Car vandalism

Keep your eyes on the streets. My car was vandalized while I was away on vacation. 2 passenger side wheels taken and the car put up on cinder blocks
Altgeld at Richmond. Nothing taken or other damage to the car that I know of.

  • It's so hard to get over the helpless and violated feeling when someone steals a part off your car. It's such an expensive thing to fix and most people have no choice but to use street parking and leave their car vulnerable. Myself included. I had my catalytic converter stolen at Belden and Kedzie just a month ago. Some people really suck.

  • Being Fall and especially with all the rain we've had recently, it wouldn't make much sense to repair the area now. Just be sure that the money is in the pipeline for Spring. A committee sounds like a wonderful idea (inviting all opinions) to sort out 2015 plans. Run the idea through your Alderman's office and invite the CAPS Beat representative as well. Organize!

Transit Oriented Development, Milwaukee/California Community Feedback

There was another thread that I started that got a little long. Thought I'd start a fresh one to house thoughts on the idea of TOD near the California El station, as the developer goes back to the drawing board to work on a revised, scaled-back plan. Here's some recent feedback from the group "Save Our Boulevards" and a link to follow offering a different view.

    2221 N. Milwaukee got his feedback from the GGNA:

    The GGNA Zoning and Planning Committee (ZAPC) and neighbors who live near 2211 N. Milwaukee Ave met on March 10 with the project team for that address. We reviewed their request for an up zoning from C1-1 to C1-5/Planned Development for a 7 story building with 135 rental units.
    The plans as presented and the request for up zoning to C1-1 to C1-5/Planned Development were not regarded favorably by the ZAPC for the following reasons:
    1.) The seven story building is too massive and will be completely out of character and scale with the surrounding neighborhood buildings. The ZAPC recommends that the building height be no more than 5 stories with different heights along the street. Higher sections of the building should be closer to the bank and be lower closer to Talman.
    2.) The additional car density was also a big concern. This project should not move forward until alley, street traffic and parking exits have been reviewed at a community meeting and changes have been approved by CDOT. This building is one block from Goethe Elementary School where there are already traffic backups and more cars going north on Talman will add to those problems. The alley behind the building will also become congested. There are also not enough parking spaces for both the retail unit(s) on the first floor and for one space per unit, which will cause more parking issues both on Milwaukee and the nearby interior streets. This project is also one block from the Congress Theater that has historically brought in 5,000 plus people, many arriving in cars for events several times a week.
    3.) The size of the building will also create problems for surrounding neighbors by blocking sunlight and creating wind tunnels that will adversely affect both pedestrians and bicyclists.

  • 4.) Although a green roof is being planned for the top of the building, the developers said it will not be accessible to residents; only on the third floor. And there is no green space being planned on the street level on a pedestrian zoned street except a few trees...

The project team also did not mention any green building standards being used in construction of this building.
    5.) The project team agreed to provide 14 affordable housing units, the required 10%, in proportion to the range of apartment types. The ZAPC would like to see those affordable units made a requirement of this project with no donations to the city affordable housing fund allowed.
    6.) The project team referred to Plan B of the Milwaukee Ave Plan as a basis for the project height and density. They had no comment when it was pointed out that there was also a Plan A which called for buildings no higher than 4 stories.
    7.) The ZAPC needs more clearly detailed dimensional elevations for the project.
    We strongly recommend that Alderman Moreno not approve the current zoning request and plans as presented to the group. We would welcome the project team to come back to another ZAPC meeting after making changes in their plans based on the community concerns.

    Why don't the alderman in other wards build subsidized housing for their veterans?

    This has become the tried-and-true formulaic way that elected officials in Humboldt and Logan can shift millions of tax dollars to their friends and family.

    BTW, as Johnathon Gruber was quoted last week, the ..."voters are too stupid to know the difference". That's why Chicago politicians steal from the taxpayer, not banks and individuals.

Thanksgiving volunteering

Hi, my husband and I are always looking for ways where we can give back to our community. As we cannot be with our own families this year, we are looking for a place where we can help serve Thanksgiving dinner. We also plan on giving to the Chicago Food Depository, but was hoping to find a positive community environment on this day as well. Thanks so much!

  • There is a women's shelter in Old Town, near Piper's Alley, called Deborah's Place. A few years ago, I volunteered there on Christmas Eve with a friend to cook and serve food to their guests. It was a great night, I highly recommend them. They also need people on a daily basis.

The Hispanic Housing Development Corporation together with the Norweigan-American Hospital Inc. has sent in an application for a change in zoning to build a hugh 60 feet high 4 story, 49 unit building in the middle of the neighborhood. If the hospital does this to one of its properties it can do it to other areas as well and the entire neighborhood will be blocked by huge unsightly buildings. This will bring down the property values for every property owner....

The property is located at 1045 N Sacramento Avenue, 1049 N Francisco Ave. The building will include 49 affordable dwelling units, tenant ancilliary areas such as recreation areas and library as well as 42 exterior parking spaces. They want to change the zoning from 2 story houses and create this huge complex instead. I see this as a big problem.

Where did the boulevard art go?

What happened to the large sculptures which were displayed on the boulevard for the last year or so? We saw a crew - might have been a city crew? - taking the art down over the weekend. Now the pieces seem to have gone as abruptly as they appeared.

Does anyone know more about this? Who originally installed the sculptures? Were they always intended for a temporary display? What was the rationale for taking them down? Are they going to be displayed elsewhere? And, who were the artists?

what's up with the "unity" mural (calf & armitage)?

A while back, I posted a photo when the first "coming soon unity mural" appeared an the southeast corner of california and armitage. it was quickly defaced and painted over. i was out of town last week, but when i got back last night, there was a "building a gentrified chicago" mural up that was further (?) defaced last night. (see photo) are yuppies still a thing? i thought it was hipsters everyone gripes about. being neither, i dunno. would still like to know who or what is officially supposed to be doing a mural here.

Guys fighting in our back yard/alley

They came into our yard twice, last time falling/being pushed into metal baby gate and leaving blood on it. Were armed with bricks and a bat. Either got into or were being chased by, a black Crown Vic.

Police are on it, but wanted people in the blocks near Kimball and Fullerton to be aware. Activity happened in back alley/yard of 2400 block of Spaulding and Kimball.

Anybody know what's going on in the Midway Storage building on Chicago?

I noticed that they put in some windows and a door in at the east end of the Midway Moving and Storage building in the 2700 west block of Chicago Ave. Anybody know what the plans are and/or what might be opening in this space?

I'm happy to see that they're doing something with this building - its been shuttered a long time.

Diversey & Drake Level 1 Hazmat?

Any one know what's going on with this right now? All the firemen could tell me was that it's a level 1 Hazmat call and he didn't know any more than that (supposedly). Traffic & pedestrians re-routed, taped off corner of the block, 15 or so firemen with oxygen tanks hanging out. Potential gas leak? Meth lab?

    I decided against the Nest in favor of a Honeywell Wi-Fi model. Setting aside the Nest's 2x to 3x price premium, I found the idea of Nest's embedded occupancy sensor very creepy. Having a home's occupancy status constantly reported to somebody's "cloud" strikes me as both a huge invasion of privacy and an unnecessary security risk.

Road "construction" on California

So my favorite geological feature of Logan Square, the rectangular pavement cutouts, have gotten filled in with asphalt.
WHAT THE F IS THIS BS?!?!?
They literally took perfectly reasonable roadway, dug out a hole and filled it back in. I bet anything that these spots will be prime for potholes come winter.

Curious to hear what others think about TOD development. I believe it's by the same team that put up the silver TOD building at Division and Ashland.

I thought TOD usually came with less parking than 70 spots. The one at Division and Ashland has zero parking spots.

I think it's interesting that the city is going back to the way they used to build near major intersections and transit hubs such as this. Like the coyote building at Damen and Milwaukee. Or the hairpin arts building. Smaller units, taller, more dense.

I think it's a good idea, as Logan Square has become less and less populated over the years. I seem to recall reading we have a fraction of the population we once had.

I think it would help make the area more vibrant. I've lived in 100+ unit buildings in the past, and people have the misconception that all 100 people will be causing traffic, or waiting in line at the El all at the same time. But even with 100 or 200 units, the fraction that are doing any one thing at the same time are slim to none.

Should be a lively conversation. People get all up in arms about change and the threat of shadows or traffic.

I say bring a tiny bit of our neighborhood's density back! Come join the fun conversation. For those unfamiliar, this development is slated for the now empty lot across from Cozy Corner diner.

Cori is dead correct that we don't need any more strip malls, but I do think the community should feel empowered to push back, the developer is going to make money in any case, we are the ones who have to live with it.

    Keith, you didn't refute anything. Cherry picking responses from an everyblock thread is a sad excuse for a rebuttal.

    Wade, Iand what exactly would you be using to determine those rents? Craigs List? Apartment Finders? Direct referrals? A weighted average of all? Supply and demand pricing analysis works on a *very* macro level or when you have consistency with a product, within a complex urban area like Chicago very subjective and random things are more important. Can you tell me the difference in rent per square foot as you move every 100 ft towards or away from the California L stop? How about with Rev Brew? I'm guessing no. Because such a thing is important to some people, while utterly meaningless to others. Access to information and all of the nuances that involves is the bigger factor nowadays, people who don't know how to prowl a neighborhood on foot looking for "for rent" signs don't get the same deals those people do. I was a landlord before converting my house to a SFH, and both of my parents were landlords for decades in Lake View and Logan Square. The general rule of thumb is that when you get good tenants you try and keep them. Getting an extra $25 a month isn't worth the uncertainty or possible loss of rent due to vacancies.

    Not meaning to drop out of the larger discussion here, but loading this conversation is getting increasingly cumbersome, so I will let others have the last word(s) as they see fit.

Housing development

Does anyone know anything about the proposed 4 story (60ft)/49 unit Hispanic Housing Development building going up between Sacramento & Francisco by Norwegian Hospital?

He said that homeowners, not renters, would be getting letters from Chico and Nunes P.C. 2 weeks prior to the hearing. Also, there is a notice placed in the Chicago Sun Times two weeks prior to the public hearing, which are the 3rd Thursdays of the month. Basically, my understanding of what I was told was that Norwegian American Hospital land is currently zoned for hospital use to a level of 75 feet and the applicants are looking to change the zoning to include veteran housing (not as high). He said also that if we wanted to contact Chico and Nunes P.C., we should be able to have them send us a copy of their materials. He said also that the building would have no city funding. With regards to it being on the boulevard/maintaining the beauty of the boulevard, he said that since it is not on the boulevard, it wouldn't apply but that that issue would be taken up with the landmarks commission if it did. Not sure I understood everything we spoke about, but that is the gist of it.

  • It is our responsibility to create interest for the problem. I heard that some property owners just tossed the paper in the garbage because they thought it did not involve them. We have to make everybody understand that this involve them.

Where are the trick or treaters?

I know the city of Chicago doesn't technically post trick or treating hours, but I expected to see a few groups by now. Am I just too early? Is the weather keeping everyone in?

Bicyclists Be Careful!

I was on a packed southbound Halsted bus this morning that had to make a very sudden stop in order to avoid a bicyclist who had swerved across the lane in front of it. The dude riding the bike was within inches (and a heroic bus driver's amazing reactions) of being run over, and it's clear he didn't realize the danger he'd caused.

I know a lot of Logan Square folks (Logan Squarians? Squarites?) ride to work downtown, so I'd like to offer up a reminder that a) not only can you get yourselves killed by pushing the limits of traffic laws, but b) an entire busload of people may get thrown several feet forward due to reckless bicyclist actions, causing injury to others. Please be considerate and CAREFUL if you're riding on busy streets during rush hour!

  • I went to a fast food place the other day, and they had just mopped the floor. They placed a cone that read "caution, slippery when wet". How dare they not realize that I am capable of making my own decisions!

Free Queen Mattress & Box Spring

Best running shoe selection?

Which shop city or near burbs do all y'all runners out there think has the best/widest selection? I think I should upgrade as I train for the Yeti Challenge & Yelp reviews of the usual suspects seem lacking in info about this particular nuance.

  • Fleet Feet. Always and only. Truly the best. I won't talk $&@" about others, but trust me. FF! USole would be next up.

  • Depends on if you know what you want or if you need to be fitted. I train marathon runners, and if they're concerned about getting the right fit, my new favorite store is Road Runner Sports on Kingsbury. Free parking. Excellent staff who all seem to be long-time runners. And they do a great job of gait analysis to ensure you buy the right shoe. Oh, and if you don't like the shoe, they have a pretty generous return policy.

I think I heard around 7 or 8 shots Northwest of Drake and Altgeld at around 4:30 this morning. Did anyone else hear anything?

  • Man, that's right at the end of my block and I slept like a baby through it.

More Subsidized Housing in Humboldt

Many of you may have seen this already but I wanted to post it so that people can comment. My first thought is that I have seen other articles that say the building will be 60 feet tall and 4 stories. If each floor is ten feet high, wouldn't that make the building 40 feet tall? Then I see the picture and it is 5 stories tall. Either way it is too tall for a residential street.

The article pulls at your heart strings by saying there are homeless veterans out there, but these are rentals. So how are the veterans that are homeless going to be able to rent here?

    Why would we name a building with a Puerto Rican name on the NORWEGIAN AMERICAN hospital property?

    Why would we not HONOR the over 100 year legacy of Norwegian American hospital by naming it a Norwegian name, or just using Humboldt in the name?

    Why would we put up housing on land that Norwegian American Hospital had earmarked for additional hospital facilities?

    Oh yeah, so guys that don't even live here anymore (not the vets, the pols) can claim this area as "Puerto Rican" even though the 2000 and 2010 census shows that it is far less than 50% Puerto Rican.

But Im suspicious, given that the developer will experience no penalty if they fail to rent to veterans.....assuming that the info posted on this forum is correct. If the result was that most of those tenants were not vets, then I would find that insulting to veterans, and would feel victim of yet more self serving political shenanigans.

LS Trick or Treating- Date and Times?

I'm not sure what tradition is as it's my first year in Logan Square but I wanted to be sure to be ready for any Trick or Treaters if there were to be some.

Anyone have info to share on any Neighborhood traditions?

  • I feel so out of touch! 3 or 4 in the afternoon is so early. When I was little it was a night time activity (6:00 to 8:00) for all ages. Thanks for posting, I'd never have known otherwise.
