    Unfortunately, the area still doesn't offer enough to draw people with means to the area. Especially for the prices being asked. I know two people who are actively looking to buy and their demographics include EGP, West Humboldt Park, West Garfield Park and Austin. One is pre-qualified for a conventional loan and wants to be under $100k (for a single family home or condo) and the other is pre-qualified for an FHA loan up to $140K for a single family home.

    Sadly, the biggest deterrent getting in the way for them finding a home is safety. The one approved for $140k is very selective because they have 2 small children and are extremely cautious where they'll buy. Surprisingly, they're finding safer neighborhoods and stronger blocks in parts of Austin vs. EGP, WGP & WHP (within their price range). Austin is most likely where they'll end up. They just keep getting beat out in multiple offer situations. Oddly enough, the other person is following the same pattern. Austin seems to have a better stock of housing and safer pockets than most of the other Far West side neighborhoods in their price range. Of course this includes getting more bang for your buck as well.

    The one's with kids want them to be able to play outside and they don't feel EGP provides that level of comfort in comparison to several pockets in Austin. Many of the affordable homes in EGP are in places like the 2700-2800 block of Wilcox, Wilton etc. The locations listed in the article are in very high crime areas of EGP. Lots of active loitering, open-air drug dealing and gang activity. The location on Jackson is always going to be undesirable as long as they have the projects at Jackson and Western. That section is one of the most violent areas of the city and happens to be in one of the best locations on the West side. That's ridiculous!

    Until the city cracks down on crime, the West side is going to be a hard place to set roots, especially for people with children. EGP is in a great location but prices are too high for what the area currently offers. I hope community organizations...

    Until the city cracks down on crime, the West side is going to be a hard place to set roots, especially for people with children. EGP is in a great location but prices are too high for what the area currently offers. I hope community organizations come together and the city's elected officials get serious on crime. EGP is only one of dozens of neighborhoods in the city suffering from this problem due to violent crime and purposeful neglect by the city. It'll take good renters to come in first to change the area. Once enough good renters come in, the buyers will follow. Good thing is, the West side has already become a place that quality renters have discovered and the move is already in full-active swing. These areas includes West Humboldt Park, East Garfield Park, West Garfield Park and Austin.

    Of course by then, the prices will have doubled.
