I'm going to be renting out an apartment soon, and before you all pile on, no this is not an ad.

I'm curious where everyone searches for apartments these days. Craig's list all the way? domu? Flyers in the men's room of the Two Way?

    The Agent does that for you. Its a time versus money issue. Every once in a while you might get it done with one applicant. Which would be great. But, realistically you will have numerous people apply who can't afford the place, have bad credit, will want to view the place but aren't ready to move.

    I call Landlords all the time for my customers and I can sometimes call 6-7 places before someone picks up. So, figure if I am doing that then imagine how many other people are doing that as well.

    Don't misunderstand me, you will save money by doing it yourself. you have to decide what is more important the money you save or your time.

Move out and withholding security deposit question

I'm moving out of my current apartment next week and have learned the new tenant is moving in the day after I leave. According to the landlord, their new lease starts the day after I move, which I presume would void my lease and payment obligations owed for the remainder of the month. Can anyone direct me to where in Chicago's Landlord Tenant ordinance it confirms I won't owe rent once the new tenant takes possession? I can't for the life of me find it but want to be armed with the proper info should it come up during security deposit return.

  • People calm down, you don't even know what the landlord is going to do, why don't you talk to the landlord that you have had a "great landlord/tenant relationship" with for 4 years before you get yourself and everyone all riled up.

  • Gee Susan, if you read the thread, you would have seen I did finally talk to the landlord. My initial question was asking for someone to help me find the citation in the RLTO that states he's ending one contract while starting another, and my needing to know the legalities surrounding it.

I was calling about simple things such as: recycling for our block and what can be done about all the solicitation material that is left on our front steps and gates. I even called to try and make an appointment with the Alderman to discuss items in person since I work until 5:30 and cannot make it to his Monday community meetings by 6pm, but did not get a call back. His website says “An operator will take your contact information and record your issues and concerns.Then you will be referred to the proper staff or receive a call back.” But this is not true. Has anyone had any luck with Alderman Maldonado’s office?

In addition to their generous salaries, they also receive funds to hire up to three full time staff, and they have a separate miscellaneous pot of around $73k they receive for expenses to use as they see fit. This is in addition to then average $1.3 million in discretionary funds designated to each ward for infrastructure/community development projects which the aldermen also control and they can decide what is a "community development" project. That is a lot of money being controlled by one person and transparency as you mentioned is sorely needed. The Better Government Association has some really amazing stats and studies comparing Chicago to other metropolitan areas.     I really want to know what specifically they are working on week to week, not just some general statement. Some aldermen are better at this than others but it also seems to be related to how vocal the people in their communities are. They have City Council meetings once a month and then some committee meetings depending on what they are assigned to which they do or do not show up to regularly. I have to report progress to my boss. Since tax payers are effectively aldermens' bosses, they should give us detailed accountings as well. I wish you the best of luck if you decide to run. I think the more challengers there are, the more reponsive the incumbents will be.

A Cook County jury awarded a postal worker $2.27 million after he snagged his foot in a sinkhole on a Logan Square mail delivery route.

During the litigation, the City of Chicago admitted it knew about the sinkhole in the marked crosswalk at Altgeld Street and Kimball Avenue and did not repair it before Wantan Montgomery, a carrier for the U.S. Postal Service, fell in.

In March 2009, Montgomery was pushing a mail cart and could not see the sinkhole as he walked over it.

He twisted his knee as he fell and suffered a torn anterior cruciate ligament. He had it repaired with a bone graft and with two additional surgeries, followed by two years of physical therapy.

Montgomery filed a lawsuit against the city in 2009, alleging city officials knew about the sinkhole for at least six months and failed to repair it...[truncated]

Chihuahua Running Loose in Logan

There's a skiddish chihuahua with no collar or tags running amuck around Kedzie Ave and McLean. I saw him almost run into Kedzie traffic. I, along with some neighbors tried to lure him/her toward us, with no luck. Every time we get close, she/he barks and runs away to hide. This is right near Armitage, and I'm so concerned that he's going to get hit by a car.

Trash/Garbage Collection

To those of you who live in a "commercial" building (more than 4 units in the building), who do you use for your garbage and recycling collection? We currently use Waste Management, but are looking to switch providers -- especially if we can get a lower fee -- as I believe our fee is borderline exorbitant.

  • We use republic/allied waste and i am pleased. We have both recycling and garbage and once a week pick up for both. We pay $165/month. I have never shopped it but I feel that is reasonable.

I called the local usps and the carrier said they refuse to accept letters every day, my guess is that's based on whose contract is up. I had to pay an attorney to get them to acknowledge receipt of the letter and cancelation of service. They also removed the dumpster with no warning, leaving me with no dumpster for a week until I could secure a new one from WM.

Potholes... in august

Anyone else noticed the 2 foot deep pothole on the right side of the road on the freeway entrance from western (under the overpass) months ago the city put up roadblocks and someone was kind enough to throw a giant trash bin into the hole itself.... And there it sits. Sigh.

Stolen Brooks B17 Black Saddle and Thomson Elite Black Seatpost

I locked my bike to the bike parking U Stand across the street from Irazu at 8pm this evening and returned at 11:30pm to a bike with one less saddle and seat post. So if you come across a Brooks B17 Black Saddle (w/ a scuff on the top near the rear) mated to a Thomson Elite 250mm 27.2mm black seat post (w/ NiteRider Cherry Bomb post) please let me know where you saw it.
I understand the chances of someone coming across are slim to none, and that it's my fault for locking my bike up outside, I just wanted to put the message out there. This also feels somewhat like venting...

I came across a company in the UK, Atomic22, that manufactures security fashioners for bike components. Looks like they have a great solution, similar to a locking lug nut on a car wheel where you need a special "key" to remove the bolt. It is somewhat pricey and has a complicated ordering process.

    How would I go about scanning the bike fencing facebook groups if I'm not on facebook?

  • You can't scan most of the fencing groups unless you're 1) a FB user and 2) a member of that group. I scanned a couple that I follow but didn't see anything like what you described pop up (yet).

    Also, never apologize or claim fault because some piece of sh*t decided to jack up your ride. It's their fault for being the sh*theel dregs of society, not yours for simply owning something.

"Micro-Apartments" Plan for Car Wash Across from Post Office

A developer is asking for an upzoning from C1-1 to C2-3 for the old car wash across from the post office so he can build 56 "micro-apartments" on the site.

Apparently there will be a public meeting on the proposal on Wednesday - try and make it - 6:30PM at Haas Park.

I don't think this building will reach capacity under its current business model. We have zoning for a reason... I'm sure this building will get approved and will still be called "micro" apartments, but the unit count will likely come down to something like 35 units at the most.

Has anybody else has noticed a blue house on the NE corner of Kedzie and Bloomingdale? It's literally hard to see through the weed jungle that was probably once a front yard.

The weeds get so tall they literally bury the fire hydrant for that part of the block and get so long that they are encroach the sidewalk. After several weeks go by either myself or a neighbor will go over there just to make the sidewalk and hydrant...

Street Festival last weekend on Blvd. Or lack there of

What was this nonsense festival with no real bands, no local artists, no theme and no attendance. it is all car insurance stands and carnival food. This thing needs to be canceled or repurposed. Correct me if I am wrong, which I am sure someone will.

  • I agree with some of the comments here, I quit going to quite a few that I used to go to because most have turned into a couple blocks of cell phone stands, insurance, chiropractors, overproced bud products and a few bands. Not that I mind giving to charities but a lot of the "voluntary donations" go to the various hoods and to go in and walk for 15 minutes, frankly isn't worth it.

    My wife and I went on Friday night and again on Sunday morning for the outdoor church service put on by St. Luke's. We go to lots of street festivals and so many of them do start to seem the same. I like this one because it has the trees and boulevard to give it a different feel. Logan Square has so much going on, it would be great to try to break-the-formula of Chicago fests and have this one be different and local.

Does anyone know what's happening on the empty lot across from the police station on California and Stave? I noticed part of it's been fenced off and there's a construction trailer on site.     I AM LS is a not-for-profit, with all the boring rules that these organizations have to follow. They can't boot Fishman off the board based on a petition. From what I understand, the board has to vote to remove a member. One of the I AM LS members interviewed said they do not have the votes to remove Mr. Fishman. Regardless of the number of signatures on the petition or the feelings of the community, Mr. Fishman will remain on the board unless he voluntarily steps down, or until they have enough board members willing to cast their vote for his removal.

A developer is in the final stages of approval to build a 5-story 56 unit SRO in the 2300 block of California Ave (California/Milwaukee). The plans were first presented by the developer in April to the Greater Goethe Neighborhood Association (GGNA) in a public meeting where over 120 neighbors attended and the majority opposed the plans. There was a meeting on 8/11 between the developer and the zoning committee held at closed doors, which contradicts what the zoning committee had explained during the April meeting regarding these meetings being open to the public (see news here: http://dnain.fo/1zzNM00). As a result of this meeting, the GGNA zoning committee issued last week a recommendation to Alderman Moreno which had a positive tone about the project and only recommended minor modifications ignoring many of the issues raised by the neighbors in the April meeting (see it here: http://yhoo.it/1vK49qo). Yesterday evening the Greater Goethe Neighborhood Association (GGNA) communicated, via its Yahoo group, that Alderman Moreno is holding a community meeting on this project tomorrow 8/27 at 6:30 pm at Haas Park (notice here: http://yhoo.it/1q25UhZ). This was communicated with very short notice after news of the meeting came out in social media. The only way to voice your concerns about this development is attending this meeting.     It qualifies as an SRO under the zoning code because the units will only be 320 square feet. It's about size in this case. Articles have mentioned units being furnished with high-end appliances...I doubt anyone paying $1,000/month would be willing to share a kitchen or bathroom, I'm guessing that's not part of the plan.

    Susan, I meant to clarify this is not an SRO development in the generally-used sense of the word--that it's not an affordable housing development. In terms of zoning, yes.

  • Meeting went well for the developer. It's a mix of studios, 1 and 2 bedrooms. With a zoning change, 10% have to be affordable. Looked pretty good. 4 stories, with a set back 5th story not visible from the street.

FOUND DOG

Found a lost dog around Lawndale and Cortland. Female, no collar, looks like a husky or some kind of mix. Mostly tan with some white on the face.

Lawndale/Fullerton Melee

Anybody have any insight into the dust up near Fullerton and Lawndale last night around 11:45 p.m. or so? There's been an uptick in rival tagging in the alley near there, and there was some sort of scuffle; though I couldn't quite see what was going on, I heard it, and saw maybe four squad cars hit the scene and bust it up. Thanks.

Suggestions for Hospice cat care while on vacation

We're committed to a 10 day overseas trip shortly and have recently gotten some news that our senior kitty is likely terminal (mass in intestines + kidney disease). She's eating almost nothing and ignoring the litter box. Does anyone have suggestions for how to keep a dear old kitty safe, fed and comfortable while we're gone? Taking her to a boarder is certainly too traumatic for her, but we're worried she may not eat for DAYS if not monitored regularly. Normally we have a sweet neighbor look in on our two girls 2X a day, but our old girl has special needs now. Any concepts? Good experiences? If we could change our trip we would...

I have reported the problem to 311, and contacted both Waguespack and Moreno about the issue (I live on the dividing line). Waguespack's office replied immediately and said they would notify rodent control about the problem. Moreno's office? Crickets. After a week of waiting for a response, my wife called the office and they said they could only authorize baiting our specific address because we were the ones filing the request. But baiting a single address is not likely to make a dent in the burgeoning rat population. Meanwhile, these fat creatures are not just on our property...they are everywhere. The official response from the city was, "We don't bait everywhere because people have different tolerance levels for rats." Admittedly, I had not considered this. And I suppose it might be true that some people are fans of disease-ridden rodents nesting in their garage, and seeking the comfort of their warm basement in winter. I am just not one of these people. If you are not one of these people, I encourage you to likewise contact your alderman, file a service request through 311, and keep your garbage on lockdown. Coming from nearby Lakeview, I was shocked to see the difference in rat population just a couple of miles makes. Yes, the city will always have rats...but like the heroin hippies camped out in front of the Target, it's time we tell them to move along.

    Ridding an alley of rats means cutting off their food supply.

    #1- inspect all the carts in your alley and report any with holes to 311 for replacement
    #2- gather neighbors to wash out carts with BLEACH
    #3- use thicker plastic bags and tie them shut

    now you have an alley cart scenario that doesn't provide ready-food for the rats and they'll move on.

    Again....Cat Colony I believe in my 17 years at this address is the only real rat solution but then you have to fight the cat spraying smell. If you are the lucky yard where 2 Tom cats decide to fight nightly over turf the spraying and noise followed by lack of sleep will make you a zombie.

    If you choose to go with a Cat Colony you will need to become an expert in products that deter Tom Cats ! Might I suggest Predator Urine. Yes! you read that right. Just when you think you've solved your rat problem you get a cat problem and start purchasing products with Coyote Urine because you've tried all of the other off the shelf stuff. Some poor soul out there is squeezing coyotes for their pee then putting it powder form. http://www.predatorpee.com I kid you not this is the only stuff that works.

    Where you get so focused on taking out rats you freak the whole block out walking down the block with your pellet gun that looks like an AK47. (BTW-Pellet guns are ineffective. Yes we have tried and No this isn't my pellet gun pictured in the above link) BTW You will find yourself becoming this guy at some point.

    Another solution maybe what the old guy down the street keeps saying we should do..."You have all gotten soft. Just offer a quarter for every dead rat a 10-15 year old boy brings you. That's what we did in the 50's, 60's,70's. Worked like a charm. Then the little S.O.B.'s had something to occupy them other then tagging, gang banging, and what not. It's a darn shame you don't let these kids have pellet guns." His words not mine.
