Looking for Condo Associations that work with Wesley Realty

Our building is managed by Welsey Realty. One of their vendors, VanDerBosch recently recommended $6,000 worth of work on a catch basis that had been abandoned. Luckily, something felt fishy to me so I demanded a 2nd opinion from a plumber outside of Wesley's vendor list. The 2nd plumber determined the pipe wasn't in use and didn't need the work. In one of our board meetings, Nic our Wesley association management rep said that Wesley worked with VanderDerBosch to fix 6 - 7 catch basins a year. If you live in a gut rehab managed by Wesley and had your catch basin replaced, please make sure the line is in use or if not, you should go after Wesley and VanDerBosh for the cost paid!! Please also message me as I'm trying to find other condo owners who have had similar problems.

Nick is our property manager and the best we have had in many years with Wesley Realty Group. He is very knowledgeable about the IL Condo Act and meet with us onsite on a regular basis to go over the project we have. We also had meeting with him and contractors.

    Our building has several gardens units; which were getting flooded every time we had a strong storm. Several years ago, VanDerBosch installed a flood control system in an attempt to prevent flooding in these units. It worked perfectly and it is still working as of today.

    Wesley Realty Group has always been outstanding through the years. It is a small family owned company; which is far more easier to work with than any corporate out there.

    On another note, you may want to verify what your plumber told you about developer abandoning catch basins as this seems incorrect. To my understanding, the catch basins are at least meant to collect the water when raining. Then the water is draining to the city sewer system. So unless your gutters are connected directly to the sewer system of the city (which would really be an issue) then your catch basins are being used by your building to at least collect water from the gutters of your building.

Beyond not doing his due diligence in making sure the work under my unit actually was necessary, I have yet to receive an apology from Nic nor has he thanked me for basically doing his job.

    To make matters worse, I've also come to find out that VanDerBosch recommended unnecessary work to another building Wesley manages. The work was stopped at the last minute (not sure about the details.) This should have been a HUGE red flag to Nic to take extra care to make sure our building needed the work, wouldn't you agree?

    Nic's has since been at the hub of a few other mess-ups. I'm not one to keep quiet when I've been wronged and find it my duty to spread the word as much as possible so that other's don't get taken advantage of.

Window Washing Service?

Hi all. Does anyone have a window washing company to recommend? Needs to be able to handle exterior 3rd floor as well as interior. Much appreciated!

  • so far I've checked out Bubbles and McMahon -- both had identical pricing. You can see the pricing on the McMahon website that Paula provided. Inside + outside + tracks + screens + storms + skylights -- each has a separate per window cost plus fixed cost for number of windows in your residence. Haven't yet contacted Above the Rest but plan to. Thanks again.

Hit & Run

I was involved in a hit and run at Racine/Cortland/Clybourn on Saturday night at 10:15pm. Two teenage girls in a grey/blue minivan (Chrysler, maybe?). They couldn't have been over 17 and were white, skinny, long brown/blonde hair. There must be damage to their front right bumper side of their vehicle - maybe red paint marks from my car.

If anyone has any information I would appreciate it!

Loud neighbors issue

I live on the 3rd floor of condo in Lincoln park. The building next door has renters. Every Friday and Saturday, the 3rd floor renters have parties that start at 11:30p.m. They blast their music so loudly that I can feel the vibrations throughout my body. We cannot sit on our deck or sleep b/c the music is so loud. We call the police, along with other neighbors on the street. Even though the police come, they continue to do this every weekend. We and many neighbors are officially fed up. Does anyone know what else can be done? We don't know the name of the landlord since no units are for rent.

  • I believe multi unit buildings --rental and condo -- are required to have management info posted on the building. The other suggestions are solid but you could try reporting this to the city to see if you can get contact info for the building owner where your problem renters live. Back when I lived in a self-managed condo, we got cited for lack of contact info signage as part of a city inspection. I am sorry and feel your pain.

    Horrible. Unless there is community reaction/outrage, nothing will happen. Lakeview had to start their own website (http://crimeinboystown.blogspot.com/) which shows really scary stats -- this is right next door and is spreading. The top brass is doing nothing -- not sure what Comm. Voulgaris can even do unless he is given adequate patrols.
