Milwaukee Ave. I hope you can come and please tell neighbors who live close to this project about the meeting.

Curious to hear what others think about TOD development. I believe it's by the same team that put up the silver TOD building at Division and Ashland.

I thought TOD usually came with less parking than 70 spots. The one at Division and Ashland has zero parking spots.

I think it's interesting that the city is going back to the way they used to build near major intersections and transit hubs such as this. Like the coyote building at Damen and Milwaukee. Or the hairpin arts building. Smaller units, taller, more dense.

I think it's a good idea, as Logan Square has become less and less populated over the years. I seem to recall reading we have a fraction of the population we once had.

I think it would help make the area more vibrant. I've lived in 100+ unit buildings in the past, and people have the misconception that all 100 people will be causing traffic, or waiting in line at the El all at the same time. But even with 100 or 200 units, the fraction that are doing any one thing at the same time are slim to none.

Should be a lively conversation. People get all up in arms about change and the threat of shadows or traffic.

I say bring a tiny bit of our neighborhood's density back! Come join the fun conversation. For those unfamiliar, this development is slated for the now empty lot across from Cozy Corner diner.

Derisive comments about the neighbors who don't share your views isn't a generally accepted debate tactic.

I couldn't make the meeting due to family obligations, I guess that means I don't get to be a part of "Busterville," fortunately you do not appear to be a legitimate non-profit community organization that holds regular meetings.

  • Was it my "silly synopsis" you found derisive? I'm curious which comments you took offense to. I know the "silly synopsis" sounded a little jaded. But the comments from my neighbors at the meeting were so harsh and offensive. My favorite comment was when they wanted the first speaker to...

But the comments from my neighbors at the meeting were so harsh and offensive. My favorite comment was when they wanted the first speaker to prove he lived in the neighborhood because they didn't believe him (and because he was too new, his findings had no merit). And when he said his data was from the US census, a guy yelled out "Census! It makes no Sense-Us." He screamed that he didn't believe US Census data and that the guy hadn't knocked on his door to "census" him...so he didn't believe the data. You're a very clever man Carter...wise...and you're more than welcome in Busterville...whatever that is. I find your tone quite derisive. Not sure if thats what you intend.

Norweigan Hospital try to change zoning for huge 4 story Housing Development

The Hispanic Housing Development Corporation together with the Norweigan-American Hospital Inc. has sent in an application for a change in zoning to build a hugh 60 feet high 4 story, 49 unit building in the middle of the neighborhood. If the hospital does this to one of its properties it can do it to other areas as well and the entire neighborhood will be blocked by huge unsightly buildings. This will bring down the property values for every property owner. This company is, also, responsible for other ugly buildings in Humboldt Park.

The property is located at 1045 N Sacramento Avenue, 1049 N Francisco Ave. The building will include 49 affordable dwelling units, tenant ancilliary areas such as recreation areas and library as well as 42 exterior parking spaces. They want to change the zoning from 2 story houses and create this huge complex instead. I see this as a big problem.

The way to fight this rezoning is described in the following websites:

http://www.useful-community-development.org/re-zoning-opposition.html
http://real-estate-law.freeadvice.com/real-estate law/zoning/proposed_rezoning_change.htm

Let's keep this discussion ongoing on this site until this is resolved. Please tell others.

The Hispanic Development Corporation does not have the knowhow to build large constructions and should therefore not be allowed to build any large residential buildings.

I went to the Hispanic Development Corporation's website to research why the company's buildings fall apart just some years after being built. I found a wealth of information. The Hispanic Development Corp Senior Management and Board of Directors all lack knowledge and backgrounds necessary to make decisions when it comes to large residential buildings. They actually lack complete higher degrees in architecture and structural technology for large residential buildings. They all come from financing, public policy, lobbying, social science. politics and similar.

The Tropic Construction Corporation is on the Hispanic Development Corporation's website described as the corporation's FOR-PROFIT construction company. That means that these two organizations has the same top decision makers.

The Tropic Construction Corporation is presently doing structural repair work on the PLAZA TAINO at 1111 N Francisco. The Tropic Construction Corporation built PLAZA TAINO for more than 60 residents some years ago but the interior of the building is collapsing. PLAZA TAINO can therefore be used as a good example of the two company's degree of architectural and structural knowledge. The PLAZA TAINO building was planned to last for 99 years and The Tropic Construction Company was paid for constructing a building that would last long.

To let the Hispanic Development Corporation and the Tropic Construction Corporation build a 60 feet high, 62 residents building will be a disaster for people in Humboldt Park, the veterans and all tax payers.

I know a lot of Logan Square folks (Logan Squarians? Squarites?) ride to work downtown, so I'd like to offer up a reminder that a) not only can you get yourselves killed by pushing the limits of traffic laws, but b) an entire busload of people may get thrown several feet forward due to reckless bicyclist actions, causing injury to others. Please be considerate and CAREFUL if you're riding on busy streets during rush hour!

Your post was addressed to "Bicyclists" and I am a bicyclist. While I was not the sole intended recipient of your message, it WAS directed towards me, whom as you point out, you have never met. This is both annoying and rude. I am not "taking it personally", I am pointing out that you are extrapolating the behavior of a single individual and applying it to a whole group, ie stereotyping.

I read your post, it was concise and clear. I don't need you to reiterate it or explain your motives.

Mr. Brettner points out that my "mommy" also told me to be careful. At that time she was my legal guardian and I was incapable of making reasonable decisions, so that WAS appropriate. Notice also that he then goes off about "Know-it-all bike Nazis" who want control his behavior. Understand that you have provided him a platform for his own stereotyping.

If the intended goal of your post really is increase safety on the public roadway, verses say, feel better after venting on the the internet by lecturing strangers about something bad that happened to you, then you should probably reconsider the effectiveness of your actions. I doubt any of these offenders are reading your posts and I expect they are unlikely to change their behavior if they are.

With such little likelihood of effecting change and evidence of annoying unrelated third parties and hosting bike-trolls, I would suggest you not post messages in this vein.

  • ch1cag0rob 10+ year Logan Square resident.

Honestly man, you definitely ARE taking this personally, which is downright silly. If you find it "annoying and rude" to utter a politely worded and non-demeaning "be careful" reminder to people choosing to engage in an activity almost anyone can choose to engage in at a moment's notice, then I'd invite you to consider that the problem is probably your sensitivity level.

Unless you've got something positive to add to the conversation moving forward, please QUIT TROLLING this post.

Where are the trick or treaters?

I know the city of Chicago doesn't technically post trick or treating hours, but I expected to see a few groups by now. Am I just too early? Is the weather keeping everyone in?

  • I was wondering if people are even home from work yet. I work in the burbs and traffic coming into the city is a nightmare. I can't decide if we should go trick or treating either, this weather is horrible

  • Becca500 Reverse Commuter and Bike Rider

It's cleared up a tiny bit, not snowing as much. And I've seen a few groups out. Think I just jumped the gun a bit!

  • I just saw some on Bernard and Fullerton. So we'll be out that way in a few.

More Subsidized Housing in Humboldt

Many of you may have seen this already but I wanted to post it so that people can comment. My first thought is that I have seen other articles that say the building will be 60 feet tall and 4 stories. If each floor is ten feet high, wouldn't that make the building 40 feet tall? Then I see the picture and it is 5 stories tall. Either way it is too tall for a residential street.

The article pulls at your heart strings by saying there are homeless veterans out there, but these are rentals. So how are the veterans that are homeless going to be able to rent here?

Also, it is being built once again by Hispanic Housing. Championed by the PR Agenda to shore up their voting base. Here it is

Why do we need a veterans home here when there is a brand new facility called the Hope Manor apartments 3 blocks away at Franklin and Sacramento?

Why would we put up a veterans home next to a hospital that isn't a veterans hospital?

Why would we name a building with a Puerto Rican name on the NORWEGIAN AMERICAN hospital property?

Why would we not HONOR the over 100 year legacy of Norwegian American hospital by naming it a Norwegian name, or just using Humboldt in the name?

Why would we put up housing on land that Norwegian American Hospital had earmarked for additional hospital facilities?

Oh yeah, so guys that don't even live here anymore (not the vets, the pols) can claim this area as "Puerto Rican" even though the 2000 and 2010 census shows that it is far less than 50% Puerto Rican.

  • Why would "we" change the name to the hospital? Well, if Norwegian American Hospital wants to change their name to Hispanic American Hospital, then who am I to stop them. But it sure does sound strange to me.

I also support low-income housing for vets. But Im suspicious, given that the developer will experience no penalty if they fail to rent to veterans.....assuming that the info posted on this forum is correct. If the result was that most of those tenants were not vets, then I would find that insulting to veterans, and would feel victim of yet more self serving political shenanigans.

Alternatively, you can find the application by going to the Chicago City Clerks Website: www.chicityclerk.com, then click on the legislation and records tab, filter search by the Intro Date: 10/8/14; and the Current Controlling Legislative Body (Committee on Zoning,Landmarks and Building Standards)

In regards to the public hearing, I initially heard conflicting information from Alderman Maldonado's office and the Department of Planning and Development. My current understanding is that the hearing was scheduled for committee on Zoning for November 13, 2014 at 10am. Because this is a planned development (PD 599) it must first be approved/recommended by the Planning Commission before it can be heard by Committee on Zoning. Once approved by the Planning Commission, it would likely pass zoning.

The hearings for the Planning Commission happen on the THIRD Thursday of the month at 10am in council chambers at City Hall. The Department of Planning and Development and the Clerk's website do not show it on a November Agenda. I heard second hand that the Hispanic Housing Development Corporation would likely try to get it on the December Agenda.

I'd also like to say that both Alderman Maldonato's office and the Department of Planning and Development were very responsive and helpful in clarifying the process.

Electricity provider

My new apartment allows me to choose an electric provider. Does anyone have recommendations (or warnings) they can share?

Current tenants in the unit use ComEd, so it may be easiest to stick with that, I'm not sure. Any advice is appreciated.

  • I called to cancel Integrys and return to ComEd. I was they would submit the request to change our provider. But was told no refunds were being given out? Is there something specific I should ask for? Thank you for you help!!

  • Mara, I simply asked for a refund of the amount that I overpaid. I received a $100 Visa debit card this week. Good luck.

I and a neighbor met with Alderman Maldonado Roberto and he had brought in the President of the Hispanic Housing Development Corporation, Hipolito Roldan, to his office. Hipolito Roldan told us that the Norwegian Hospital had lent the property to the Hispanic Housing for 99 year so if you live close to the area you will be affected by this construction for a very long time.

Hipolito Roldan showed us an overview drawing of the planned low income housing at 1045 North Sacramento Avenue. The construction will fill the lot just west of the Norwegian Hospital building. As such the construction will face the boulevard. Presently that lot is parking for the hospital employees. If you want to get an idea of the size of the building visit this parking lot and walk around it as well as up and down Sacramento. It will be the size of the parking lot and 60 feet up in the air. The empty lot just south of this structure will be made into a parking lot to replace the parking the hospital's employers loose.

Hipolito Roldan told us that the building will house 62 residents. That is substantially more people than Sylvia Michas from Chico and Nunes P.C. informed residents about in her rezoning notice. She claimed that there would be 49 residents in the building. However, Hipolito Roldan had no information about the lot at 1049 North Francisco Avenue which was another lot Sylvia Michas had applied rezoning for.

We were only two visitors to the Alderman's office and we expressed parking concerns, congestion concerns, garbage concerns, noise , etc. We used the PLAZA TAINO building at 111 N. Francisco Ave. as an example for how the new building will affect the neighborhood. The PLAZA TAINO building house between 60 to 70 people which is about the same as the planned new construction. See continuation below:

  • Continued:
We informed Hipolito Roldan that there was a constant parking problem, noise problem, garbage problem on the streets surrounding this building from early mornings to late evenings caused by visitors to the Taino building, workers, caretakers, grand children being dropped off and picked up for baby sitting as well...

Hipolito Roldan answered by telling us that the new building fulfilled the legal demands and he told us that retirees don't have cars.

I have not met Alderman Maldonado Roberto previously and I found him being a good listener. I encourage everybody affected by this new construction to go to his office and tell him about your concerns and ask him questions you need answers to. The more visitors he meet with the better he understand our concerns. The project will not disappear without YOU doing something. Please, knock your neighbors door and tell him or her to do something as well. Refer people to this discussion or if you are good at creating a website blog or good with social sites such as FaceBook, please, create a medium for us to help us get in contact with everyone in the neighborhood. This blog is very difficult to find if you do not know the initial headline. We need an easier-to-find medium to communicate.

Also, Can anybody help. I was not able to post this entire blog at another discussion regarding this rezoning. The headline for that blog is: Norweigan Hospital try to change zoning for huge 4 story Housing Development.

Crawfish tails

I am looking for a place to buy a few pounds of crawfish tails (with fat if possible). Fresh or frozen is fine, but I want tails, not the whole bug.

Any ideas? Whole Foods carries them but is way too expensive.

Thanks.

  • Y_2_K I aspire to be who I am.

You might also have luck at an Asian market, I've seen them at numerous Asian/Korean markets around town. They'll be frozen n imported from China. My guess is Dirks will be similar in price to Whole Paycheck.

You should be fine w just the tails, the fat that makes them taste different from other shrimplike creatures is in the tail.

Also if you're gonna turn them into Etoufee you should message me w an address, b/c I'll pay top dollar for a bowl of that stuff.

  • I was able to pick up whole head on frozen crawfish from strack and van til earlier this year. I dont know what your plan is with them, but I believe they may have been pre cooked. They worked out just fine for an etouffee, not sure if they'd do as well for a boil being pre cooked.

Turkey V

Has anyone seen what appears to be a turkey vulture circling around California and Augusta?
I noticed it appear after a kid fell off his bike and skinned his knee. Smelling blood, the turkey-v swooped down at the boy. Thankfully the boy's brother was there with a baseball bat and took a few whacks at his beak.
I'm worried about one of the neighborhood kids being carried away and snacked upon. Please be alert guys.

  • I used to live by an enormous group of turkey vultures. It freaked me out how they would fly in circles, like in the cartoons. Then I learned that is just their social flight. They aren't so much looking for something to die as they are leaving their nest and landing again, in a certain order, to establish their order and dominance.

Are there really turkey vultures living in the city? The ones I've seen come in 6-foot wing spans!!!

Mcdonalds 2707 N Milwaukee

I don't understand why ever time this Mcdonalds has a promotional event for kids, the signs are only in Spanish. Do they not want any English speaking kids at these events? This is an ongoing thing for this Mcdonalds and I find it very insulting.
Does anyone else think this is wrong??

  • Carter O'Brien lager beer rioter

I'm not seeing how Robin's experience equates to Godwin's Law. This came to mind:

    http://econlog.econlib.org/archives/2013/09/hendersons_godw.html

"When people in a political discussion want to put down other people who even mention Hitler, they will invoke Godwin's Law even if the person compared no one to Nazis or Hitler."

That said, I could care less how McDonald's advertises as far as language. If anything, most people's distaste comes from how they target children with their happy meal toys. It's the Espanol-speakers that ought to be offended here, if anyone.

  • Bearmosa Resident of Hermosa

I worked in marketing. There's a lot of importance placed on language spoken in the home. That's the language of family and friends... brands want to be your friend. When you see an ad in Spanish next time assume this and don't be offended or assume that the targeted audience doesn't know English. They most likely do.

Ronny's Bar Project/Golden Teardrops Happening?

Anyone in the know know what happened or is going to happen with the Ronny's bar conversion that was planned by some of the Longman and Eagle/Parsons folks? They were going to totally rehab Ronny's bar. I see they initially applied for permits back in June and July...as referenced below...but there seems to have been no activity since. I'm curious if they're still going to move ahead. It would be nice to have that eyesore renovated.

Found on Albany Ave, just north of North Ave at around 1:15 pm on Sunday. I will call CTA to see what they suggest, but if it's yours and you can identify it (using your online Ventra account to get the last 4 digits), let me know and I'll make sure it gets back to you.

  • That would make sense Mccoy...why spend that kind of dough in October/November when you can really spruce it up in Spring. Hopefully that's their plan.

  • Being Fall and especially with all the rain we've had recently, it wouldn't make much sense to repair the area now. Just be sure that the money is in the pipeline for Spring. A committee sounds like a wonderful idea (inviting all opinions) to sort out 2015 plans. Run the idea through your Alderman's office and invite the CAPS Beat representative as well. Organize!

Weather it is Glenn's explanation or Colin's where the truth lies, or a bit of both, it does not explain how anyone involved in the process, from the developer, to the ploicy makers to the funding agencies, can justify spending 2.4 million building a six flat that may appraise at slightly over 1 million the day it is finished. Paradoxically, this actually helps the NIMBY people, as the more expensive affordable housing units are, the fewer can be built. Consider that if $205,000 of public funds goes into a unit of $405,000 (based on the proposed budget), the same public money can be used to build 2 units at $305,000 each, or 4 units at $255,000, costs that are not out of reach for a private developer.

"A $150,000 grant will help us to create a program to aid condo buildings with severe financial problems, so they can get the legal and consulting services they need to address delinquencies and get back on track.

The funds would also be used to expand ChicagoCondoResource.com so that we can bring more education and resources to condo owners for FREE."

I invite you to visit the Chicago Condo Resource Website where you can find many helpful information that you might need if you are a Condominium Owner.

PLEASE VOTE! ONLY TAKES ONE MINUTE.

Per Rahm:

Q: Ravenswood and Logan Square are both hot for breweries and bars at the moment. What parts of the city do you think are ripe for the next wave of growth?

A: My prediction is Humboldt Park. It has the architecture and the bones of the buildings, and with the 606 Bloomingdale Trail (rails-to-trails elevated park) and the boulevards, it's set to take off. South of South Loop — Motor Row, Pilsen and that area going into Bridgeport. And west of the West Loop.

  • gpblight - I read in the Suntimes yesterday that Rahm wants to hike parking tax. We need a new mayor with a new vision. Rahm is all about money. The poor are poorer and the working class will move away because they will not be able to afford to live in Chicago anymore.

Balance and fair share is what we are after. The Ramster is elevating technology and digital manufacturing. That should have been done a couple decades ago. He is able to attract name brand companies to come and set up their tax homes and satelites here. Those are all GOOD things.

The bad things are: 1. he allows the inefficiencies in union labor to continue making taxpayers pay more for services than necessary. 2. he allows the vendors who cheat on their contracts which also overcharges taxpayers 3. he doesn't give a rats nest about the south and west sides of Chicago as is evidenced by the rampant crime and lack of sustainable economic development. 4. he continues finding little ways to ding Chicagoans out of their hard earned $$ instead of finding other means to bring in $$ (ie I would advocate for bicycle licenses and insurance). example the 8 mil from red light tickets issued illegally (less than 3 sec) 5. he continues robbing the tiff piggy bank and diverting $$ which by law belongs in more impoverished neighborhoods. 6. he continues the building of a 5 star city for TOURISTS who happen NOT to live here; while Chicago neighborhoods disintigrate and depopulate.

Those are my bones to pick with him. If he could make radical reform in those areas...it would make me and alot of others HAPPY little clams.

The improvements include: repaved the street, installed new curb and gutters, new sidewalks, built the Mayor Daley Library, cleaned up Kells Park, became an Special Service Area, added private security, and have welcomed a few new businesses.

Recently they have taken another step towards being an recognized retail destination by adding banners to their light poles to help spruce up the neighborhood, welcome visitors, and build their neighborhood's brand.

Just a reminder that at the next United Blocks of West Humboldt Park meeting at Association House at 7 P.M. on the first Thursday of the month, we will be voting on our name change, removing West from it to stop the confusion over the two very different areas of Humboldt Park.

It took YEARS of fighting to get funding for the Chicago Ave Revitalization plan. It even took a fist fight with the ex governor Blago. City Hall and the State were very SLOW at approving street scape funding for lights, sidewalks, garbage bins, trees...anything at all.

WHPDC has been fighting for more than 15 years just to get that far! Hats off to them a nd their determination.

Damen is still closing Oct 20 and reopening Dec 22. The Western station will remain open during its renovation (since it was extensively rebuilt a little over a decade ago and won't need the same level of repairs), so they're probably just going to be working on both stations at the same time.

But prices are the best in the city and it is not that far. If you get down there Saturday morning before traffic gets bad it is a pretty quick trip. The fire wood is right inside the gate.
