Update on the North Branch Industrial Corridor: Finkl, Guttman and Lakin

North Branch Works recently held a meeting about their plan for the land along the Chicago River near Webster and Cortland (formerly occupied by Finkl & Sons Co., A. Lakin & Sons and the Gutmann Tannery). I wanted to share my notes from the meeting for those who were not able to attend.

Last November, the EPA awarded a grant to North Branch Works and to the Delta Institute to develop a plan for the North Branch Industrial Corridor. North Branch Works already held two public meetings, the third and final meeting will be in the spring, and has met with neighborhood groups, chambers of commerce, and various ward and city offices to gather feedback about what would be a best fit for the area.

Their main recommendation is to keep the land zoned as a Planned Manufacturing District (PMD), meaning it would not be rezoned for residential buildings. Their focus is to keep jobs in the area with possible redevelopment aiming at professional, scientific or technical business. Some examples of this are large corporate research and development sites, new tech (3D printing, prototype work), wholesale trades, industrial assembly, loft office spaces, breweries, or food production.

Many concerns were raised regarding the current traffic issues and bike safety issues in the area, and there are efforts in the plan to create better traffic flow between neighborhoods. While the plan has not been finalized, there was discussion on expanding the bridges (and restrictions holding parts of that plan back), expanding the Bloomingdale trail to connect to the area, reviving the Clybourn bus or adding more public transit, and extending Southport farther south for traffic flow.

Preservation Chicago would like to save some of the North Branch Industrial Corridor, citing that these buildings hold a significant history in the expansion of Chicago's industrial landscape.

  • I think it would be wise to look at the crime levels in Bucktown, where this "trail" will run next to residential second story windows, balconies and internal staircases, before proposing it being extended. I hope they preserve the North Branch Works area for non-polluting, labor intensive industry. The city needs more full time, above-minimum-wage jobs for its residents.
