5 story 'Micro' apartment building approved for 2328 N. Milwaukee Ave

According to dnainfo:

So this won't be have 'SRO' /single room occupancy zoning. And to me the units are not very MICRO...or cheep. (I think the article might be mixing up the 1000sqft 2 bedroom with the 1500sqft 1 bedroom).

To me this seems like a good fit for a busy corner right by the El. This should help spread the revitalization of Milwaukee Ave further northwest.

  • jb, the idea is "what 23 year old has $1,200 a month to spend?"

  • Alan.. You're probably wrong.

A 23 year old might not, a 25-30yr old single "young professional" would pay that much to be near all the "cool" bars and be right by the train to get to work. I'd never pay that much but people certainly will.

Found cat - Milwaukee & Sawyer

Found a young male grey tabby on our porch this morning. Collar but no tags. Very friendly, but seemed scared to be outside. We are keeping him safe inside.

  • Just this morning, I brought a friendly stray, which had been beat to a bloody pulp, possibly by a dog or another cat, into the Tree House clinic. They're transferring him to an ER. Make no mistake, any outdoor cat, feral or someone's pet, can suffer an excruciating plight.

  • time and again, it's posters that work...put on the corner lamp posts and in neighbors' doors. the owner -- or someone who recognizes the cat and knows who it belongs to -- may contact you. a lot of older pet owners are not looking online...

Mulch by the truck load

Are there any places nearby that sell mulch by the truck load? Or is there a way to rent a truck (Home Depot) and go get a truckload of mulch? Our building has a mulch bed that runs the entire parkway of a half block. We've had the outfit that mows our tiny yards install and refill it in the past, but wouldn't mind doing it myself if the economics are right. And I've looked into going to Home Depot, or something similar, and buying by the bag and that did not seem like a reasonable option.

AT&T Internet Issues

Anyone else in Logan/surrounding neighborhoods having problems with the Internet since last night? I haven't had a chance to call yet but was wondering if we were the only ones. We already hate our service anyway--this might be the straw that breaks the camel's back!

Also not available in our area! He made certain that we shouldn't be charged unless they try to fix something on one of our home devices (e.g. ipad, computer, etc) which I know for a fact they won't be even touching. I have had my fair share of angry phone calls to AT&T so I am ready to have another if needed :) I will get that number from you if it's necessary though!

    Nick,
I personally have used Bluesky Roofing for my deck (they do more than just roofs) and I am pleased with their work.

A note about the roof deck. First you will need a permit; many contractors will tell you will not. The homeowner is responsible for getting the proper permits. Also, adding a roof deck is not always as easy as it sounds. Unless you are replacing a legal existing roof deck, you will most likely need to upgrade the structure of the roof. The city code requires decks to be built with a 100 pounds per square foot live load, people standing on it, plus the weight of the deck, roofing, sheathing, etc. Thus wherever you place the deck, the roof structure under it needs to meet this requirement, which means tearing up the roof, sheathing and working on the structure, then replacing the roof, and then adding the deck.

If the building has no existing roof deck, most likely it was built for a 20 pounds per square foot live load for maintenance work, with other considerations such as snow loads, roof ponding, etc, which will could cause a serious life safety issue if the deck is packed with people. Other considerations also need to be taken into account when building a deck, for example two exits might be required depending on egress travel distance, size of deck, occupant count.

I am an architect with my own practice and have done this type of work before. Call me at 312.945.6208 and we can talk about what you need to do and I can write up a proposal for the work.

    Cheers,

Would anyone definitely know if a neighbors construction workers are allowed on a neighbors property without permission? Or how to handle?

  • I can now see they also dug in between the houses on my property and left big chunks of dirt. I will try to get a hold of my home owner's insurance and I have left a message for a real estate lawyer.

I was told that when a property is sold that the Cook County Recorder does not notify the Cook County Assessor or the Cook County Treasurer. I see just around where I live home owners exemptions are being taken by Developers who have owned the property over year and home owners that rent out their homes. If you look at the Cook County Treasurer site the properties are in the former owner's name and the developer have paid the lower tax because the home owner's exemption is still applied. Also does the assessment show the value of the old homes that have been majorly rehabbed and worth a lot more. How often does someone go out and look at these properties. Or people getting senior exemptions when it's not a single family home and has rental apartments.

Before they raise our property taxes shouldn't there be a more efficient and effective ways of determining what real estate tax is due on each property?. Instead of raising our taxes shouldn't they make sure everyone is paying what they are suppose to pay?
.

  • About 8 or 9 years ago, two new homes went up on my block. One replaced a house was properly reassessed, the other was not and taxed as a vacant lot until the home was sold 6 or 7 years later, even though properties are reassessed every three years. I have tried contacting the media to several stations as an investigation suggestion. I have also put the suggestion on the Cook County site for suggestions. I have also sent this to the Better Government site. There is a lot of loss revenue because of the exemption abuses. We get our taxes raised and cuts are made. You can go to the Cook County Assessors site and see the exemptions on properties around you that shouldn't be taken. I know of at least 4 by my house. I imagine over all of Cook County there would be quite a lot. We need more efficient way of exemptions being applied and recouping the taxes that should have been paid. If the state needs money why don't they look at who's not paying the correct amounts and make them pay. Instead of raising taxes and cutting programs.

Is this your brown tabby?

In the process of searching for my lost cat, I found this sweet brown tabby the morning of Saturday, March 21. Very sweet with a cute squeaky meow. Seems like an indoor cat who may have been out on the streets for a little while-some injuries from scuffles. I took this cat to Anticruelty Society to get medical attention and to find its home, but now he has been transferred to Animal Care and Control. If this sounds like your cat, please check with them!!! Or if you would like to adopt this sweet cat and give him a chance, please contact me!!!

FOUND DOG - Small Female

I picked up a dog around Armitage and Central Park yesterday early evening. I brought her to Chicago Animal Care and Control because I could not keep her and that is where every site and every person I've spoken to has told me to look for my dog. Dogs at CACC dont have very many days before being moved into adoption status so I am posting where ever I can and putting up fliers in hopes the owners are looking for her. If anyone has information about the owners please let me know or pass this info on to them. We go down there frequently looking for our dog and can help out.

After hearing the debates between alderman Arena and John Garrido and hearing their main arguments, my question is what has John Garrido done as a police lieutenant to bring more police officers to the ward since he works at the 16th district police station?

On his website he states "Portage Park is on the front line of this battle, and we need all the resources we can get to keep this and other ward neighborhoods safe. I know and understand how the Chicago Police Department works. As alderman, I will demand that our community is provided with the necessary police manpower and equipment to combat these violent gangs and keep our streets safe."
http://johngarrido.com/issues/public-safety/

At his current position has he demanded more officers be brought to the ward? Many may say that is not his job, but when you google "What does a police lieutenant do?" you get
"As a police lieutenant you lead. You're the frontline commander of the police department. You pass orders from the top level of command to the police sergeants, who in turn relay those orders to the police officers and detectives."

He says he will demand more officers as alderman but has he done the same as a lieutenant? If he has not at his current position why would that change when he is an alderman?

The pipe is allowing some enterprising soul to dispose of waste water without tapping into the city sewer. They are basically dumping their sewage into the alley, which is why there are constantly filthy puddles of water all the way down the east end of that alley, no matter how dry the weather.

If you happen to live at a property that backs up against that alley, please call 311 to report these clowns. I've already reported them, but generally the more complaints the city receives, the faster the issue will be resolved.

Honda Fit Tires Stolen on Belden

Hello All, just a warning... I had ALL of my tires and rims stolen off of my Honda Fit early Sunday morning. It had to have happened after 1am. It happened near 2828 W Belden. They've arrested a number of car, tire, and catalytic converter thieves. One just a few blocks west of me, they were able to nab the guy because he was in the middle of a theft when the cops happened to stop there.Infuriating and frustrating as it is, this is a misdemeanor crime. Arrestees are given community service and a fine. That's if the prosecution can get the victim to testify, which is often a problem of the thieves have gang connections, and it all hinges on the police happening to be at the right car at the right time.

This doesn't just happen in our district - I just sent an email to alderman Mell's chief of staff asking that she co-sponsor an ordinance the the alderman from the 12th district is promoting. It would make it illegal for these "recycling" plants to buy catalytic converters. I'd encourage others too look up the proposed ordinance and ask your alderman to support it.
I've lived in my house here 15 years. The "recycling" plant gets run out of Bucktown, opens up on Campbell, and suddenly grills are getting stolen, bikes disappearing, there's not a downspout on any house for blocks because they've all been stolen. Now it's catalytic converters - and I assume they're selling the tires to some kind of used tire dealer. As long as it's easy for them to sell what they've stolen, the thefts will not stop.

  • Oh no! We also had our tires stolen off of our Honda Civic last month. There have been multiple catalytic converter thefts on our block.

It looks like this is the ordinance, introduced last week:

One of two men shot in separate Tuesday shootings managed to drive himself onto the Kennedy Expressway where he was taken to an area hospital, police said.

At 5:33 p.m. a 31-year-old man was driving his car on the 2900 block of North Sacramento Avenue when another person in another vehicle drove up and shot him, said Chicago Police News Affairs Officer Thomas Sweeney.

After being shot in the neck, the man continued driving and made his way on the the Southbound Kennedy Expressway in the Avondale neighborhood where he pulled over. He managed to get a cell phone from another person and paramedics were called, said police.

The man, who is a known gang member, was taken to Advocate Illinois Masonic Hospital where his condition had stabilized. The on ramp near Sacramento Avenue was briefly closed, said Illinois State Police officials. . . . . . . .

Ugh. Just great. Stupid gang shootings. It's bad enough that they shoot each other senselessly but when they endanger others?! Shooting someone when they are driving?! UGH.

Attempted tire robbery

Someone tried to steal the tires off our Toyota 4Runner sometime between yesterday and this afternoon at 3pm. They were unsuccessful but in the process either rammed the driver side rear door with their car or some object that caused so much damage that the door will most likely have to be replaced. Also, some paneling is missing. Lucikly AAA was able to help put the tire back on and the damage is only cosmetic. We live on Lyndale between California and Sacramento. Just wanted to let everyone know to be alert!

Zoning, Housing and Population Decline

Interesting thoughts from Crain's on population decline in neighborhoods like LP, LS and WP relative to the south and west sides. Includes some good demog maps.

Thanks for posting this. Interesting article for sure. As John points out though, this phenomena is largely due to the ever increasing gap between the wealthy and what is left of the middle class.

Good post & good follow up by Carter. Pro-density people like to talk about how many more people lived in Logan Square in the past. Blindly citing the population decline, ignores the fact that there was a lot of slum level housing, and that we aren't returning to the large families of the 1950s & 60s.

Density is not always a good thing. The CHA high-rises had density, but no one would argue that it was good for anyone. The City should have areas of lower density that appeal to families who want a yard for the kids to play in.

The observation that we are creating economic enclaves is spot on. That's happening in the suburbs too, though. Some 'burbs have become millionaires' clubs, while others are being overwhelmed with new residents living below the poverty line. "Out of sight, out of mind", is still the default attitude towards low income housing.

As for the economics, I suspect that is even more complicated. Lincoln Park doesn't lack for luxury retail shops. The smaller family units that replaced the people there in the 60s & 70s, may have equal or greater aggregate purchasing power. This is an issue that deserves more attention!

Garbage along the 3800 block of W Wabansia

Yesterday I was walking down the 3800 block of W Wabansia between Hamlin and Avers when I witnessed something that stopped me in my tracks.
First of all that whole block on the north side of that street always looks like a garbage pit. Who is responsible for keeping up with the weeding, garbage, and open potholes for that stretch? If this is city property couldn’t cleaning this up be part of someone’s community service?

Ok anyway as I was walking by, a driver of a brown van pulled over to the side of the road, tossed out a plastic grocery bag full of garbage, old styrofoam containers, plastic soda bottles, and such. Then quickly drove away.
Couldn't make out the plates, but the words on the side of the van that I could see said “New Life Community Church Chicago” in white letters. Isn’t that special? Nice message they are sending. NLCC doing good things for the neighborhood! Excellent job for being a part of the problem and not the solution.
Gross to see a representative of a church acting so lazy, entitled and narcissistic.

End of rant.
Give a hoot, don't pollute!

Nick that was fun! I moved to EGP 20 years ago. Al Sanchez sent 40 garbage trucks to clean out my alley which looked very much like the Napal photos. 4 years ago the 28th ward had the most tonnage of fly dumping than any other ward.

Someplaces in Chicago are comparable to disgusting 3rd world disasters.

We all just need to do our part to clean up the city. Some means clean up waste through exposing fraud and corruption.

Thanks for the world view, perspective and context.

  • Exactly, we are not a 3rd world country. Let us all do our part and keep our city clean...no excuses!
