Tenant don't want to move out :-(

Hi all, I need suggestions on what to do with my tenant, this was supposed to be her last month in the apartment, she didn't pay August rent because she used her safe deposit towards this last month, right now she just told me she is not moving on the 31st because she couldn't find a place. The problem is that I have the contractors coming on tuesday sep 2nd to fix a few things, because someone else is moving in. I called 311 and they gave me a number which doesn't lead to much help. What to do???? Thanks in advance.

I've had really privileged, well paid tenants behave poorly and tenants who struggled every month to pay, become excellent renters, long term. This is slightly off topic from the current thread, but I'd rather have a lousy tenant move out unannounced than have to drag them through court. As a result, I will let bad paying tenants out of their lease, as long as they understand, their security is applied to unpaid rent. A signed agreement to the effect seals the deal. Good riddance to bad problems.

  • portp neighbor mentioned above she did give the tenant a notice around June 30 (On june 30th to be exact I wrote a letter letting her know her last day to stay.) It seems to me that would clear her to start eviction proceedings ASAP.

I was curious to know if anyone in the 38th ward was able to attend the FAiR O'Hare Noise Complaint tax appeal workshop earlier in the week? I will definitely be appealing my property taxes citing the jet noise and contamination to our quality of life and possible loss of property value. I was curious if anyone in my ward is able to give some tips learned at the workshop?

I know the website says to provide documentation such as the OMP map of the new runway, recently published articles about the negative impact on the community, a drafted resolution or letter of support from Ald. Cullerton, and a copies of articles regarding the questionable FAA hearings and lack of/ false information provided to residents. I can also provide video or photos of the actual planes over my home.

Is there anything else that should be provided?
Is it better to appeal via the Board of Review or the Assessor’s Office?
Has anyone had luck asking Ald. Cullerton to support them in this endeavor?

Any help would be appreciated! I would like to start the process sooner than later. Deadline is Sept 4th.

Thank you!

  • Have you tried ear plugs? They are cheap at CVS.

All three told the Chicago Sun-Times that their sole basis of appeal was new O’Hare jet noise, although the Board of Review also automatically studies comparable properties and sales when deciding appeals.

Note the end of the last sentence. So for people to claim the reductions were based on noise is misleading at best.

Since last fall, I became outwardly concerned with the state of Irving Park Rd near my home. Our Illinois Route 19 acts much like highway, between Harlem Ave. and Cumberland Ave. There are two cemeteries on each side of it, which are Acacia Park Cemetery and Irving Park Cemetery. Cars ZOOM BY with little concern for the pedestrians and bikers. Anyone who would pull a traffic report would note that deadly accidents and bumper to bumper accidents are not a stranger here! Two of my neighbors were KILLED over the past two years, one on a bike and one in the car. This year, someone just DROVE THROUGH the rusted-out fence into Irving Park Cemetery. Often KIDS on bikes, MOTHERS with strollers and ELDERLY with their shopping carts either struggle through the gravel and mud filled paths, where used to be once concrete sidewalks on "both" sides of the road, or they maneuver their equipment into the street. These both northern and southern sidewalks used to be functional until they were abandoned in the late 1960's or so. If anyone would talk to the CROSSING guard by N. Pioneer Ave, ours is Kristen, would learn of the frequent dangers of crossing the street. She will be back in the fall when the school restarts and would appreciate having traffic lights installed, too. The requests to fix these sidewalks have bounced around various public offices with mixed results. I PLEA with all concerned citizens to assist me with getting this overdue safety issue resolved by contacting all politicians overseeing or soon-to-be overseeing this area. Hearing from the community-at-large vs. one neighborhood mother is far more impactful I am told. Thank you!!!

Please e-mail your support for the sidewalks to:

Representative Martwick at repmartwick@gmail.com;
Alderman Sposato at info@aldermansposato.com; and

Yep; I know for a fact that it's a regular occurrence that someone gets attacked by a stray mutt, heads to the ER, and misidentifies the dog as a "pit bull". The result: One more "pit bull attack" to add to the statistics.

In some states, hospitals will even put the breed down as a pit bull based on one or two descriptive traits from the patient. I heard of one case where this happened, the dog's owner was found, and the dog in question turned out to be a beagle.

Oh and hey, did you know that Labs and "pit bulls" test about equal in temperament testing?

And finally, "Lab attack" doesn't grab attention in the news. That's why the media labels them as either "dog attacks" or "pit bull attacks".

I mentioned that the dog that almost chewed my arm off was a mutt. Well part of his makeup was Lab. I know at least three other people who were seriously injured by labs. and these are just people whom I know well.

Smart people don't generalize. They analyze. End of story.

Squirrels in the veggie garden

Stupid squirrels have never really bothered my veggies in past years...but today they basically destroyed most of my corn. I'm pretty ticked off...but aside from sitting out there and catching them and hosing them down or something, anybody got any proven tricks?
I had been using blood meal but these squirrels seem to have grown accustomed to it.

  • southsideandy A South Side outpost in the heart of the N.W. Side

    Knock on wood/crossing my fingers...
A combination of a hastily set up "cage" of chicken wire around my biggest and pinkest tomatoes, combined with Polonia's suggestion of Russian Sage (I clipped about four three-foot long branches off the plant that were hanging across the sidewalk and needed to be cut anyway), seem to have kept the squirrels from scratching/biting my tomatoes the last day and a half.

    I hope this lasts. :)

  • southsideandy A South Side outpost in the heart of the N.W. Side

For next year, I'll have to construct something to completely enclose the corn. Seems that once they were convinced there was no more corn on those plants, they left. Maybe that will keep them away

It'll be nice if I don't have to enclose the entire flippin' garden and can just build a freestanding cage around the corn (mind you, it's about an 8x5 swath of corn, but that's better than 22x10!), that I can lift or open or something when harvest time arrives.

Bank of America - Again

Yesterday I noticed some new construction next to the new Chipotle on Irving... It's another Bank of America... Next to the old Bank of America . . . You know, the one that's empty, and has been for a year or more . . . Another thing, wasn't the building at Irving and Lamon (S/W Corner) a Bank of America?

Chipolte

Does anyone know when the new Chipotle at Irving Park and Kilpatrick is supposed to open?

  • I know the Qdoba in Seattle served bottled beer, but I don't recall our Chipotle serving any alcohol. I wasn't a frequent customer, but I won't lie, since this has become a Mexican food wasteland ( RIP Pineda's Tacos and Playa Escondida), maybe it will help me get my fix.

  • Three of our long awaited food establishments are slated to open this month!

Chipotle will open their doors to the community on Saturday, September 6th. Jimmy John's hopes to open mid-month. Meanwhile, construction is coming along at Six Corners Bistro on Cicero. The gorgeous tin ceiling has been installed and Reis reported that the fixtures will be put in place this weekend. Once all inspections are passed, he's targeting the last week of September for opening!

I would like to suggest using the vintage Music Box Theatre in the Addison/ Southport Ave., which has the same atmosphere of The Patio, and which has been very successful with keeping their doors open all these years. I was recently in that area after not being there for quite some time, and I was amazed how gentrified the area has become. As Alderman Cullerton has stated, the "big picture" of streetscaping and cleaning up of the surrounding buildings and general area is what is needed to increase community support and complement The Patio and help bring back its vibrancy. Patty mentioned the vintage Pickwick theatre earlier, and again, look at the area that surrounds The Pickwick, which is very vibrant and pleasing to the eye.

The Music Box always has varying themes which help attract an ongoing rotation of diverse audiences -- I do think you have to keep the themes and events fresh and diverse -- just showing a second-run movie at a cut-rate admission just doesn't prove effecitve anymore in these times.

As a native NW-sider, I just want to say how great it is to see the continued interest and support for this venue !

The old owners of O'Leary's never should have opened the place to begin with. Bonnie (Mrs. O'Leary) was a bartender / manager for many years and thought she'd give it a shot. Her husband, whom I am friends with, is a licensed contractor. I don't believe either gives you the experience or knowledge to own and run a bar / restaurant. I have been a bartender for over 15 years and I know that I couldn't do it. I think that is why so many businesses fail. Just because you are a great cook doesn't mean you can run a successful business.

Missing cat?

There is an adorable white with gray markings cat that has been hanging around our backyard for the past few days. Does not seem like an alley cat and would love to reunite kitty with owner. Is anyone missing their cat?

Best Extracurricular Activities for Kids

We have found a local gem at our local park in Dunning Neighborhood, which is Culture and Arts--Woodworking Class. We highly recommend the offering to all, ages 6 and up. Teacher Joe has 20+ yrs. of working with wood and children. Recently, the projects included little race cars and bird homes. The process includes drawing the model, cutting the wood, putting it all together and painting. It is a practical hands-on learning for anyone.

Do you know of any other nearby quality children programs that should be considered?

Fishy phone call from Sperian Energy

Hello EB neighbors! I received a phone call today from a gal who claimed to be from Sperian Energy. It was the phone call version of the guy that comes to your door asking you to "take your time while you go and grab your current ComEd bill". In fact, she used those same words! I quickly Googled Sperian Energy while I still had her on the phone and found they are not registered with the BBB and have a few complaints against them. Just wondering if anyone has dealt with this agency before and has had positive results. I am always looking for a way to legitimately lower my ComEd bill.

  • Don't blindly stick with the city aggregation. Use the CUB formula to see if you will save by going back to ComEd. I switched back to ComEd because it should save me money. If you are a low volume user, you will probably save by going back to ComEd, per CUB.

  • I got an email from CUB today with an updated calculator. I already opted out of Integrys from the first notice but tried it again and still save $107.51 going with ComEd. Should never had thought the city would be giving the citizens a great deal.

NW Federal Savings. Lots of memories. There was a Rusty Rooster Savings club at several local grammar schools. You could open your account with something like $1. You got an folder card that was a passbook. You put your passbook in an envelope with your 'deposit' (minimum $.25) and the envelopes were collected weekly at school. The S&L picked them up, processed them and returned passbooks and new envelopes a day or two later with your savings (and occasionally INTEREST!!) updated. They advertised "NW Federal Savings time - 63 hours/week" because they were open until 8pm many nights. They hired local H.S. and college "girls" as tellers to cover all those hours. Pay wasn't great, but they provided uniforms so the "girls" didn't have clothing expense. (In hindsight, the 'uniform benefit' was a ploy to make sure they only hired "attractive girls". I knew a "larger girl", as they called them then, who was told not to even bother with an application until she lost weight.) Now you don't even see interest on sizeable deposits and the 'girls' are gone.

Bring Bike Parking to Six Corners!

Bring bike parking to #SixCorners! Help us raise $10,000 needed for three bike corrals to make biking more convenient for residents of the Northwest side!

This week, volunteers from our community kicked off a neighbor-funding campaign to promote bicycle use and pedestrian-friendly amenities for the 6 Corners Shopping District. Cities nationwide, as well as Chicago's own Andersonville, Pilsen, and Logan Square neighborhoods, find that on average pedestrians spend more time and money in local, independent businesses than those traveling by vehicle.

Three bike corrals will provide parking for 36 bicycles and draw new customers to Six Corners!

Wasp removal recommendations?

Can anyone recommend someone to get rid of wasps? They took up residence inside some exterior wood trim a week ago and spraying every night has made no difference.

  • they sometimes look for a loose aluminum siding panel

  • Caleb B.

    Aluminum siding is tacky.

Dunning Read Conservation Area Advisory Council is Forming

Just learned about this opportunity to serve the community. See the link below. It sounds like a fine opportunity for the nature supporters, educators and parents to create, shape and/or influence the nature programming for their children and others in our "own" backyard. Is anyone thinking of joining in?

  • Does anyone have any feedback on this meeting? I came out having more questions than answers.

Thought I read once that Divvy stations all have to be within certain miles from each other. I forget how many miles exactly. So you can't have one by Wright or JP unless more go up between those locations and the currently closest Divvy station. I think right now the closest is Kedzie and Milwaukee. That's about two miles from the Irving Park blue line. From there you'd theoretically be able to expand in whatever radius they deemed necessary to build out the next station. Unfortunately I guess lack of funds mean we won't get that support.

Here's an article on the story. Also has a link to the City's announcement.

Cancelling Xsport Membership

I have a membership that I no longer use. I have fulfilled the terms of their contract so it isn't like I still owe them time or money. I looked at their website to see what I would need to cancel, and it says that I have to send a certified letter to their headquarters requesting the cancellation. Is this really what happens? It seems like such a pain! Has anyone had to do this? Am I not able to walk over there and have it done?

  • Jan

never ever ever pay for a membership with plastic! if you pay with a check or cash there is absolutely no way they can do the automatic renewal. btw, read ALL the fine print on the contract you sign. you'll see that most fitness centers automatically renew month after month after month.

  • I cancelled my son's membership to the X-sport on Irving Park.
I mailed a letter, but it DID NOT have to be certified.
I cancelled because I could never find parking.

Trees in PP

I noticed that there were a bunch of trees cut down in Portage Park right on Central. Today I saw that there were a ton of trees bordering the park on Irving that seemed to be marked. I assume that they will be taken down too. Disease?

  • It hurts my heart to see all the trees that have been cut down due to infestation or disease or whatever it may be. Takes too long for new ones to grow.

  • There were also a few trees on Patterson/Austin cut down due to disease too.

Tree removal from backyard

We have a large tree in our backyard that we want to remove. We have talked with our neighbor (since the tree leans into his property) and he agrees it is time for the tree to go.
Can anyone recommend someone to take the tree out. It is about 2 stories tall and a full canopy (would love to remove it before the leaves fall for the autumn).

  • @Chris, We have 4 bids. Crosstown was the cheapest, care of trees at $680 (blanking on the names of the other 2 companies), but $800 (they did not include stump grinding on the bid) and $950. The only thing with Crosstown is that you need to be patient, they do take some time to return calls and setup appointments. I have checked the Yelp and BBB reviews and I am hoping things go well. Again, I will definitely update this post once they have completed the job.

  • What kind of tree was it?

number and name on my soccer Jersey

Anyone know a place that does the name and number on a Jersey? I joined a soccer league but need to get it added on. Thanks!

  • Chicago Knitting Mills at 3344 W. Montrose 773-463-1464 Been going there for years. Mr. Bob does a great job with my kids Girl Scout badges.

  • @Deb that's the place that put my high school letters on my jacket, back in the days just after the dinosaurs ran off.

  • @PP46...and Mr. Bob still owns the place...and the inside hasn't changed in the last 30+ years since we've been going there. We have had all our T-shirts and sweatshirts for our Girl Scout troop made there for decades. It's cute to see how much my little ones love to go there and see Mr. Bob.
