Where we get the data

This data comes from the Cook County Recorder of Deeds, which releases a real-estate transfer list to subscribers every two weeks.

How often we get the data

Cook County sends out the report every two weeks, and EveryBlock publishes the Chicago listings immediately thereafter.

About property transfers in general

Cook County releases every transactions in the county, but EveryBlock only publishes those within Chicago city limits. There is usually a lag between the time the papers are signed -- when the sale is "executed" -- and when it is recorded with the recorder of deeds.

The transfer list sometimes contains records without addresses, usually because the papers filed with the county are difficult to read. Without addresses, EveryBlock cannot publish the listings. This means there is a possibility that a small number of real estate transactions are not included on EveryBlock.

In some cases, the transaction amount is unknown. This often happens when property is exchanged between family members for no money -- what is known as a quitclaim deed.

There are six entities in Cook County that sell property at foreclosure auctions. They are the sheriff's department chancery division, Kallen Financial, Intercounty Sales Corporation, Judicial Sales Corp., Lender Sales of Illinois LLC and special commissioners sales.
