For RS-3 (which is most of the zoning in these areas), the zoning ordinance pretty clearly says you can only build two-flats if you a) have a double lot, which totally negates any increase in density, or b) if you have a city lot that is at least 20% larger than the standard size AND you’re building on a block face where at least 60% of the current structures are already multi-family housing.

    This is really unfortunate as 2-flats are a great way for a first time home buyer, particularly for someone who is single and doesn't have a second source of income, to buy their first home. I own a 2-flat and always thought it curious that the city doesn't encourage the building of new flats--most of the 2- or 3-deckers date back to the 1940s on back. I don't really understand why (most) American cities have sided with condominiums over 2- or 4-flats as the way forward for small multi-unit dwellings. I'm assuming this is mostly consumer preference?

    I haven't lived in west Logan Square (technically almost Hermosa really) very long. I had to move out of my apartment in Lakeview a couple of months ago when new management suddently hiked up the rent hundreds of dollars and cut off our heating. In many ways I fit the profile of a "gentrifier" (white, vegan, middle-class income) but I'm also supporting a disabled partner who is unable to work or drive so I don't exactly have money to burn either.

    Including affordable housing units with overpriced condos is, I suppose, better than not including them at all. But that doesn't do anything for those like me who aren't poor enough to qualify for subsidized housing and aren't rich enough to pay more than double my current rent for less space. My partner's struggle to get access to basic health services for his disability have really opened my eyes to how punitively the so-called "safety net" treats people who fall through the ever-widening gaps in our social order. Building homes for only the very rich and the very poor leaves one such gap wide open in the middle.

    I hope this kind of thing stays away from my block for a long time. I like being able to afford my home and my groceries.

At this point, it seems we can only hope for the best. I did have one small concern about one woman who stood up and commented, telling the audience that she is a social worker and she sees so many single mothers that can't afford to live in the area anymore. I hope the general public understand that this will be strictly for veterans and has nothing to do, for the most part, with single mothers or affordable housing for the general public. This is for veterans, which is admirable. My understanding is it will NOT be available for the general public to apply for housing. I hope the general public will understand this. I took notes at the meeting and recorded it, and correct me if I'm wrong, but this is supposed to be 100 percent veteran housing.

Ronny's Bar Project/Golden Teardrops Happening?

Anyone in the know know what happened or is going to happen with the Ronny's bar conversion that was planned by some of the Longman and Eagle/Parsons folks? They were going to totally rehab Ronny's bar. I see they initially applied for permits back in June and July...as referenced below...but there seems to have been no activity since. I'm curious if they're still going to move ahead. It would be nice to have that eyesore renovated.

Parson's new addition

Just thought some might like to see the addition at Parson's. To allow more seating in the winter.

Loud construction

Do I have any say over the noise going on next door while they gut rehab a 2 flat grey stone? They are dropping doors from second stories onto the ground! We have a small child that needs to sleep during the day so I'm dreading the next couple of months.

    I went to the business meeting about the Mega Mall redevelopment, and nothing is written in stone, but the proposal was for: a 40,000 sq ft supermarket at the Sacramento end of Milwaukee with two stories of parking above and a two store gym over that. The rest of the block with be residential (approx 200 rental units) with retail on the first floor. It will appear to be 5-6 separate building from the outside with some set backs. There will be a new traffic light in the middle of the block for cars to turn into the parking lot. Truck traffic in the back. 20 ft sidewalks in front. 10% affordable housing and they said no TIF funds would be use (I would love to see that). The buildings will vary for approx. 7 to 9 stories. Those were the features I found most interesting but there was more.
    That was the proposal. Call Alderman Waguespack or wait for the public meetings that are coming.

  • That public meeting should be interesting! Logan Square seems set on no buildings over 4 or 5 stories....with 6 really pushing it.

Cars shooting at each other

Just witnessed 2 cars chasing each other around Armitage/Central Park area, happened around 1:15 today. They flew by me, heard about 6-8 gun shots. Anyone know more?

The Maldonado take on the Vet Housing

Diversity, generosity is at the heart of proposed Vet housing

  • Is that $42.6 million project to support 49 units? So $800,000+ per unit. If that is, they should see if they could probably construct within current zoning rather than making a fortune in single unit housing.

  • Not an open bidding project. Overpriced development and friends of the Alderman construction company. You can buy land and build 109 single family homes for that price. Ridiculous. And tax exempt which means that all of the taxpaying homeowners will have an increased property tax burden.

Anyone know what's going on with Chilapan (Armitage and Bingham)? It's been closed since September due to a family emergency, but it really seemed to be going downhill once they moved across the street. The sign made it seem like they would only be closed one day. Hope they're doing okay. Loved that place!

Just wanted to share another fine example of how our alderman spends our tax dollars in Humboldt park. Nothing like purchasing land with federal dollars for the cultural center's parking lot, then using the space to house the Puerto Rican float for 364 days a year!

    Why would it cost $400,000 /unit for basic housing?

    Why build it on the property of Norwegian American Hospital (which has been on that site for over 100 years) and then name it something Puerto Rican?

    Why are these things always built by the same 3 developers, and always use the same lawyers to pass the "zoning change"?

    Why don't the alderman in other wards build subsidized housing for their veterans?

    This has become the tried-and-true formulaic way that elected officials in Humboldt and Logan can shift millions of tax dollars to their friends and family.

    BTW, as Johnathon Gruber was quoted last week, the ..."voters are too stupid to know the difference". That's why Chicago politicians steal from the taxpayer, not banks and individuals.

Front gate repair

Does anyone have any recommendations for someone who can repair the lock/knob to the front gate of our building?The lock is close to breaking and we want to fix it before it goes completely. This lock is also hooked to the intercom system so they would need to be familiar with how those work as well.

Building Collapse today in the 2500 block of N. Sacramento

A new building under construction fell apart today, one worker was injured. The accident happened Saturday morning in the 2500 block of N. Sacramento. A strong response by the CFD and Police...if you were in the area, you heard the sirens.

Toys for tots motorcycle parade this Sunday starts at 9:30am at 83rd and Western then runs north on Western all the way to Lane Tech/DeVry at 2501 N Western. It usually takes about 5 hours. It can really mess with traffic getting across western so be aware and take alternate routes if possible.

    Township is open for business and continues to serve brunches everyday of the week as well as dinner service each night. We are currently in the process of giving the place a much needed sprucing up. To do that, we are running a shorter schedule for a few Mondays and Tuesday evening service. We also plan to begin shows by month's end.

    Township has retained 90% of the staff. Not a single person was terminated and there isn't one new hire. Since we are running on a short schedule, we scheduled staff based on seniority. We hope to bring the rest of the staff back as we add to the schedule and begin doing shows.

    Rather than look into the past and maligning people, we are focused and excited about what lies ahead. We look forward to being part of a community that supports small businesses like no other community in the city. We appreciate your patience and promise that all the wait will be worth what we have in store for you.

How does one find a doctor (GP) in the area?

I'm having trouble finding one that is currently accepting new patients. My insurance is Anthem Blue Cross Blue Shield.

    Aldona - You still need to confirm with the practice that they will accept your specific plan. At the practice I work for, we have a handful of patients a month who think that we are in their medical network, and are not.

    Another consideration - if you have a very high deductible, will the practice work with your budget?

  • Right Robin. While shopping for insurance I learned that just because it's BCBS, it doesn't mean that your Drs accept the plan. Lower cost plans equal lower tier hospitals/practices. It's always good to double check, but the website should be pretty accurate, especially if you put in your group number and ID.

Free easel

Does anyone want an easel? My boyfriend's parents brought it and he says it's not designed right and that he doesn't have room for it. I think if someone handy looked at it they could make it work fine. It's adjustable and tall. In the picture it's at a setting around 6 ft tall. You have to be able to pick it up

In need of a plumber...

Greetings neighbors- My mom's kitchen sink piping continues having water backup problem. The water is filthy and it happens all of the sudden even when not in use.
