Real Estate Tax Reassessment

We live in a townhouse and received the triennial reassessment of our property value for the purposes of real estate taxes. The assessment of our home (with no significant renovations) increased over 35% and is at the topmost end of current list prices for what I would consider comparable properties in the area. Some of the listed comparable properties were >20% the assessed value of our home. As a result our taxes will be going up >20%. In the mail with the reassessments came plenty of other letters from lawyers soliciting us to challenge the reassessment values. I wanted to ask if people think a challenge is worth pursuing? If it cuts my real estate tax increase by half, and I don't lose all of the savings to the lawyers, it seems to be worth it. But I am skeptical! Thanks

    I would suggest using a new data based company called Turbo Appeal. They charge 30% of the 1st years savings or 15% for condo buildings with 6 or more units when everyone participates. They have a lot more data than most attorney's. It wont cost you anything if they don't reduce your taxes. Turboappeal.com

  • Real estate taxes are the most unfair tax there is. It arbitrary and is not based on a person's ability to pay.

    I think the final breakdown of how much fest money goes to who varys widely it depends.

    Some fests are entirely DIY by a neighborhood organization, others.......like the obscenely lame Uptown Rib Fest is just a vendor/canned event that cuts a check to the local chamber.

  • They did the same thing for Taste of Randolph last year. It gets bigger every year, and I'm sure this year with the obnoxiousness of Soho Hotel and Parlor Pizza taking over, they'll block off yet more of the streets and basically make the neighborhood inaccessible for the weekend.

We are seeking a full-time nanny for our 2 year old son and 5 year old daughter beginning in May, 2015 in the Southport Corridor. Our daughter is in all day preschool M-F. We need an energetic person willing to handle the pickup and drop off at a local school, explore the neighborhood with our Son, paly lots of trains and cars, read stories, and visit the park. Flat Roofer Recommendation Needed

Hi all,
My 3-flat was built in 2008 and unfortunately the flat roof portion has leaked in 2013, 2014, and now 2015. (I am assuming it is from the roof, but might be coming in somewhere else.) I read that they should be guaranteed for 7 years, and clearly the person our building has used the past 2 years to fix the leak is not entirely qualified for the project. Can anyone recommend a company that will diagnose, fix, and guarantee the work? Thanks much!

    if it's a cinder block parapet building I'd bet my paycheck it's coming from that. I'd check that it's 100% sealed everywhere ... everywhere. caulk. a good paint that will seal the block itself. seal the caps of the parapet itself. If it's a persistent issue you can extend the membrane to the top ridge of the parapet cap. had this exact issue in a 3 flat that was newly built.

    We have had a very similar experience with our building from 2007. I will second the recommendation for Matthews Roofing - their pricing seems on par with everyone else and their work is excellent.

    Yes, the joint between the roof and the wall/parapet will deserve close attention; that's the most likely place for a problem. Additionally, we had to seal the brick facing of the building, and re-set the capstones on all the parapet walls. The original construction was inadequate and had to be completely overhauled.

    you can call 311 and request a special trash pickup. your alderman can probably request direct to streets and sans typically too

  • Usually not a good idea to put mattresses, couches and other flammable things in alleys that could be quickly set to fire. We had an arsonist loose last year who was burning items in alleys.

Southport/Grace Store Closing

I was strolling on Southport (Southport and Grace) and noticed signs posted on the window of A Little Bit of This-Unique Monogram Boutique. I found out they are sadly closing within two weeks. They have some major price reductions and it appears they are trying to get rid of their inventory before they close for good.

  • I'm sad to hear this. I remember when krista opened her original store on Lincoln - probably over 10 years ago. I did a lot of business there at the time and have been happy to see her success over the years.
    She is a talented, kind and attentive person. I wish her the very best.

  • I live right around the corner from the store and hope to see another unique, family owned shop open up in its place. Wishing Krista a speedy recovery and sending good thoughts to her family!

LOST - Small Black Cat

Please help me find my small male cat. He is very sweet and small. Repairman let him out today and he is not familiar with the area.

  • I took in a little black cat who was definitely NOT neutered this past week. And then re-homed him with a very nice neighbor when we figured out my boyfriend is allergic to him.

Wrigley Noise

Is the noise coming from Wrigley field even louder tonight? Am I going crazy? I've lived on the Southport corridor for three years (Southport and Belmont) and I've never been able to hear the games until now. I'm trying to gauge what to expect...

  • Guys...they are working on the rehab...it's going to take them some time to dial everything in. I don't think it's like they just tell a guy named Ed to turn the volume down from 10 to 6....I would imagine there's some work to be done calibrating everything to get the volume and direction of speakers just right.

    If there is no alderman response, I suggest going straight to the mayor. Not that this will expedite results, but at some point the mayor would get on the alderman to take action so their constituents stop bothering him.

Of course Tunney wants to reverse this law. He's a scumbag.

To sum it up, Tunney signed a proposal that would make it nearly impossible for tenants to guarantee the return of their security deposit, even with court action. I am disgusted by him and his actions. Does he do ANYTHING that benefits his constituents?
