Potbelly's and Eros Brewery and Restaurant coming to the 45th Ward!

I'd like to thank all the folks who came out last night for the community meeting to discuss 2 new developments in the 45th Ward. Eros Brewery and Restaurant and Centrum Partners.

Centrum Partners gave an update about changes to their plans for the commercial & residential development at Keeler/Irving Park/Avondale. Requirement to make all residential ADA (Americans with Disabilities Act) along with announcing the retail space would be hosting Potbelly's.

Eros will bring an investment of $5M to a long dormant former Masonic Temple across for the Irving Park YMCA. The 125 Seat brewpub/cider house/restaurant will open in spring of 2016.

Plans will be available at www.ward45.org in the next few days.

  • Mo in Jeff--two meetings re office bldg on Avondale, led by Ald. Tom Allen. Sticking points: height; gigantic sign; too modern style. Nixed after meeting #2. Fast forward to today: neighbors OK with 3.5 floors & 18 units; neighbors OK with 4 floors & 30 units. Them's the facts, Jack.

  • In response to Colleens parking nightmare claim, when I walked home from the blue line tonight I made sure to note the current parking environment on the Eros brewery block. The north side of the street had ZERO cars parked in the on street spots, the south side had two....

In response to Colleens parking nightmare claim, when I walked home from the blue line tonight I made sure to note the current parking environment on the Eros brewery block. The north side of the street had ZERO cars parked in the on street spots, the south side had two. Couple that with the dozens of empty spots along the rest of Irving and I would hardly say there is a parking problem in the area. Add that to Ryan's point of proximity to the El, Metra and several bus routes, there will not be a parking fiasco and to say there will be is an uniformed lie.

After dealing with the gas company tearing up the sidewalks all summer long, I awoke to the sound of construction this morning. I looked out the window and saw that they are finally finishing the project they started. Unfortunately, my driveway is in the middle of this. There was zero notice given to us and our cars are now blocked in. This summer the workers were very nice and gave us notice so we could move our cars. I had a dentist appointment today, which is in Lincoln Park and I had to take a friend to the airport. Now, the friend is scrambling to find another ride and I had to take two busses to get to my appointment. This is absolutely unacceptable that zero notice was given to us home owners whose lives would be affected by this.

  • They are pouring concrete into the holes they made this summer while moving the gas meters on the outside of the house. We live on Addison, so I'm sure you've seen the mess this summer....into fall....into winter. But yeah, I'm not sure how well that concrete is going to hold up since they poured it in cold and in the rain.

Chase away January Blues with Paperwhites

Need January Cheer? I plant Paperwhites. Paperwhite-Narcissus can be bought at most places that sell plants. I place my bulbs in a tall mason jar with some rocks on the bottom and cover about half of the bulb with water. They grow fast and when they bloom the smell is wonderful. They can also be grouped together in a container. A very inexpensive last minute gift. Here are more directions: http://www.whiteflowerfarm.com/growing-paperwhite-narcissus-bulbs.html.

Shared Cost Sidewalk Program Opens Jan. 13

Homeowners interested in splitting the cost of sidewalk replacement with the city can join the Shared Cost Sidewalk Program. The program allows homeowners to have new sidewalks installed at a significantly reduced cost over what they would pay a contractor.

Please note that the day to enroll in the program has changed. This year, homeowners can start enrolling at 12:01 am Tuesday, Jan. 13. Those interested should call 311 or log onto the 311 website. http://www.cityofchicago.org/city/en/depts/311.html

This is a very popular program - last year, the list was filled in 4 days - so don't delay enrollment if you are interested.

  • If you did not get your gas meter moved yet, consider waiting till after that is done.

  • Where do I complain about zero notice given to us when the gas company decided to finish the project they started. I'm happy the sidewalks are getting finished, not at all happy that my driveway is blocked and I had appointments to get to today. This is unacceptable!!!

  • Go outside with the tradesmen and stamp your feet a lot and scream at them for their incompetence. Shaking your fists and do the sideways neck head thing too.

Lunch at Mother Cluckers

My wife and I had lunch today at Mother Cluckers and it was outstanding! I had the breaded catfish po boy with mac and cheese side, and she had a pulled pork sandwich with collards as the side. I wouldn't call the menu "soul food" as I've seen it referred to, but it is definitely southern, a bit Cajun. Everything is newly renovated both inside and out, including the parking lot (which was formerly like driving through a mine field). Owner and staff were very friendly and eager to please. The menu is filled with other items we want to try so we certainly won't be strangers. This place is a real bonus for the neighborhood!

Failed Health Inspections

More than 50 licensed Chicago restaurants failed inspections at least three times each this year, a review of city data shows.

Six of the eateries -- Trinity Bar, Taj Mahal, Hana Restaurant, Fischman's Wagyu Wagon, Nueovo Leon Restaurant, and Lawndale Food Market -- each failed four separate health inspections.

During the past week, my office has received several calls and emails regarding a potential project at the empty lot on the northeast corner of Argyle and Long, across the street from the Jefferson Park Metra station.

I want to update you on the status of the site. Right now, there is no pending proposal.

Earlier this year, the owner of the land had proposed a 4 and one-half story, 48-unit development on the site. In late Spring, residents came to my office and expressed concerns about the project. I took those concerns back to the property owner, and, at this point, we are waiting on an updated proposal.

I want to assure you that, as with every other zoning change, any proposed zoning change must be presented to residents during a community meeting. I require that anyone seeking a zoning change send a notice to everyone owning property within 500 feet, and we plan those meetings for evening hours at locations in the community.

Once we have a pending proposal for this site, we will schedule that meeting.

Christmas tree lots

I'm new to the neighborhood and was wondering if there are any local Christmas tree lots. A few of the elementary schools in my previous neighborhood used to sell trees to raise money for the school and church. I'd like to support the community, if possible. Any suggestions?

  • We just got a great looking 9ft. balsam fir for $35 at the tree lot at St. Cyril and Methodius on Diversey at Long (about 5700 west). The guy had more expensive Frasier firs too. Most of the trees left are about 7 to 8 footers. The guy said he's closing up on Monday night.

With the opening of a new Bank of America branch at Six Corners, a plan that promises to reshape the heart of the once-iconic shopping district took another step forward.

Clark Street Development paid more than $10 million to buy the huge Bank of America branch at Irving Park Rd. and Milwaukee and Cicero ave. and a nearby parking lot, and announced plans to tear down the triangular building to make way for a new development of shops and stores dubbed the Pointe at Six Corners.

To replace its Six Corners location, Bank of America built a new branch at 4737 W. Irving Park Road, which is now open.

Discussions with Ald. John Arena (45th) are ongoing about the development plan for the site, according to Clark Street Development principal Peter Eisenberg.

One of the topics under discussion is whether the project would be allowed to tap the Portage Park Tax Increment Financing District as part of the redevelopment effort, officials said.

The development will boost a years-long effort to revitalize the former retail district, which once drew nearly as many shoppers as the Loop, officials said.

A 2012 city-crafted master plan identified the site as one of the keys to restoring the shopping district to a measure of its former glory.

The master plan recommends a four- or five-story building on the site, to match the height of the Sears store across Irving Park and the Klee Building.

There should be 24,000 square ft. of commercial space on the ground floor of that building and between 50 and 75 residential units on the floors above, according to the master plan.

The development should include a 7,300-square-foot courtyard to allow a public gathering area as well new streets to chop up the massive city blocks into more walkable chunks, according to the master plan.

The project will not include condominiums or apartments.

My current simple level of ideas at a personal level are:

1. Local education is important to me because words are better than resulting to other forms of violence.

2. Education has the potential to build the workers who will build this city in the future. Workers for me includes everyone since I am a cooperative kind of guy.

3. Local is important to me because I just like things local and walkable.

4. That there never has been an elected school board that actually had the authourity to budget and change the system even though there was a so called electd school board.

  • Most judges end-up serving life-long terms, because most voters lack the knowledge to evaluate them and tend to check the yes box. Not good.

  • robin in WRP misanthrope

So Hera, you think we should not have an elected school board because voters don't bother educating themselves? Frankly, the same can be said for why Rauner was elected.

First I want to state that I'm not against medical marijuana or legalizing it for that matter. Not too long ago I saw a report about security for the facilities and transport. The news report depicted armed guards accompanying the transport of the goods. These facilities may very well become high profile targets for gangs and strong arm robberies. This concerns me far more than people coming into the facility to pick up their prescription.

Security arrangements and safety should be part of any discussion going forward with these dispensaries. Our police resources are already stretched thin in the 16th District.

The overarching project is all about trying to get the data to be able to know what happened. A lot of that is if you have the dollars to not be an easy target. Part of it is we have judges. Yes period. At the prosecutor level though... well period again. Humans, ack.

More trees cut down in Portage Park (the park)

I'd be the first one to go buy the wood, if it was available for sale by the city. I can find a local company that would make flooring out of that (yes, it's a hardwood and the ash floor has a lovely neutral cool coloring - a respite from the golden oak in bungalows). There would be no jobs lost :)... (Btw., I understand Mickey that when you say jobs you really mean profits and profits not for anyone but specific groups and institutions that seem not to be able to think on their feet, i.e., large corporations. If so, you're more cynical than me...)

I've been actually on the lookout for the possibility of purchase - and boobkas. So far.

Anyway, I have been also following up on ash disease (chalara dieback) in Europe and they seem to be much better than us in utilizing the wood. Even thou chalara is a fungus and thus affects the wood also. (They kiln dry the wood below 20% moisture level to kill the fungus and use the wood for whatever purpose, with the exception of mulch.) Why can't we learn?

  • The city can't keep it's roads in basic fair shape, can't repair crumbling curbs and sidewalks. There's no way they'd run a lumber yard business in any kind of efficient way.

Soil boring and survey markings at Grayland stop

Today I saw a drill rig taking soil borings and survey markings on the Grayland platform. Does anyone know if there are impending improvements to the station? They are long overdue. The platform can only accommodate about 4 cars, the shelter on the inbound side leaks when it rains, the steps to the inbound side are uneven and are a safety concern, and there isn't a sidewalk between the stairs on the outbound side steps and the city sidewalk. Commuters need to walk over sloppy gravel.

  • This morning a surveyor was out by the "parking area" and crosswalk. Don't know what gives, but I wonder if they plan on making it more ADA accessible/compliant. I think they did work on other platforms last year. A non-leaking shelter would be nice.

In my experience: I quit years ago with a 3-week program that used a set of filters to gradually reduce the nicotine. Once I was past the nicotine addiction (accomplished in one week instead of 3, because I was committed and in a hurry to get over it), then it was a matter of overcoming the behavioral habit -- the cup of coffee + cigarette, the phone call + cigarette, the after-a-meal cigarette -- but that was easier to do because I was already past the nicotine addiction. I also had a friend who had great success with hypnosis -- one session did it for him, and he's one of the most addictive personalities I know. His success helped spur me on -- if HE could do it, certainly I could. Good luck to you! It's a good thing to do for yourself and the people who care about you.

Why Isn't My Event Listed?

Trying to get the word out on this fundraiser for a mom at St. John's that has cancer. I posted it but I didn't see it come through on Everyblock and it isn't in the Event listings.

Help?

  • SpamAlert Hates being spammed

Don't reply to the Kenji-associated trolls such as HLB. Just mark them as Unneighborly when they make unneighborly comments. His latest account will get banned soon enough. And that's the worst thing of all for an attention-seeker like that.

  • You people who campaign to get trolls deactivated do realize they are back in less than 90 seconds? So all that work for nothing. If you just mute them you solve the problem. If they keep coming back under new names you will have to mute each one after seeing the unwanted comments where if you just left them be and muted you would not see what they write. What is so hard about this?
