building) on the NW corner of Kedzie and Armitage? My boyfriend received a hint from someone at Scofflaw that "something good" was coming, but no more details were offered. I also wondered if anyone had heard any plans about anything coming into the other vacant buildings on the north side of Armitage in that general area (for example, there are a few vacant storefronts between the cleaners and Walgreens, east of Kedzie)?

Mulch by the truck load

Are there any places nearby that sell mulch by the truck load? Or is there a way to rent a truck (Home Depot) and go get a truckload of mulch? Our building has a mulch bed that runs the entire parkway of a half block. We've had the outfit that mows our tiny yards install and refill it in the past, but wouldn't mind doing it myself if the economics are right. And I've looked into going to Home Depot, or something similar, and buying by the bag and that did not seem like a reasonable option.
